Interaction with guestsUpon booking we email a sheet of 'Additional Information' that lists suggestions from things to do to places to eat. We greet every guest personally and show them around their property and give them an induction of how the pool works. Someone is usually on site should there be any questions during your stay but we aim to leave you to enjoy the cottage, facilities and idyllic surroundings in peace.

1 night as part of a group stay
We stayed 1 night as part of a larger group's stay. Upon arriving up the gravel driveway to the Manor House, we were very much looking forward to walking in the main entrance to the house, only to be told by the friendly owner that our party was in a adjoining place. The cottages and general accommodation were disjointed, not quite as we imagined from the pictures on the Kate & Toms website, the swimming pool and area in front seemed to be off limits with the additional 'Private' marked gate, we dicided not to visit. 😞 The room we stayed in was hot and stuffy, unfortunately for us our whole floor suffered no lights and due to the time of night we were reluctant to waken the Manor House as this seemed to be the only place as no fuse boards were visible or advised in their welcome folder. On first impressions the room looked nice, however upon closer inspection, there were cracks everywhere - ceiling, between joists, around window sill, door alcatraves and tiled flooring. Overall not a bad night's sleep apart from the building work starting outside our window at 7:30am, lots of building work going on all over Kingham. 😞 All new properties do need a bit of extra tlc in their first few years of being built, as new plaster cracks can occur from movement. It was a shame it wasn't kept on top of. Mould only needs to be cleaned, tiles only need a little grout and other gaps need decorators caulk. A bit of a disappointment.

Badly organised
Do not book through Kate and toms big cottage company. We recently stayed at Kingham cottages. We made all arrangements through Kate and toms company, 22 people staying in the 4 properties shown on their site. We arrived and the owners only thought 20 people would be staying , so we had to help the owner set up two more beds. Also one of the properties we had booked had been let out on a long term basis , so we were put in a cottage down the road which is not advertised on the website and we were no informed of this beforehand. The properly wasn't within the Kingham complex which made the party quite disjointed which wasn't ideal! The pool was a very nice touch but please be aware that the sliding doors open on to the owners garden which is out of bounds and they tend to have their lunch on the terrace , so you do feel a little over looked. ( on the website it does look like you would have use of the garden ) It is a lovely place , but I wouldn't ever book through Kate and toms big cottage company as they aren't very helpful when we told them of the problems with being put in a cottage we didn't book. ( which wasn't as nice as the one we should of been in and after a bit of research wasn't as expensive but we never git any money back)

Lovely place not so helpful staff!
We stayed here for my friends 40th birthday celebrations, we were given information from someone at kate&toms big cottage company detailing where we would all be staying (22 of us) when we arrived the lady who owned the property only had enough space for 20 as kate&toms had given her incorrect information. So we had to help make up two beds! Then we were told that one of the apartments we had booked was being long term let and that we should have been informed by kate&toms, (unfortunately we were not) so 4 of our group ended up sleeping in a house (that isn't even mentioned on their site, and looks no where near as nice ) down the road ! Away from all of our party! Then whilst in the pool the owner and her family decided to sit right by the glass doors to have their lunch! We felt like school children being supervised. Absolutely lovely place but would not stay here again

Prachtige herberg. Hele mooie kamer, heerlijk bed, badkamer prima, koffie- en theefaciliteiten op de kamer. Vele soorten toiletartikelen. Ontbijt uitstekend. Indien het mooi weer is kun je heerlijk buiten zitten. Mooie tuin. Een aanrader.

Kingham Cottages. Wow!
We rented The Lodge for a week, and everything about the property makes you feel special, and the way in which the owners share their superb home is unique. Warmly welcomed by Matt on arrival, you soon sense an oasis of boutique holiday rental awaits. A freshly baked loaf and local butter were in the kitchen awaiting us! The Lodge is one of the best equipped properties we have ever rented, with two bedrooms of ample size. Both bathrooms (one en suite) are excellent wet rooms, and the kitchen, lounge and sitting area are more than ample for any family. Sky TV for our children was a nice addition as the weather was not too kind to us. The swimming pool is superb, and although shared with the three rental properties, we never saw anyone else use it at the same time as us when we were there. As for the hammam(?) steam room - wow! A real touch of luxury to add to the boutique feel. Bring your tennis racquets for the court within the grounds. I am not a gardener, but the vast gardens that the owners choose to share with you are immaculately kept and worthy of any episode of gardeners world. Works or art scattered throughout, some large, some small. The monkey hanging from the tree made me chuckle! We ate at both The Kingham Plough and Wild Rabbit (both within a 5 minute stroll of The Loft) who both offer superb cuisine, although the feel of a local country pub has definitely been replaced by a gastro pub experience! Down sides? There is no outside eating area for The Loft, although a BBQ is provided for use. It does go with the name The Loft, but bear that in mind if you want that element of a holiday. Anything else? No champagne flutes, tall G&T glasses, coffee machine or BOSE sound system. First world problems? Definitely! We will be back. Thank you.

Dreamy Massages
In addition to my previous review, I should also like to highly recommend Martin who came recommended to us by the cottage's owner. He gave both myself and my friend a massage, one after the other, and we were both highly impressed with his professionalism. Martin came to our cottage and brought with him his massage table and everything else needed to transform on of the rooms in the cottage into a spa room. He used a combination of powerful massage manoeuvres with the more unusual and very calming Tibetan singing gongs. A very relaxing end to our weekend. Perfect Bank Holiday
My partner and I, along with another couple, have just come back from an idyllic stay at Lodge Cottage (one of the properties at Kingham Lodge). The house was light and airy, spotless, and the bed linen smelt wonderfully clean. The bed itself was very comfortable too. The house was well equipped in terms of both kitchen ware and household items eg. Hair dryer, shower gel. It had everything we could have wished for; the roaring log fire was the delightful, as was eating breakfast in the conservatory looking out into a beautiful walled garden. The added bonus to the property is the shared use of a gorgeous pool and hammam, both of which were, again, spotless. They looked out onto a lawn expanse, which you have access to walk around. Kingham is the perfect village with regard to location and amenities; there are two amazing pubs in the village, one of which (The Plough) has a fresh Guernsey milk vending machine which has been installed by one of the local farmers... It made everything taste delicious - very creamy! All in all, I can't recommend this cottage enough. Thank you to Christopher and his wife for a perfect weekend away.

a second stay and 2 more booked!
We have stayed at Kingham cottages twice now and will definitely be returning! The cottages are well equipped, very comfortable and decorated to a high standard. They are in a great location for exploring the Cotswolds. The added bonus of being able to use the fantastic swimming pool and ham-mam made our stay great fun. To add to this there are the most beautiful gardens which you can walk around and it's hard to describe how stunning they are but so lovely that the owners share them with their guests! Do go, you wont be disappointed!
