In response we have invested a four-figure sum to have a state of the art Reserve Water Tank installed to the side of the villa - conveniently out of sight this tanks holds 1000 litres of water and is fully plumbed into the villa - so at any time that the water is cut to the village the water tank's pumps kick in and switch the water supply to the reserve tank - then when the water supply is returned to the village the tank refills itself - we are one of only 5 Villas on the Noravel exclusive development to have made this investment in so doing guaranteeing our guests water 24 hours a day POOL SERVICE: Unlike many owners we have our pool fully serviced every third year - this is another four figure investment but ensures our pool is perfect - it was last full serviced pre-season 2016 and so our pool was drained, acid washed, any missing tiles replaced, all filters cleaned and renewed and refilled during February 2019 ready for this year's rentals FULL POOL PATIO REFRESH & REGROUT: We noticed that understandably after a number of years that many of the non-slip tiles around the swimming pool had lost their grout and what grout was left was crumbling and discoloured - and so we have had the entire pool patio regrouted and cleaned during January 2019 SINCE 2016 ...The interior of the Villa has been repainted - externally the eves and balustrades have all been repainted. All the rejas have been removed, stripped, treated and repainted We have bought new sunbeds Wifi - upgraded in 2018 to 20 MB complimentary wifi throughout the villa New 8 kilo Daewoo Washing Machine bought in March 2019 and new integral Candy dishwasher installed in 2018 This is an ideal holiday destination for families, golfers, cyclists and divers - San Juan is a beautiful typical Spanish town with one of the best sand beaches on the Costa Almeria, for golfers there are three Championship Courses within easy reach - Almeria's rugged coastline offers stunning route for cyclists and this year the town has seen the opening of a new dive centre. There are ample beautiful coves with sand beaches either side of San Juan. An open plan lounge with dining area leads onto the garden patio area and large titled terrace surrounding the pool at the rear of the property. The modern well equipped kitchen is fitted with an electric oven/hob, fridge/freezer, dishwasher and microwave. One good size twin bedded room is located o­n the ground floor looking onto the pool area. A shower room with hand basin & w.c. is situated next to the bedroom. The sofa bed in the lounge accommodates an additional guest A winding marble staircase leads from the lounge to the first floor level where 2 more bedrooms (l king and 1 twin) can be found. The main bedroom has patio doors with a balcony and pleasant sea and mountain views. A second bathroom with shower is adjacent to both bedrooms. Fully Air-Conditioned - Barbeque - Dishwasher - Entry Phone - Garden - Free 20MB WiFi / UK TV via internet / Spanish TV / Hundreds of Free Movies - Long Let Considered - Near Beach Near Golf - Three Championship Golf Courses within easy reach - Off Street Parking - Private Pool - Satellite - Sea Views - Solarium - Terrace/Balcony - TV - Washing Machine Filtered water straight from the tap saves the slog of constantly running in and out of shops and buying giant plastic bottles of water. Off road parking is accessible behind locked gates with private intercom access Guests are requested not to smoke in the villa Sorry no pets PRICES: Our prices include everything except electricity used. The meter is read by our property managers as part of the meet and greet and then on departure. Electricity is then charged at 50 cents per kilowatt used. We also charge a £250 Damages Deposit. Excellent communication from the owner - this always helps when booking a new villa. Comfortable beds, lovely well kept pool, lots of channels on tv. The sun shines by the pool right up until 7pm. Very good access to local restaurants.
