You are near (15-30 minutes) to numerous blazed hiking trails. You are at a raised elevation and small mountains and streams are everywhere. Roads are excellent, especially in winter. Parking is on-property.
This is an 8-acre property than is an active medicinal farm, growing comfrey, arnica, calendula, CBD-dominant hemp and other medicinally-important plants during the growing seaspn (April-October). Our property has 8-acres of pasture and woods - and you are welcome to relax and walk anywhere. We are contained within the Catskills Watershed Agreement and the area is highly protected from an environmental viewpoint. The main reservoir providing water to NYC is several miles away.
Our water well is nearly 500ft deep. Our water may be the cleanest you will ever drink; it is delicious. You do not need to bring bottled water.
We have many gardens and outdoor lounging area complete with Adirondack and steamer chairs, yoga platform and clean ground to lie on. You can walk barefoot here without fear of stepping on glass or metal. We have an outdoor grilling area you may use at any time - and we will provide the wood at no charge.
No smoking inside the upper floor nor are pets allowed. We have a full wall of books for you to enjoy. Our WI-FI is reliable and fast; we've had long-term guests who work remotely without any problems.
The Village of Fleischmanns is about 2 miles away and Margaretville, a larger village with more shopping, is about 6 miles away. If coming from NYC and don't have a car, you can take the Trailways Bus and be dropped off less than 1/2 mile from the house. If you simply want to escape without a car, it is possible. There is, though, a near-by car rental agency. If you plan on doing any extensive hiking, you will need a car. You can walk the local roads and woods - no problem.

The area is a rich, agricultural area in Delaware County, upstate NY. There are numerous/many blazed hiking trails maintained by the DEC, primarily. The primary water reservoir for NYC is several miles away. Belleayre Ski Resort is minutes away. The main road in the area, Route 28, is minutes from the house. The villages of Fleischmanns, Pine Hill, Margaretville, Andes and Phonecia are minutes away; Woodstock is less than an hour from here.
Getting around
Although a car is highly encouraged, it is not necessary. You can take the Trailsways Bus from NYC, a 3-4hr trip, and be dropped off at the end of our road, less than 1/2 mile away. Sensible Car Rental is located in Margaretville and rents out cars for a reasonable rate. Roads are well-maintained and in winter, regularly plowed.

How to get there
We are about an hour west of Kingston, NY, along Route 28. Do NOT speed on Route 28. it is heavily patrolled.
We offer easy access. Park on slightly inclined driveway to left of house between two large forsythia bushes.
A car is suggested by not entirely necessary. You can take Trailways Bus from NYC, about a 3.5hr trip, and get dropped off at the bottom of our road, about 1/2 mile walk.
Google Maps can provide accurate driving instructions.
