Burnbrae Holidays is set in the heart of the Scottish Borders, is quiet and peaceful yet only 3 miles from the historical town of Kelso with its majestic abbey, delicious restaurants, large cobbled square. The self-catering one-bedroom cottages were sympathetically created by the conversion of our farm barn. Each cottage is all on one level, light and airy with plenty of space, each is ideal for 2, extra beds available, please ask, generously equipped for 2 or 4. From the dining area of the living room, there is direct, level access to a south-facing conservatory with magnificent views across the secluded garden, river and the Tweed valley to the Cheviot hills and the border between Scotland and England. Watch the fantastic native wildlife including deer, hares, our resident heron and woodpecker from your cottage. The light and airy living room has a wood burner for which we supply wood. Come and cosy up in front of the fire after a great day out exploring the local historical houses and gardens. Come and cycle the quiet Border roads or explore the beautiful area walking directly from your cottage. The cottage has a heated drying cupboard and on-site is a lockable shed for bikes, fishing and golfing equipment. I have purchased extra duvets and pillows so we can change duvets, pillows, mattress protectors (as well as bed linen and towels) between guests. We will carry out extra cleaning as per the very detailed protocol from the Scottish Government. I have completed the recommended cleaning/ disinfection training as recommended for holiday cottage cleaners. There are many local walks and cycle routes where you are unlikely to meet anyone due to the lack of people. Or sit and relax while admiring the wonderful rural views and amazing birds in your cottage garden.

Dogs Well behaved dogs are welcome to stay in Begrum Cottage with prior agreement. Mungo's Well and Thairn cottages are completely pet-free. There is a £20 charge per dog, max 2 dogs at any one time. As the named person renting the cottage we expect you to : Keep your dogs under control at all times. Making sure your dogs stay off all the furniture. Not leaving them in the cottage or garden unattended. Cleaning up behind them both inside and out.

A little slice of heaven on earth
We have just returned home from a wonderful week in Mungo's Well. An oasis of peace and calm. The cottage had everything we needed, and so clean. Just sitting in the garden, listening to the bird song, paradise. We have arrived home with batteries charged, and already dreaming of our next trip to Kelso.

Lovely Accommodation
Lovely accommodation - ideal for 2 people and very well equipped. Scrupulously clean and well appointed. Gorgeous views from the conservatory across the garden and the fields. Particularly enjoyed watching the abundance and variety of birds on the bird feeders. The only minor niggle was that Netflix dropped out several times just near the end of a film and couldn't get it to reconnect.

Just what the doctor ordered
If you want a peaceful home from home accommodation to stay in this is the place. The cottages are so well designed that you would think that you are in your very own detached bungalow. All the rooms are just what you need. A cosy lounge, kitchen with every mod con you need to cook and eat. A bedroom with the most comfortable bed, and dining area in the conservatory with views across the garden and Cheviot Hills. The host Yvette is very attentive supplying a welcome pack in the form of a cream tea, with ample information in the cottage to advise you where to go to visit, eat and enjoy a day out. We will be booking again for next year, if not sooner.

Delightful country cottage in the Borders
We stayed in Thairn Cottage at Burnbrae from July 25-28, 2022. We had expected a nice cottage, given the website, but it exceeded our expectations significantly! This is a really very nice place to stay indeed. The cottage was spacious (Thairn is a little larger than the others, and has a cubicle shower rather than an over the bath shower), spotlessly clean, light and airy. The view was lovely and rural from the living room over the valley to the little river a two or three hundred metres away. The conservatory jutted out of the back so you felt as if you were sitting in the delightful garden. Tons of shrubs filled with birds. The bird feeders were kept filled, and they attracted a wide variety of species. Most thrilling was the barn owl we saw flying by as we were having dinner! The bathroom was excellent, a good shower. The bedroom was comfortable, in fact we were a bit warm, so the window was throw wide open, and that solved the problem. Nice linen and towels. The kitchen was very well equipped and it was straightforward to prepare ready meals (what do you expect on holiday!). Cleverly, there is a 22kW electric vehicle charger, which guests can use. This will be important to us next time we stay, as we will have an EV by then. Very important, the cottage is ideally placed for middle Tweed fishing beats. It is probably 8-10 minutes from the Upper Floors hut. The most outstanding feature I felt was Yvette’s efficiency. Everything was clear as crystal, excellent instructions to finding the cottages, good communication about payment, all very organized indeed. And Yvette was also very helpful indeed when we had a modest medical emergency on the first night. Of course, Burnbrae is in the middle of a lovely part of the world, with Kelso on the doorstep, the east coast less than an hour away, and a range of country pursuits available locally. We could not recommend it highly enough! In fact a couple of our friends are strongly considering “giving it a try” on our verbal recommendation. They’ll love it!

