Tom and Rita’s barn was very warm and cosy. The Kitchen had everything you could want for cooking meals including a lovely new oven. Fridge/freezer also in situ. There was also a washing machine, iron and ironing board and everything you could think of. The downstairs bathroom was fine for either having a bath or a shower.. extra towels in hallway, towels dried quickly on the radiators. A wooden staircase leads up to one large room that runs the whole length of the barn. Up there is a Tv/ DVD player and a reclining settee …it felt like we were in a private cinema with the lights off …🖥 Double bed and Bunk beds at the far end of the barn, extra pillows available. The room had plenty of velux windows with blackout blinds for letting fresh air in and keeping out light. Outside there is a fabulous undercover outside space for family get togethers with a log burner and ping pong table…. Which was good fun. Location great for exploring. Cromer, Southwold, Sherringham and more places including fabulous Norwich which is only a stones throw. Big Sainsburys nearby for provisions and an Aldi. Tom and Rita very helpful :0) x Enjoyed our stay … Thank You.

My wife and I stayed at Beech Barn in Costessey for a week in early September. We chose this property as we have friends in the same village and there are excellent dog walks in the nearby woods. My wife was nervous about travelling at a time when covid cases were increasing again but we were pleased to find that the property had been cleaned thoroughly before our arrival and it was immaculately presented with even a packet of yummy M&S biscuits to welcome us. The upstairs area: open plan sitting area and bedroom had everything we needed from a large comfortable sofa with twin recliners, modern TV and DVD player to a very comfortable King size bed. There is plenty of ventilation with 4 opening windows. The kitchen / dining room has modern appliances including a dishwasher and everything is set out well. The large dining table can seat up to six. The hallway has wonderful old quarry tiles which extends into the bathroom which is clean and functional. Other people have remarked about there being no shower curtain but our experience was that it was not necessary as the large corner bath has a seat where you can sit and have a shower with the hand held shower wand or a bath if you are so inclined. There was abundant hot water. The outside covered seating area is wonderful. There’s a wood burner for winter use and is a huge bonus to the cottage for outdoor entertaining. There’s even a car port so my car was garaged at night. How many holiday cottages offer this facility? Perfect for classic car owners!! In summary; a lovely well designed and well presented holiday cottage which oozes charm. We had a lovely holiday and will definitely be back.

We had a very enjoyable stay. We spent some time on local walks and we enjoyed exploring Norwich. It was easy to get over to Cromer and Felbrigg and to Wymondham for a steam train trip. The barn is comfortable and had everything we needed (oven gloves and another large ovenproof dish would have been appreciated). The solid hob is a little difficult to operate when you are used to cooking on gas. Everything was clean and we were made to feel very welcome.

We have just had a week at beach barn, well six days as we couldn’t stand it anymore.This holiday let is not as described in the advert.Photos must be old, it was dirty, smelled and the up keep of this property is very poor.Only for visiting family we would of left same day.Av seen better toilets in a out building, it was damp,and needs to be up graded ASAP , for the priced they are charging I expected some were nice. Photos included

For over 10 years we've had the same high standards which didn't change for your visit. Cleaning has been our teenage children's job for a few years now and they always have been proud of their well appreciated and reviewed high standards hence your review practically brought them to tears. I'm sorry you didn't enjoy your stay but your review is just very mean. Yes, the very well cleaned bathroom was due for a repaint. Our prices are among the best value in Norwich and we even accepted your dog at no extra charge and sent on for free your property you left behind. Why didn't you let us know you had gone a day early and left the Barn with the key in the door leaving the building open to anyone?

Lovely place to spend a week even in winter. Feels like country retreat but close to Norwich city centre with good public transport link. Would be fantastic in summer as has outdoor living space. Close to fishing lakes. Well equipped with comforable bed and leather settees and well equipped kitchen. Looks just like the photos. Suits both couples and families.Would recommend highly.

We had a GREAT STAY and Tom the owner was very friendly and helpful the cottage is spacious, cosy, warm and clean there is everything you need easily excess to centre of city and shopping centres.

This barnhouse is a gem of a find. The accommodation is warm, clean and comfortable. It has a pleasant open plan 1st floor, with a kitchen-diner and a bathroom downstairs. My husband and I arrived by car but as it was the Xmas shopping period we used the local 23a bus service for the short journey to Norwich city centre. The bus stop is located 2 minutes walk away.

Perfectly situated for access to Norwich 10 minutes in car A47 for broads and coast or other market towns etc 15 minutes away bus stop close by shops pub and takeaways all within 10 - 15 minutes walk . Owners very friendly but not overbearing available for anything you need. Barn itself is well laid out only thing I would suggest is a shower curtain in the bathroom. Outside area would be perfect in summer (a bit cold at this time of year although we did have a coffee out there as Tom had lit the wood burner ready for our arrival).All in all it has everything you need for your stay and I would recommend it to anyone. We will be going back as we do visit Norwich quite a few times a year .

We enjoyed our stay in Beech Barn. The space upstairs (joint living and sleeping area) is big and has a nice feel to it. The kitchen/diner downstairs, and bathroom are both good too - we appreciated the dishwasher! The heating and hot water system is efficient, and it was hepful to us to be able to change the heating setting in order to set it at a temperature that suited us, and to save energy. There were some days that were quite cold, but we just switched the heating on when we came back from a day out, and the whole place heated up quickly. The double bed is comfortable. There isn't a shower as such, but the bath is good and there is a hand held shower for rinsing hair. The bathroom sink is small and shallow. We managed OK with it, but it might be a bit of a problem if you have a few kids with you. We had a look at the outside area which looked as if it would be inviting to use on warm summer evenings. It was too cold and dark when we were there - although we saw a heater was provided - and lighting. The staircase in the barn is quite steep, and is open at the back. One of us felt a bit jittery with it, the other was fine. Just bear in mind that if you have very young children, or if someone is a bit unsteady on their feet, or not very confident, then the stairs could be an issue. We took DVDs and CDs with us but there was nowhere to play them. The barn is situated close behind the owners' house, although we felt reasonably private. All in all, an enjoyable stay.

Beautiful little barn conversion. We had a lovely time visiting Norfolk for the first time. On a bus route, pubs and a little Chinese takeaway nearby (within walking distance). Great weather for the time of year.

Beech Barn is only 4 miles from Norwich town centre so ideal for what is possibly the best shopping area in the country, (officially rated in the top 10) with 2 large Malls and many small and totally unique shops located in ancient streets. The Norman Cathedral is one of the finest in England, with its magnificent Cloisters and Cathedral Close. Norwich Castle a wonderful Norman 900 year old castle, constructed to impress the locals once used as a prison, now a museum, houses several outstanding collections of art, natural history, archeology and historical artifacts, lots for family holidays.
