Separate dining room (seating for eight). 2 x bathrooms with bath, shower and toilet. 1 x en-suite shower room. 1 x toilet. Garden with decking, lawn and gravel picnic areas. Parking for two cars (one space is for smaller vehicle). Parking free and unrestricted in road opposite house.

A great setting for a family reunion
There was plenty of space for our group of 12. The main shower & bathroom were fantastic. A really well equipped kitchen. The beds were very comfortable & the linens excellent. Katie was really helpful & very flexible about checkin & checkout.

Fantastic stay in a wonderful house
We absolutely loved our stay at Katie’s property! We had 14 people in our group, and there was more than enough room for all of us - with various bed configurations in each bedroom. There are three floors - with a spacious living / dining room, kitchen and WC on the ground floor, and multiple bedrooms / bathrooms on the first and second floors. There is also an excellent garden with outdoor seating which would be lovely to spend time in over the summer months. There are two parking spaces on the driveway and plenty of free on-street parking in the road opposite the house. The property is very well connected to both Poole and Bournemouth - the centre of Poole is approx. 10 mins drive away, and a train into Bournemouth centre is also under 10 minutes. There are plenty of shops in the local area - including a Lidl and Tesco within walking distance. Despite being situated on a main road, the house itself was very quiet / private, and everybody slept well overnight. The host Katie has been fantastic - with great communication before, during and after our stay. She ensured that we felt welcome and had everything we needed. She also very kindly offered some flexibility with our check-in times which was much appreciated! I would thoroughly recommend this house if you are a larger group looking for somewhere comfortable and convenient to stay in Bournemouth / Poole, and we would not hesitate to stay here again in the future! Lovely house in a perfect location
I spent the weekend here with a group of 11 other ladies and it was the perfect spot to stay in the area. Katie was a wonderful host, very easy to contact and very helpful with any issues. Everything was clean, tidy and easy to find. The parking outside is a massive bonus as it easily fits two cars and most activities in the area are a very short drive away, so the location is ideal. The house is gorgeous, I have stayed there before and will definitely come again!

Family meetup
A large house sleeps 13, but only 5 adults and 2 under 2s in our party.K the owner couldn’t have done anything more. We visited in June so of course needed the heating on and the house heated quickly. Plenty of hot water and everything else we needed. Near shops for things we’d forgotten and we all walked to the beach the next day. The only downside was the lack of immediate parking, but a road opposite proved to be useful.Towels, flannels and dish cloths were all provided. Sadly the weather didn’t allow us going outside in the evening but would have been good on a warmer day.A lovely stay in a comfortable house.

Fab easter weekend stay
This was a really lovely house in a good location to stay! In fact the pictures don’t really do it justice to how lovely it really is. 11 of us had a brilliant stay over the Easter weekend here, there’s a lovely patio/back garden to enjoy the sun in, and shops, bars, restaurants, beach all near by! The host Katie was extremely good, gave me her number and texted me all the details I needed and also during the weekend incase I needed anything more- she clearly cares about the guests experience. Overall would definitely stay here again and recommend to anyone wanting to stay in the Poole area!

Excellent house
We found Katie's house on trip advisor as it's a brilliant and reputable site. From the moment I enquired Katie was efficient and answered my questions really quickly and very helpful. Was my 50th bday New year's Eve so we wanted to all be together and we weren't disappointed. The house is well looked after and presentable and there's nothing I can fault and with 6 children the house is big enough for them all and the adults. We had a ball and are looking to book again for Nye 2019..amazing place 😊 nothing was ever a problem for Katie..thank you so much 😊

Fantastic house for groups staying in Bournemouth!
Booked through AirBnB, myself and 10 others stayed here for a weekend having graduated the week prior. The house was exceptional for both cleanliness and facilities and is in a great location in Bournemouth being close to the beach and the town center. Katie is a lovely host and a very good communicator, and the whole group agreed we would definitely stay again!!

Lovely house in a great location with tons of space!
The house is located not far out of both Bournemouth and Poole and was easy to get to from Bournemouth Station. The house was huge with three stories and plenty of nice and well made beds on arrival. We had 10 of us staying during Bournemouth university graduation week, plus people popping in and out to say hello and had no problems with space.
Would definitely visit again!

Fantastic, well equipped large house
I booked this house for a mixed group of 12, location was ideal; on a main road but very close to Bournemouth. There is a Lidl only 10 minutes walk from the house and Ashley Road is also a 5-10 minute walk if you want a pub stop nearby.
The house is split over three floors;
Ground floor; toilet, lounge, dining room, kitchen
First floor; 3 bedrooms - 2no double bed with single, 1no double bed with ensuite and another bathroom
Second floor; 1no double bed, 1no double bed with single, another bathroom
The kitchen is well equipped and some provisions can be found also. There is a large american style fridge freezer so plenty of room to feed the group, I arranged a Tesco delivery which I would reccommend doing. There is a good sized garden which benefits from plenty of sunshine throughout the day, there is decking and a table - we were incredibly lucky to have great weather so we managed to eat dinner here on the Friday night as well as breakfast on both mornings.
The owner; Katie, was incredibly helpful and responsive to all messages both prior and during our stay. She gave very quick replies to all of my questions.
Would definitely recommend this place; in fact, i already have!

Home from home
Thanks Katie - the house was perfect for our needs. Children ran around trying to choose their favourite bedroom and there were plenty to choose from. I was happy cos kitchen had all equipment needed to cook as if I was at home. Hubby happy cos he could have a real fire. House well situated for by Bournemouh and Poole beaches - even in February we managed a few walks on the beach. Nice looking garden - had it been a bit warmer I could quite happily have breakfasted out there in the full sun. Proximity to local shops a complete bonus for holiday cooking as did not feel need to do a big shop. Only regret that did not get to try out the local pub....

The house is ideally situated between both Bournemouth and Poole, and is close to Branksome train station. Penn Hill and Ashley Cross are nearby, and have many great restaurants and bars for socialising with friends. Tower park is also nearby and offers cinema, water slides, bowling and restaurants. A short drive will bring you to Poole Harbour and Sandbanks. Poole Harbour is a large natural harbour, there is lots to see and do in and around Poole Harbour, from watersports to fine dining, countryside walks to fishing. Sandbanks Beach is known as one of the best beaches on the South Coast of England. The beach is of the finest quality with fine golden sand which gradually slopes away into the water. The house is really close to Branksome train station, and is also on the main bus route between Poole and Bournemouth - there's a bus stop right outside the house. You can easily walk to Ashley Cross village and Westbourne to enjoy boutique shopping, coffee shops and restaurants. Bicycles are available to hire for the day and the nearby beaches and Jurassic coast are all accessible using public transport or pedal power!
