Please be aware that the maximum amount of guests allowed in the home at any one time is the amount that you have booked for. Please note that we do not provide access to pool or gym as it is prohibited by the building management. One of our lovely caretakers will welcome you into the home upon arrival to help you settle in and assist with any questions or concerns you might have. Please let us know what time you expect to arrive to our home so that we can let our caretakers know when to meet you :) Best form of communication is via TripAdvisor Message ! Should you have any problems or concerns, please give us a chance to find a solution and help you. *Please understand if you let us know last minute on the day, there is a possibility of a delay in the check-in time as we plan in advance our caretakers schedule, so please be patient :) We provide our guests with one set of keys throughout the stay No Visitors. Please respect our neighbours and treat our lovely home well! If there are any issues or damages caused during your stay please report this to us via Tripadvisor message. If you have any questions please contact my caretaker or if he's unreachable please message me via TripAdvisor and i will do my best to respond as quickly as I can :) Please also be sure, when booking, to correctly state how many guests will be checking in and staying for the duration of your stay. Children and adults are considered the same, so if you have 2 adults and 2 children it is considered as 4 guests. House Rules: STRICTLY NO PETS, SMOKING, HOUSE PARTIES, EXCESSIVE NOISE OR LOUD MUSIC PLEASE. Kindly treat my property with respect during your stay, and do not cause any major or superficial damages. KEYS We trust all our guests to be responsible with our keys. If any keys/sensors/remotes are lost or mishandled you will be required to reimburse us for them. Similarly, if you lose the keys or lock yourself outside, we will charge a callout fee of $100 to travel out to the home and let you back inside. Replacement fee for keys $250 ELECTRICITY Please be careful not to overload the electricity. If too many appliances are plugged in or turned on all at the same time it will trip the power. The most common cause of this is when too much power is being drawn from a single power outlet. For example, when you have a power extension board plugged in and have several appliances plugged into that extension board. It is too much for the power outlet to handle so please take that into consideration. This is also a huge fire hazard, and if any damage is caused due to irresponsible use of the appliances or power you will be required to cover the costs. CLEANING All guests pay a one off cleaning fee to cover the cleaners fee upon checkout. Please clean up after yourselves if using the kitchen/other spaces and utilise the garbage bins and shute correctly. If the home is left in excessive mess we charge the guests for any extra fees the cleaners charge us which includes extra or deep cleans. Fees will be determined by the cleaners and guests will be notified via TripAdvisor Message. NOISE-Quiet hours are from 10pm In the event that our neighbours are disturbed by particular incidents such as amplified music, vocals or excessive noise emitted during your stay, an abatement direction may be issued with an on-the-spot fine of AU$500 or more by our local council or the local police station. PARTIES We have a strict NO party, gatherings, events or photoshoot rule. If we receive complaints, damages or evidence of any of the above during your stay, an abatement direction may be issued with an on-the-spot fine of AU$1000 or more by our local council or the local police station.If we have any cause for concern or suspicion of your booking we have the right to cancel your booking but will always communicate with you first if there are any concerns. SMOKING No Smoking allowed on the premises (including patio, balcony, and any outside areas)! If evidence of smoking is found you will be subject to a fine of AU$250.More

PETS Similarly, if evidence of housing pets are found on the premises during your stay, we will impose a fine of AU$150 for professional carpet, sofa and bed cleaning services along with any other strata related fines for breaching the building code. COOKING If you plan to cook, that's fine but please note that there are fire alarms, so please be sure to switch open the doors/use the range hood fan while cooking. If the smoke alarm is triggered, regardless of whether you were cooking or not, you'll be liable for the costs of the fire department having to visit the home. MISSING /BROKEN ITEMS IN THE HOME if anything is discovered by our caretakers to be missing or broken and of course be chasing up reimbursements via TripAdvisor.
