The cosy, south-facing living room with wood burning stove, separate dining room and modern, newly refurbished kitchen have access to a west-facing porch and garden at the rear - a sunny evening spot, ideal for a glass of something after a busy day on the beach! The cottage is just a two-minute walk from the very floral (and award winning!) train station where the train to and from Edinburgh and Glasgow terminates. It takes only 30 mins to get into Edinburgh Waverley for a day trip of sightseeing and shopping. Free, on-street parking is available outside the property. Cottage facilities include 40 inch HD Smart TV (Netflix etc), wifi, lots of books and DVDs. There is a dishwasher, washer/dryer and fridge/freezer in the kitchen along with Nespresso coffee machine. New, very comfortable and high quality, ortho-support beds with Egyptian cotton bedding in each of to three bedrooms. Guests are welcomed with a few foodie treats and a bottle on wine on arrival. One well behaved dog is welcome by prior arrangement only at time of booking. Owners must provide dogs' bedding and towels and they are not permitted on furniture or beds and must not be left unattended in the property for any amount of time. An additional fee applies of £25 per stay which is paid directly to the property owner. Please also note that the garden to the rear of the property is a communal area and some of the other residents are elderly. We ask if guests can kindly keep your dog on a lead when in the rear garden and clean up any mess immediately. COVID CANCELLATION POLICY: If you have to cancel your booking at any stage due to government implemented Covid travel restrictions in your area or indeed in East Lothian/Scotland, you will be refunded your deposit and/or full payment if already paid. Our usual cancellation policy applies for bookings cancelled for any other reason other than government implemented travel restrictions, so please read the cancellation policy carefully and take holiday insurance in the event you may need it. Would highly recommend old abbey cottage, it is a gorgeous house, which was cosy and really felt like a home from home. The beds were super comfy and the house was immaculately clean. Perfect for a family of 4 and our lovely little dog. Great location for the train station, beach and shops. Would love to return 😊

Nice, well equipped cottage away from road so quiet. Very handy for station and short walk to shops and restaurants. Third bedroom is quite small.

Lovely cottage, so well appointed and close to everything, walk to beach and places to eat. Such a comfortable bed, just lovely. If you want to book Osteria you need to book way in advance, The Nether Abbey hotel was fantastic for dinner, really enjoyed it. We booked Rockereer but it was just ok and if you want lobster you need to preorder as they keep some aside for previous customers! We have an electric car and fast charger next to sports centre. The local shops have everything you could possibly require and lots of lovely cafes, Zanzibar has fabulous coffee The museum of flight was amazing and good for a rainy day. North Berwick has pretty much everything, and of course is a golfers heaven!

We enjoyed a two-night stay at Old Abbey Cottage over the weekend and had a pleasant and relaxing stay. The cottage was cosy, superbly equipped and in an excellent location. The owner was responsive to our queries and I would be delighted to return to the cottage with my family for another visit to North Berwick in the future.

We stayed for a long weekend in September which was a last minute booking. Fiona was extremely accommodating and responded promptly to my emails. The house was extremely clean and comfortable. Everything we needed was provided along with some lovely sweet treats! I wouldn’t hesitate recommending this house to friends and family. We hope to return soon.

Beautifully furnished cottage in a great location, tucked away from the hustle and bustle. Impeccably clean on arrival, the cottage had everything we needed for our stay - even a high chair and cot for our baby. The furniture, beds, sheets etc. were all excellent quality and the shower was also powerful making for a luxurious stay. Just what you want after a day at the beach. Communication from the host was excellent too.

Had a lovely relaxing two week stay at this peaceful cottage. Modern and comfortable for the four of us. Easy walking distance to the beach and town. Lots to do in the area and we were in and out of Edinburgh for the fringe easily on the train, which is two minutes or so walk from the house. Even the weather was kind to us and we had a couple of beach days. Would highly recommend it, and owner was very responsive. Would recommend Drift cafe for lunch in area. Foxlake for actvities for teenagers also nearby.

Old Abbey Cottage is lovely. It is clean, beautifully furnished and in a great location. It was easy to communicate with the owner who aways replied very promptly. The arrangement for collecting the key is very convenient. There is so much to do and see in and around North Berwick and the cottage provided an ideal base. It is an easy walking distance to the town centre where there are nice places to eat out and interesting shops and there is on-street parking. We had a lovely week there.

Old Abbey Cottage is the ideal base for a holiday in the North Berwick and wider East Lothian area. It's spotlessly clean, beautifully furnished and has everything you'll need to make your stay that bit more special including a log burner, a nespresso machine as well as picnic items and a portable barbecue. The cottage is only a couple of minutes walk from the west beach and the High Street with its wonderful array of shops and restaurants. It's also just a stones throw away from the railway station, which means you can be in the heart of Edinburgh in about 30 minutes. We've just had an amazing holiday staying in Old Abbey Cottage and will definitely stay here on our next visit to North Berwick.

This old Victorian railway cottage is one of five terraced villas set back off the street down a pretty, leafy walkway. The cottage is just a short five-minute walk from the West Beach, the starter's hut and the High Street. The floral, award-winning train station is just a minute walk away with regular trains direct into Edinburgh city centre.
