The villa has a beautiful pool and view. When booking this villa we considered this very elegant, as per the photos and price. We usually enjoyed the beautiful sunrise in the morning. The villa itself was spacious, and my children enjoyed the extra room they had on the upper floors.
When we arrived, however, we were never explained about the spa and the electric awnings, something we tried to control with varying success thru our stay.
Unfortunately, upon closer look we found the villa was not kept clean very well. My wife and I found the kitchen uncleaned, with coffee and grounds in the coffeemaker and general clutter in the kitchen. My wife was able to unclutter and clean the kitchen table, legs and counter and it looked presentable, but we didn't consider using the oven, it was too dirty. In general there was dust and spider webs everywhere. I looked once under the bed, there was a lot of dust. The curtains were dirty. Out bathroom was dark, due to a light buld being out.
It was a shame, as the property, location and view are exceptional. We has a good time, but if there was more attention to the details and cleanliness this would have been a great villa.

Up the Villa
Party of 8 stayed here in August 2023. Lovely host George was there when we arrived to show us round. Well spaced out property with a lovely (deep!) pool and delightful plunge pool which is covered and has jacuzzi function. Comfy sunbeds, decent kitchen, clean and tidy property. A few technical issues with awning, dishwasher and aircon were dealt with by Kostas, who dropped by to maintain the pool every couple of days. Easy walk into town via the steps by pool in Arrion hotel. Easyish walk back in the evenings (bit sweaty to do all the time in 35 degree heat).
Nice walks up to manstry and down to beaches. Lemonakia is a 5-10 minute walk (via steps that drop down from the road over barrier half way down) and 15 mins to Tsamadou. In the other direction a gentle 15 minute walk to edge of Kokkari town.
The town itself is beautiful. Lots of amazing places to eat and drink, and some great shops too. Lovely beaches, beautiful stonewashed houses. Generally unspoilt by the pitfalls of modern tourism - Kokkari is a gem.
Easy bus for 2 Euros to Samos town and the museum (and connections to Pythagoriou - an absolute MUST visit of a town)
This village is the highest property in the valley and has wonderful views over Kokkari and across the sea to the Turkish mainland. Hardly any mozzies (in August), but some big assed ants and (domestic) spiders. We were warned to be wary of scorpions but didn't see any.
A lovely villa uin a gem of a town. Recommend.
