Open plan first floor accommodation with contemporary style kitchen, first floor balconies to both front & rear of the property. Complimented by 3 ground floor bedroom comprising master double en-suite bathroom, further double and twin bedroom as well as a family bathroom. The fourth bedroom (king) can be to the second floor mezzanine with en-suite shower room. There is also a gallery area with fuse table and children's games. Accommodating 8 guests. The property is within a 5-minute walk of both the Restaurant and Spa facility. GROUND FLOOR Twin bedroom – Carpeted, chest of drawers, carpet and blackout blind. Family bathroom – bath with shower over, WC & wash hand basin. Utility cupboard housing washer dryer and coat hanging space. Lakeside double en-suite bedroom with bedside cabinets and built-in wardrobe and access to enclosed waterside terrace. Blackout blinds, carpet. Access to: En-suite Bathroom – shower over bath, WC, wash hand basin. Lakeside double bedroom with bedside cabinets and table lamps, chest of drawers, blackout blinds and access to waterside terrace. FIRST FLOOR Spacious open plan living comprising: Modern kitchen with cream gloss units with granite work surfaces over. Single oven, gas hob and free standing fridge/freezer along with Dualit coffee maker & toaster. Fully equipped to accommodate 8 guests. Dining Area – table & chairs for 8 guests. Access to the first floor terrace with garden table and bench enjoying a westerly facing aspect. Living Area – comfortable seating arrangement to accommodate six guests with further occasional seating and feature wood burning stove. There is also a TV and sliding doors leading to the easterly facing balcony. SECOND FLOOR MEZZANINE Relaxation area with fuse table and games. King bedroom with ensuite shower room. ADDITIONAL NB Please be aware that we are still building on Howells Mere and that Rivendell is in an area with construction work ongoing in the immediate vicinity. It is worth noting that the building site is closed at the weekends. Please feel free to contact us to discuss any aspect of the building works. Spa use is included and there is central heating throughout. Towels and bed linen provided. Travel cot & highchair provided however guests must bring their own linen for the travel cots. Free WiFi provided. Please be aware that the WiFi signal varies as fibre optic is currently not available – the homeowner cannot be responsible for the slow WiFi connections. No pets allowed. As all our properties are privately owned bedding does differ, If you are allergic to feathers please enquire with the team, you may wish to bring your own bedding.
