Brought to life by AIA award winning architects XS House is a newly constructed visual gem in the heart of Philadelphia and was recently featured in Philadelphia Inquirer this gorgeous basement is an oasis away from the hustle upstairs with a host of best-of amenities.
This is a spacious 1BR, basement unit with a private balcony, fully-appointed kitchen, ensuite washer/dryer combo, air conditioning, and 1 full bath with walk in shower.
IMPORTANT NOTE:
• This unit is NOT handicap accessible. It is a basement apartment that has a set of stairs leading down into the living space.
• Your Abode is equipped with a smart TV or streaming device (Roku) which allows guests to access their own streaming accounts that are automatically logged out at checkout. Your Abode does not have cable or satellite service but the streaming device does provide some free TV and movie content.
Guest Access:
As our guests staying in street-level entry apartments you will have access to their units only.
Interaction with Guests:
You will have access to our team 24/7. You will be provided with contact information for your host, available during the day, as well as our 24 hour concierge service team in case of emergencies.
We make certain you have all of the information you need for a smooth check-in, navigating the space, getting around, recommendations for the best eateries, nightlife, events, as well as information about the necessities (grocery stores, pharmacies, gas stations, ER, etc).
The Neighborhood:
XS House is located several blocks from everything. It’s a hip residential/industrial neighborhood a stone’s throw away from the Philadelphia Convention Center, Chinatown, Center City, and Drexel University College of Medicine. Walking directly south on N. 12th Street will put you in the center of it all with world-class restaurants, shopping, the famed Rittenhouse Square. It’s a diverse, eclectic city with a renewed energy and appeal. Chinatown features a plethora of insanely good Chinese and Vietnamese restaurants. A short Uber ride to Fishtown will put you in the newly adopted cultural center of Philly with live events venues, craft coffeehouses, award-winning restaurants, and a vibe akin to Brooklyn or San Francisco’s Hayes Valley. About 1,5 miles down Vine St. you will run into the famed “Rocky Statue” and same stairs Sylvester Stallone ascended in that iconic scene from the first Rocky movie. The adjacent trail is the perfect stroll or tempo run past Boathouse Row and along the beautiful Schuylkill River. Rent a bike from the numerous kiosks throughout Philly and make an outing of it. It’s not to be missed!
Getting Around:
The Heel to Toe Express (walking) is the preferred method of getting around. Philadelphians walk everywhere or grab an Uber/Lyft for anything over a mile away. There is a public transportation bus stop just across the street as well as another a block away headed in the opposite direction along Vine. A short 8-minute walk you will find the underground metro providing easy access throughout Philadelphia on numerous train lines. Newly-built, clean, and super popular with the locals. Of course, driving is always an option an option too given our nearby parking access.
Other Things to Note:
PARKING
• There is ample paid, lot parking surrounding the building due to the close proximity to the Philadelphia Convention Center. Parking ranges from $12 per day for the day lot (attendant on duty during the day) to $38 per 24-hour parking (pay at automated kiosk)
PUBLIC TRANSPORTATION
• The SEPTA system is Philadelphia’s robust public transportation system. You can access areas all throughout the city and outlying areas. Not only do we highly recommend it but we’re actually conveniently located just a short walk to Jefferson Station located at the corner of Filbert & 11th and the Chinatown Station at Race St. and 8th.

The bedroom is so small you have to turn sideways to edge past the bed to go to the bathroom. The end of the bed is about 10 inches from the wall with a huge window directly in front of the bed that looks out onto a concrete window well with a ladder up to the sidewalk. The window can be viewed by anyone walking by on the sidewalk right outside. If I can attach photos to this review I will do so. The window well also collects litter tossed in there by passersby. The exterior space at the other end of the apartment is a similar concrete well with a ladder up to the public area and there is no shade on the glass door that opens onto the concrete well. The steep flight of stairs entering the unit starts as soon as you open the door so if you have a suitcase, there's room for you or the suitcase, not both.
