We did our best to mesh nature with modern comforts. It's traditional, Spanish Colonial style is comfortable and relaxed and easy to settle into so you can choose whether to detox from your hectic life or use as a home base as you fill your day with activities. You will be greeted by our property manager and two caretakers (who live on-site) in addition to their furry companion, Jack. The first floor has incredibly high ceilings, is open concept and boasts a modern kitchen with full size, stainless steel appliances along with a view of the Pacific Ocean. Seating for the entire gang is guaranteed with a formal table that seats 10 and bar seating for 8. Counters are both polished concrete and reclaimed barn wood which add natural charm to the house. From the multiple sofas you can watch a large screen TV or enjoy the colorful inside garden which contains a unique wall fountain which sports an antique seahorse spout. Also available is a smart TV; cable, a DVD and movie selection; ; an Ipod connection cord so you can connect to our multi floor sound system; and of course Internet. A half bath that has both inside and outside accessibility is adjacent to the living room. The outside patio hosts a hand made table and locally crafted tiles. There are lounges to sip drinks by the pool or snooze in the two hammocks. Palm trees and flowering vegetation surround the pool and perimeter of the house. You and a partner can shower side by side al fresco in the sunken shower area. There are multiple hose locations to rise off your surf boards which can be stored on board racks in the garage. The house is minutes by car to be bay for paddle boarding or there are numerous surf breaks of varying difficulty which can be reached by catching an inexpensive shuttle from town. To arrive at the bedrooms, you pass a sweet sitting area midway where a fold out sofa and lamp and inlaid, wooden compass rose greets you. The first bedroom you pass is deemed 'the bunk room' because there are 3 sets of bunk beds that sleep 6. The height between bunks is substantial enough for an adult to not feel like they're away at summer camp. The bunk room has a private bath with two sinks and also a private balcony with ocean and hillside views. The two additional bedrooms have queen sized beds, private baths, and access to the second story patio. Check out the pics because this is a really nice, private area with sofas to read, a table to do bookwork, or host a gathering from the concrete counter/sink bar. There are also outside speakers for your party music!Overall the house has super high ceilings and fans to help keep it cool. The bedrooms have air conditioning and hot water on demand. There is decorative iron work through the house along with countless seahorse accents. A spacious parking area is directly across from the entrance door. Almost forgot to mention the pool, which has a nice shallow end for lounging with a drink or a safe place for little ones to splash. If you must work off some calories, you can tread in the deep end. If this is your first trip to Nica, please note that it is ultra casual so, ladies, leave those high heels and super fancy clothes at home. Instead bring your sunscreen, comfy shoes, hats and sundresses to enjoy the warm weather and activities. There are so many things to do in the area. So far, we've gone horseback riding on the beach, zip lining, taken in the view from the Jesus statute on the hill, gone deep sea fishing, snorkeling, surfing (of course), watched baby turtles be released to the ocean, taken day trips to the colonial city of Granada and have sat and relaxed at the pool. Can't wait to go on a sunset cocktail cruise, paddle board in the bay, visit the volcanos, and the list goes on. I hope you will choose to allow us to share our home away from home. Our caretaker Marina will cook a fabulous breakfast, if you desire. Her husband, Eddy, can help you start the charcoal grill and rearrange the patio chairs to your favorite location. Both will help make you feel comfortable and relaxed. You will find information how to reach me to ask questions. And there you'll see lots more pics of the house starting from breaking ground to present. You'll also see some of the fun things we've done...with lots more to come :) . We also have a youtube video which shows June 2014 family adventure. Our video is at the one with the Donavon Frankenreiter Band playing background music. Pay special attention to the last slide as it provides a helpful suggestion to possibly save money if you contact me via another method. Please don't hesitate to ask questions. Sincerely, Rose Downs. THE PRICE CHART FOLLOWS: $205 per night for 2 people; then the price increases $25/night per person. Please contact me to confirm pricing. Also, inquire if you would like breakfast cooked, served and your dishes washed.

Don't waste your time looking at any other property to rent.
This is the second time my wife and I stayed at Sea House. It only got better over time. Place was clean, organized, safe and peaceful. If you are looking for the loud noise of SJDS, then this is not the place. View to Pacific Ocean is just amazing. All facilities were cleaned by on-site staff and security. The only drawback is the need for a car. However, this allows for the easy access to all tourist sites without the need of arranging a "tour". Elieth Delgado from Dollar Rent-A-Car in SJDS is an excellent choice in this regard.

