Orchard Barn is the larger of the 2 barns & is 2 bedroomed (1 double & 1 twin) + a pair of single beds (75cm each) that can be zipped together to create a king sized bed downstairs (see layout in pic.2, Note that there is no longer a sofa bed, just in case you find an old photo / reference to one!). This part of the barn sleeps 6 and has catering / dining facilities for up to 10 guests. The upstairs bathroom has a bath with shower over & a shower room downstairs all with under floor heating, contemporary fittings and fully tiled. Anvil Cottage is a luxury 2 bedroomed conversion (1 double & 1 bunk bed), it has a kitchen with breakfast table, separate lounge with 2 settee's & a log burner. The fully tiled contemporary bathroom upstairs has a shower over the bath & under floor heating. Both were completed in 2011 and new to the holiday rental market in 2013. Please note that whilst they are attached to each other, it is not possible to access the other without briefly going outside (just a few steps across the well lit, private area). Our guests tell us that this is ideal as it means that extended families have their own space, but there is ample room in Orchard Barn to socialise together. Many of our bookings have been for birthday parties, family get togethers and re-unions. Sited in the grounds of a 17th Century timber framed former farmhouse, the superb facilities include full under-floor heating powered by a Biomass Wood Chip Boiler & PV cells, lovely baths & showers, log burners (logs provided), dishwashers & washer dryers. The 2 acre paddock is for you to play in. (Please note that this a field, not a garden, and we like to make hay from the grass, so at certain times of the year the grass will be too long to play games in, although we do maintain an area about the size of a tennis court for games and a path all around the perimeter). There are 37 inch Sony LCD TV's & blu-ray players in the lounges of both barns & combi TV/DVD down stairs bed room area of Orchard Barn. Free Wi-Fi is available in both barns and there is ample private parking. Included within the price is all bedding, towels (min 2 each), Gas BBQ and in each barn there is a 'welcome starter pack' including some coffee, tea, sugar a pint of milk, washing up liquid, dishwasher & washing machine detergents, basket of logs for each wood burner, some toilet rolls. Being just 5 minutes from the A50 at Sudbury, we are situated on the outskirts of the village of Draycott-In-The-Clay on the very edge of the National Forest, with abundant beautiful woodland foot & bridle paths, 2 traditional pubs an Indian restaurant (who will deliver free) & a shop all in the village and just a few minutes easy walk away. We are within easy reach of the towns of Ashbourne, Burton upon Trent, Lichfield & Uttoxeter with all the attractions of the Peak District, Dovedale, Staffordshire Moorlands & Alton Towers on the doorstep. If you are planning a walk then there are plenty in area, try looking up Hanbury Walks, Staffordshire, where you should find a down loadable pdf, alternatively, we have started to map our local walks via the osmaps.ordnancesurvey web site which has a free downloadable app. Search via the post code de6 5bt and remember to un-check the 'premium routes only' box One last thing, we have another (one bedroomed) holiday home a mile from Ashbourne called Christmas Cottage, home id 481361. There a strict 10:30pm hot tub curfew. We also ask that you close the doors & windows facing the near by houses from 10:30pm as a courtesy to our neighbours. Strictly no more than 10 guests, unless by specific prior arrangement. We live in the adjacent farm house and 'extra' guests will politely be asked to leave. Please remember to bring flip flops / sandals to get to / from the hot tub. Please do not smoke in the house (numerous containers for ash provided outside). Thank you.

Lovely cottage
A friend booked this cottage for a weekend away with the girls for a "hen party" (just a chilled weekend without kids really) It was a lovely clean cottage with lovely rooms. Lovely set up and nice touches like the log burner was set up ready for us to just light it. This is perfect if someone isn't used to building a fire. We were sent directions including how to get to the barns from both directions, or if traveling by bus etc. This was also really useful The owner was really friendly and helpful, communication was brilliant. I'd really reccomend. In fact I turn 30 this summer and I'm hoping to return with my mum and my sisters for another lovely weekend as we had such a nice time. Thank you very much Adam 😊

Fantastic
This place is perfect! Every aspect of our weekend break was so straight forward due to the fantastic owner, Adam. Nothing was too much trouble and everything was thought about. Booking was straight forward and even when we needed to change our dates, Adam was so accommodating and swapped them immediately for us. He kept in touch in the run up to our stay, and was always quick to respond to any questions we had. We were able to arrange an Asda delivery direct to the cottage to save us taking all our food in the car.  Adam met us on check in and gave us a run through all the appliances and hot tub etc which was so helpful. The cottages themselves are gorgeous. So modern and decorated beautifully. The beds are really comfortable, the shower was really powerful and the kitchen literally had everything you need. Lovely little touches like tea, coffee and milk ready for when you arrive as well as a bottle of fizz which was greatly received. 😊 I honestly can not find one single fault with this place and we are already sorting out our next stay here - it really was the most perfect, relaxing weekend away. Thank you.