WHAT A LETDOWN!
I am extremely disappointed re the last minute cancellation of my booking by the owner/s. I immediately paid my deposit, when I initially booked one of the cottages. I was later requested to pay the balance (as is the normal routine) by a certain date which I did. (in fact, for the record, I actually paid early!). However, the day after I paid in full, I was aghast, to receive an email from the booking agency, informing me, that the owner had decided, for some totally unknown reason, to cancel my booking! This was not only a complete shock (especially when they were unable to give me any explanation whatsoever, as to why) but also most annoying and a complete inconvenience because I had to start again from scratch, in order to find accommodation (appropriate re my health requirements), in time for a sought after weekend event in Kelso. So, the moral of the story is, do NOT rely upon advanced bookings, to come to fruition!

Super accommodation
Ideal, quiet location, in the countryside, away from the hustle and bustle of city life. Clean and well appointed, with all you would need to enjoy your stay. Watching the bird life, outside of the excellent conservatory window, feeding on the bird feeder, was great. What a place for breakfast!! Yvette was a very attentive host, but not intrusive.

Definitely recommend
We had a fantastic stay here. Definitely up there with one of the best places we have ever stayed. The cottage is spacious, very clean, comfy bed, cozy linen and well stocked kitchen. There are lovely views from the conservatory, over the garden and the fields beyond. Lots of birds to see and there are strategically placed feeders outside each of the conservatories. The other two cottages also had people staying in them when we were there but the way the cottages have been designed makes it very private. We had wondered if there would be some noise from the road, but we didn't hear a thing. There are also nice walks accessed straight from the cottage. Would highly recommend and we will hopefully be back again soon to explore more of the area.

Excellent accommodation with every comfort provided
Burnbrae cottages are located in a beautiful rural setting yet only a short drive to Kelso town centre and Floors Castle. All the Border abbeys are nearby too and there are plenty walking trails to keep you fit, including a riverside walk a few hundred yards hadron the house. The cottages are equipped with everything you need and the luxury of a conservatory means that you can still enjoy the sunlight even if the temperature outdoors is a bit chilly! The heating system is very efficient and there is even a wood burning stove with wood supplied should you feel the need of a real fire. The super king bed is very comfortable! Yvette, the proprietor, is discreetly on hand to see to any queries or requests but never intrudes in the privacy of her guests. Thoroughly recommend Burnbrae for a relaxing and restorative holiday. We will certainly visit again.

Quiet cosy cottage
We recently spent 3 nights in Begrum with our border collie dog. Plenty of walks nearby and also a really good doggie walk straight from the door of the cottage which belongs to the cottage owner. The cottage is really cosy, clean and very comfortable in a lovely quiet area. There is a nice conservatory facing the garden with nice views over the surrounding fields where we sat in the sunshine watching the many varieties of birds at the bird feeders. Floors castle at Kelso is worth a visit..We will definitely return to explore the area further.

Ideal getaway
This is a lovely cottage which has everything that you need to get away from it all just 3 miles from the border town of Kelso ,the cottage was spotless and had a fantastic view with lovely walks very warm and cozy we will return in the near future.

Kelso has many fantastic restaurants and a farmers market. The farmers market and musical events are held in the square.The local area has many golf courses including Kelso, Roxburgh and the Hiersel.
