A charming, traditional old style Greek villa, at ground floor level. Completely refurbished and modernised, including kitchen, bathroom with bath tub and integrated shower and WC. Separated WC, 3 bedroom (2 doubles) and a small lounge area. Good sized accommodation for 6 people. Air conditioning through-out. Outside there is a good sized walled patio courtyard garden with built in BBQ. The main town beach is 50m from the house, which is in the heart of the beautiful small fishing town of Kokkari. Nice villa. Bit dated and could do with some new furniture but everything you need is there and it's perfectly situated in Kokkari. Near enough for convenience but far enough away to be quiet. Bothe the owner and the lady who takes care of the villa were both very pleasant and helpful. We'd go back.

Lovely holiday home in fantastic location
Papa Joe’s House is a wonderful holiday home. We were a party of 4 adults, a teenager and 7 year old and it homed us all comfortably during our holiday and has all amenities you would need. There is a lovely outside area which we enjoyed greatly when we were at the house.
This house is fantastically situated being extremely close to one of the lovely beaches and bars and restaurants.
Kokkari is lovely with very friendly and helpful people. There are a plethora of restaurants and bars to choose from and the below are the those we visited.
Turning right out of the gate and left:
Ammos Plaz
Dionysos Restaurant
Turning right out of the gate and right:
The wonderful Long Beach Bar with Charlie as host
Basilico (follow the beach path, bear left) lovely Italian which overlooks the harbour and restaurants and you can book a table
The Cavos Bar with Uli and her family as great hosts – have the special omelette!
Lacasa
Barino (over the bridge where the ducks sit!) for cocktails
Apollon with Max and Antonia as hosts
Turning left out of the gate and left:
Dream Kitchen
A word to the wise that the dining portions are extremely generous!
There are different beaches to choose from or the pool at the Athena Hotel which you can use if you buy drinks at the bar. Elias looked after us and makes a mean Mojito!
A trip to the bakery (right, right past Long Beach Bar then right) is a must as fantastic.
If you hadn’t gathered by now, Kokkari won us over and we would all recommend a stay there to anyone and Papa Joe’s is an ideal holiday home.
Many thanks to you Matt and Karen.

Fabulous location
What a wonderful house with a large courtyard with table, chairs & umbrella. You can see the ocean from the front gate. Wonderful spot for our family of five. My suggestions to make it perfect would be a double bed is needed in one room instead of all single beds throughout the house. The mattresses are very hard, mattress toppers would fix that. More beach towels would be good too. However overall we loved the house ! Thanks you so much, we had a fabulous 19 nights there.

Thanks Michelle, I like the idea of a proper double bed and mattress covers. We don't supply beach towels, so maybe someone left them behind to weight save. So glad you enjoyed Kokkari and made happy memories for you all, cheers, Matt.

Absolutely perfect
My hubby and I stayed at Papa joes in June and we were over the moon with it. A typical Greek village with wonderful people but the best bit was papa joes....such a quaint, relaxing and beautiful house. We had croissants for breakfast on the terrace fresh from the bakery round the corner. You could feel the beach a stone throw away which was beautiful. We will definitely be returning to papa joes very soon.

Let it all go and Relax!!
We have just come back from a glorious week at Papa Joes House, I absolutely love it! Kokkari is adorable, its small and friendly but has so much to offer, lovely beaches and crystal clear waters, good food and plenty of choice of where to eat. We had a BBQ at home one evening, which we very easily sourced great ingredients, even if that meant Damon had to deliver lemons to the locals restaurants in exchange for charcoal lol! Lovely memories, great company and lots of laughter. Thanks to Matt & Karen for a lovely week. Damon & Kelly x
PS The media have totally exaggerated the migrant story, we didn't see any issues at all whilst in Samos, so people please start visiting again, as this lovely little town is being affected hugely by the media propaganda.

great value for money, perfect villa in Kokkari
The villa was everything we had expected and made travelling with two toddlers that bit easier. Would highly recommend staying here and really wish we could go back tomorrow! You are spoilt for choice with restaurants within minutes away from the villa and loved discovering the completely different vibe the harbour had. The owner is excellent at making sure you have all the information you need before you go and the housekeeper Marina is lovely.

Feels like home
Returning to Samos for a holiday after having lived there for 5 years and a gap of 8 years, we found everything we hoped for at Papa Joe. It was great to play house, walk to the bakery in the morning, have a bbq at home and have friends visiting. The house is comfortable with a well equipped kitchen and piping hot water. Only meters from Kokkaris main beach and reasonably quiet considering its location in the centre of the village. A double bed would have been nice and we would have liked to be in control of our towel change. Other than that we thoroughly enjoyed our stay and would be happy to return.

Perfect pad- in the centre of best town in Samos!
I travelled to Samos for two weeks in August 2014 and stayed with my wife and three kids aged 13,11 and 6. This three bedroomed house is small but comfortable. It is so close to the beach that a swimming pool is totally unnecessary. It is so close to so many well priced bars and tavernas that a large kitchen is totally unnecessary. The house is basic with a small kitchen. We had evening drinks on the terrace outside (could have done with a better functioning fridge to cool our drinks!) but the days were spent either in various parts of Kokkari or exploring this fantastic island. The rooms at Papa Joe's are air conditioned and this is great in August in Samos as it is hotter than anywhere I've stayed in Europe. Kokkari itself is blessed with a near constant breeze that blows onshore day and night and on the one or two days without this wind the heat was near overwhelming. There is a windsurfing centre in Kokkari that is well stocked with good kit for those interested. We hired a jeep on several days and explored inland into the moutains and around the coastline- the scenery is stunning and the interior green and luscious- amazing produce and great local wines. The best part of the day however was getting back to Kokkari for an evening meal or late night drink on the quayside or in the town square. We had our best holiday in years and can recommend Kokkari and Papa Joe's House as the perfect place to stay. xxxxxxxxxxxxxxxxxxxxxxxxxx

Two Minute walk to any place you want.....Shops, Tavernas, Buses, Taxis,
and the Beach is less than a minute from the Front Door!
I would recommend the House to Anyone; a great place to relax and let the world go by.
If you need Transfers to and from the Airport , talk to the owner, Matt Card , ..He can arrange this for you.

Perfect location for visiting the island of Samos
Papa Joe's is a very cozy little house, in the centre of Kokkari, very well located with regards to access to beaches, shops, bakeries, walks... It has a lovely patio where we spent most of our time when we were home. The peacefulness of it all made us feel so much at home and welcomed, it made it very easy to feel very much part of every day life in Kokkari.