Absolute Stunning House, Amazing Amenities, and Killer Views.
This is my third time staying at The Sea House in San Juan Del Sur, Nicaragua. It is the most peaceful and wonderful place to relax. It's so nice at the house with the pool, patio, and views that you don't even want to go to the beaches to surf. We often take days off from our adventures just to relax at the house. The pictures, although amazing, simply do not do the house and views justice. It's so quiet and wonderful and you really feel like you're resting in paradise. Mornings and evenings are great here. It's a great place to "work from home" as you can sit on the patio and work from the beautiful outdoor dining table (which is where I'm typing this stellar review right now) as the Wifi is good. I'd recommend renting a 4x4 vehicle for this location as the hills are quite steep and the road is a bit bumpy getting to the house. The house is located in a gated & private area but the road is rough. Cars and transport vans have no trouble getting here, as long as they go slow. The owner is so incredibly nice and accommodating. She'll help you with anything (she's in the USA). The caretakers are incredibly nice and smiling all the time. Marina is the cook and cleaner and her food is amazing! Eddy is the sous chef, handyman, and landscaper; he's such a nice person. Oh, and there's the incredibly loving and sweet Jack! This dog is such a love-bug, it's ridiculous, makes you laugh and smile everyday! I love this place. I never repeat travel anywhere, except here. Just because it's such an amazing house.

Excellent in every way - living large in Nica.
We just enjoyed a week in the Sea House, and could have stayed a year if we had the time. This location is breathtaking, and will not disappoint. we traveled all around the surrounding beaches, and never had any issues with safety. The weather was perfect, and even cool in the evenings with a nice breeze offshore. We rented a Hilux pickup from Dollar rental, and I'd say that's the way to go. It's about $200 USD for a week, which is not a big price to pay for a diesel 4X4. Rose, the owner of the house, was very responsive, and wants to make sure everyone has a good time. the caretakers, Marina and Eddy are always around to make your experience perfect, including cooking and cleaning each day. Book the Sea House, you will truly relax - until you have to go home.

Tropical Home Away From Home
The Sea House has everything you and your friends need to spend a few great days together enjoying the sunset, beautiful weather, and tranquil setting. Eddy and Marina are always around to help you when you have a question, need advice, or get hungry for her great cooking (or just want help firing up the grill). You will truly feel like you are in your own vacation home, because Rose has taken the time to put many special touches around the Sea House, constantly making improvements (we were some of the first to enjoy new hammocks and a big beautiful granite counter-top and copper sink in the kitchen). The grounds are ample and there are several wonderful lounging spots around the home inside and out to enjoy the views with a group. That also allows you to find quiet spots to read, or do a little work, if you need some extra solitude at times. Everyone is super friendly, especially the security guard Jack, who you'll be forgiven for thinking is your best friend while you are there. The house feels very solid, practically like a fortress as it weathered the brushing of hurricane Otto while we were there. A lot of rain that night and occasional howling winds, but otherwise the next day you wouldn't have even known a hurricane passed. Now, you're located on the west coast, so there probably would never be any serious hurricane worries, but even if one passed directly overhead, I'd be surprised if it could put a dent into this strong house, it's solid. It's also a great jump-off location for this region full of their best beaches and great sights. We drove here from Managua, so drove into town whenever we went, but you could easily walk it in 15 minutes. It's a bit steep at the last spot up to the house, but the neighborhood is scarcely populated and the house sits on a perfect veranda overlooking the cove. The town has a lot of surf shops, small shops (pharmacies, little groceries, etc.), and quite a few restaurants. We didn't eat out as much as we usually do because we felt so relaxed around the house. I did go pickup some fresh fish from the port, it was very fresh and reasonably priced. The town still has that small town feel, even though you can find many of the conveniences you'd like, including a great chocolate shop complete with fantastic chocolate cake. We had Thanksgiving dinner here, cheated a little by buying rotisserie chickens at Pali, but also all the ingredients to make our own amazing dishes. Like I said, home away from home.

Incredible!
My partner and I stayed here for a week long vacation. Next time we will invite friends. The house is quite grand, but maintains a cozy feeling. Eddy and Marina, the caretakers are very warm and helpful! They live on the property and take great care of maintaining the grounds and cleaning. You should defiantly have them prepare food for you! They are a wonderful team in the kitchen. We often had left overs from the meals they prepared. The location is beautiful with sunset views. We often had our Flor de Cana cocktails while watching the sky light up. And the evening stars are divine! One thing to note is that to get into town you will need a ride. If you do not have your own car, there is a reliable car service that would pick us up and drive us back for about $10.00 each way. The Sea House is an amazing property to share with your loved ones. You will not regret staying in the amazing home!

You won't want to leave.....
Stayed at the Sea House for 4 nights to celebrate my son's 30th Birthday with my daughter, son in law and their teenage son. Talk about jaw dropping! We were greeted by Eddy and Marina to a home cooked dinner (the group's favorite in the entire week), followed by breakfast the next morning. The pictures on line are awesome of this house, but in reality, there are so many details that are not reflected in the pictures...the beautiful iron works, balcony railings, tile, tiers of landscaping, and that fabulous pool! We made sure we used practically every inch of this amazing space during our stay. We chose not to rent a car so we walked into town every day...needless-to-say, we used the pool almost 24/7! Rose was so helpful during the pre-planning stages, but didn't stop there. Several times during our stay, she emailed to ask if we needed anything and to confirm that our picks-ups went as planned, dinner, etc. By the end of the week, I felt like I had made a new friend that I had never met in person. We jammed our week with activities (ATV'ing, rappelling, zip lining, etc.), so the next time we come back, we will make sure we plan a few lazy days enjoying the property and those fantastic views. Thank you, Rose, for making my son's birthday so memorable. We will be back! Muchas Gracias!