Brilliant
We have just returned from a 3 day break with our sons, and their children, ages 2,4 and 6yrs. The barn and cottage are kitted out with everything you can think of to have a comfortable stay. The children loved the space to run about and especially loved trying out the hot tub, always with an adult accompanying them of course. You would need to take your own ball games or toys for tbe kids. We also took some kids dvds. The weather was against us a little bit but we did get the opportunity to use the bbq one evening. We had a great family stay. The location is lovely and there are quite a few touristy things to see within a reasonable travelling distance. The owner lives nearby and is very obliging. The chocolate cake that welcomed us went down very well with children and adults alike! Would definitely recommend.

Ladies downtime
A stunning very quiet and secluded location to stay with friends and the owner Adam is so helpful and welcoming. The rooms are very clean and sleeps 10 people comfortably. The hot tub is very spacious and seats 7 guests with no problem. A lovely little store nearby for the emergency groceries only 10min walk. We also had a lovely walk to Marchington and ate the most incredible food at the Dog & Partridge pub which I highly reccommend. There are other local pubs too, such as the Swann Inn, Roebucks and The Boars Head which are on the approach to Stubby Lane. Well worth a visit I say.

Fantastic Venue for a Relaxing Hen Weekend
We stayed here in July for my friends Hen weekend; what a perfect venue for a relaxing weekend. We had such a lovely welcome with a bottle of bubbly and a homemade chocolate cake waiting for us from Adam. The barn and cottage are beautifully decorated with lovely communal spaces which were perfect for us all coming together in. The hot tub is a wonderful addition and we made excellent use of it. Adam helpfully shared details of nice walks in the area, so we found one through the woods ending up at the Roebuck Pub for lunch - we got a fantastic service there. Overall super happy and cannot recommend this venue highly enough :) We had a superb weekend and would definitely be back!

Wonderful countryside weekend away
We had a wonderful stay thanks to Adam. We had a tasty cake and a bottle of prosecco waiting for us on arrival which was a lovely touch. The accommodation was perfect for our group of 10, a well equipped kitchen to allow us to prepare all meals on site and a spacious lounge area and seating areas outside to be able to relax all together. We loved the hot tub which was the perfect place to relax.

Fabulous
We were a party of 9 ladies who stayed at Orchard Barn 22nd June for 2 nights and we have had the best time. The Barn and cottage are beautifully appointed, the location is glorious and the hot tub was just perfect!

Fab Bank Holiday Weekend
Couldn't ask for a better place to stay over a really hot bank holiday weekend! Both kitchens are extremely well equipped for 10 people staying. Bedrooms are bright and airy with plenty of storage. Fab location if you want countryside scenery and Adam is very helpful once you arrive to get to know the accommodation as well as quick and responsive to my many emails prior our visit. The hot tub is obviously a great bonus and a cake & a bottle of prosecco on arrival is a lovely gesture from Adam. Would definitely come back here again.

The more adventurous amongst you should not be disappointed, below is a list of a few highlights of what is available close by (all within 30 minutes drive and I've been to most of them)! MTB enthusiasts will be drawn to the wide variety of runs at Cannock Chase (see chasetrails.co.uk). There are numerous equestrian facilities within hacking distance, including the BSJA affiliated centre at Marchington (fieldhousemarchington.com) or the 60 acre cross country course and other facilities at Eland Lodge (elandlodge.com). If you fancy your hand at aviation you can take a trial lesson for under �£70 just up the road at Tatenhill (tatenhill.com) or paragliding / hang gliding courses at Darley Moor (airways-airsports.com) which is on the road towards Ashbourne. Also at Darley Moor is the Motor Cycle Racing circuit (darleymoor.co.uk). Sailing lessons are available at Carsington Water (carsingtonwater.com), Staunton Harold (shsc.org.uk) Foremark (burtonsailingclub.co.uk) and Blithfield Reservoir(blithfield.org.uk). There are too many golf courses to list, but the most popular are at Ashbourne, Uttoxeter, Kedleston, Craythorne & Broughton Heath (Par 3). If all this is a bit tame for you, then you are always welcome to join us in a game of Royal Shrovetide Football, which has been held every Shrove Tuesday and Ash Wednesday in Ashbourne since the 12th Century. Each 'half' is between 3 and 8 hours long and the goals are just 3 miles apart (see wildinthestreetsmovie.com or shrovetide.net). We are off Toby's Hill (please don't confuse us with Orchard Barn on Orchard Lane, Wyaston, that is 7 miles away) The nearest railway stations (nearest first) are:- Uttoxeter or Tutbury & Hatton (both 6 miles), for Crewe & Derby. Burton on Trent (8 miles) for Derby, Tamworth, Birmingham, the South West. Derby (15 miles), for London St Pancras, Sheffield & the North East. Tamworth (20 miles), fast services to London Euston & the West Coast Main Line. If you require a taxi / minibus from the airport / station we recommend John Port Travel.