Thank you so much for your kind words! I am still amazed you fit so much activity in four days in SJDS doing things still on my 'to do' list. So glad your son had a birthday to remember and your family enjoyed our multi level gardens and pool. Our team will be waiting for you when you return! Safe travels :)

So Outstanding We will return with more friends
From the moment we arrived at the Sea House we were definitely on vacation. Marina and Eddie (resident staff) met our vehicle and almost like magic our bags were in our rooms and homemade dinner was on the table. We were dining by the faint light of fading sunset. The Sea House receives an A+ for all the requirements you’d expect from a high quality vacation home: complete cleanliness, comfortable beds and furniture, good linens and towels, enough comfortable seating/lounging for all both inside and out, shady and sunny, beautiful trees and flowers, large dining tables that seat all both inside and out, convenient bathrooms, social and quiet rest areas, fully stocked kitchen, Wi-Fi, TV, full house speaker system, delightful pool with easy entry, outside showers, and lighting for both mood and safe movement. So what moves the Sea House to a higher level than most? In a few words “attention to detail.” The house felt so comfortable because so many small details were well thought out. And the charming sea horse theme was a bonus. A lot of the credit to detail is credited to Eddie and Marina who live in separate service quarters that insures privacy for guests but also provided enough contact so our needs were always met. Marina is learning to speak English and enjoyed helping me learn Spanish. She cooked amazing meals for us and kept the house spotless. Drivers, Richard and Edgar, are associated with the Sea House, speak English and are very safe and courteous. If you want a rental vehicle, Eddie will take you to see Ellie at Dollar Rental in San Juan del Sur. He also can take credit for the green thumb, as the gardens are incredibly pretty. The Sea House is especially great for two families, as it has two master bedrooms and a bunkroom for the kids/young adults and an abundance of private areas. We especially enjoyed relaxing around the pool, watching the sunset and the stars come out. At the Sea House you will feel like you are on top of the world. The view, the landscaping, and the attention to details are truly special. Everything that Rose said in the listing description was true. The grills, the outdoor shower, the equipment, the upkeep of the grounds and pool (thanks Eddie), the bottled water, the attention to your needs such as pool /beach towels daily and drinks (thanks Marina) was there for your pleasure in a quiet unassuming manner. The bedrooms have these terrific air conditioning units, but we were so comfortable with the fans and the local breeze that we were not inclined to use them. We wanted to enjoy hearing the birds and the monkeys in the morning and the sounds of the night. Daytime weather was sunny and breezy and the beaches we went to had shade from trees and rancho huts. Playa Hermosa has many more creature comforts than our beaches in New Jersey and provided a perfect relaxing spot to watch the sunset. Yet another benefit of the Sea House is that they have a small group price. There were only 4 of us and we did not have to pay as if there were 10 of us like we had to in Puerto Rico last January. Finally have to mention that a few years ago, when we first heard of Nicaragua as a vacation destination, we thought about war, danger and choose Costa Rica instead. What a mistake. We always felt secure and comfortable in Nicaragua. Yes, there is a security gate at the entrance to the Paradise Bay section of SJDS and there is a secure gate at the Sea House and there is Jack, a sweet black and white dog that we fell in love with and wanted to bring home with us. This dog is Mr. Manners, but still looks after the property. Well it turns out that Nicaragua is more gentile than Costa Rica. You will notice this coming through customs and in everything else you do. Locals are so warm and friendly and are so happy to share their misunderstood country. No negatives on this rental except that we should have stayed more than a week! We would highly recommend this house and look forward to our next visit.

Thank you so much for your kind words. I especially appreciate that you shared your experiences with Costa Rica and Puerto Rico. Nica has so much to offer ~ super friendly people, unbelievably gorgeous natural resources, and the ability for old and new to co-exist....all of which make me thrilled to be able to have a home to share with others. Thank you also for your kind words about The Sea House. I'll be sure to pass it on to our staff who work very hard to make sure guests can sit back and enjoy a Tona by the pool, watch the clouds pass by and enjoy a daydream or two :) Do hope you can visit again!

About the neighbourhood
The Sea House is located in Paradise Bay which is 5 minutes by car from downtown San Juan del Sur. Walking would take about 15, if you don't stop to enjoy the views. We have found that the location of our house is perfectly placed to be close to the action of town but far enough away to enjoy peace and quiet. We like to sleep without the A/C so as not to miss all of the birds chirping every morning in addition to the most unusual barks from the howler monkeys who live down the hill. During some months, it is quite spectacular to see whales breeching in the bay!

How to get there
you'll land in Managua Airport, go thru customs where you pay $10 to enter the country, pick up your luggage and catch your ride to SJDS. the ride is about 2 hours, but on the way you'll see several volcanoes situated in lakes. Nicaragua is called the land of lands and volcanoes, because there are lakes in volcanoes and volcanoes in lakes. you can schedule to have Marina prepare a meal for you upon arrival. then you can just relax and watch the sun set.
