Next door to the master (kingsize bed), another bedroom with twin singles is ready to be enjoyed by kids or adults alike. A spacious family contemporary bathroom is for all guests. The utility room also has its own washing machine, tumble dryer, and iron & a door opens out into a sunny garden with seating area (accessed down some steps) for your use. Whilst upstairs there is an additional third bedroom with double bed, and a small cloakroom with toilet and sink next to the kitchen. 12 on the Hill is situated in an excellent location in the village. Only a 5 minute walk from Queen Elizabeth Forest Park, you have nature at your fingertips & breathe the fresh air. A 2 minute walk downhill into Aberfoyle and you’ll find the high street, filled with local independent shops to enjoy! Our personal favourites on the high street include Maggie’s Bakery, where the smell of her delicious shortbread immediately beckons you to come in, and is also stocked with a variety of jams, chutneys, and other baked goods. The Station is a great place to enjoy a coffee inside or outdoors, with a shop section filled with Scottish locally made gifts to be bought. There is so much to do in the area, with the Three Lochs Forest Drive at your doorstep, and the Go Ape high wire challenge at Queen Elizabeth Forest Park. You’ll find a gorgeous large waterfall, a few minutes walk through the forest, as well as a centre with cafe & beautiful views at the top. Just a 20 minute drive away, you’ll find Callander - a Victorian tourist town with more local independent shops, and Bracklinn Falls which is a beautiful hike. Around 45 mins drive away you’ll find the beautiful village of Luss situated on Loch Lomond, with its famous & colWELCOME to this lovely 3 bedroom holiday home in Aberfoyle village -Deceptively spacious and great for families, groups & accepts dogs on request! It features a large living/dining area with large corner sofa, open south-facing aspect across the village & to the hills, a well equipped kitchen & a family bathroom with walk in shower , as well as 3 bedrooms- a twin & a double bedroom downstairs and a third single/twin. The village of Aberfoyle is very well situated in the scenic Trossachs area of Scotland, just 26 miles north of Glasgow and 22 miles west of Stirling with some stunning scenery on your doorstep LOCATED in the heart of the Loch Lomond & Trossachs National Park area, , it is an ideal base from which to explore the wonderful landscape. Nearby you will find Loch Ard, which boasts exciting activities including water sports, many walking trails such as the Loch Ard Sculpture trail, fishing opportunities with permits available locally as well as Loch Katrine where you can hop on-board a lake cruise on the SS Sir Walter Scott or hire a bike and explore on 2 wheels. ABERFOYLE is a popular holiday village, with its local amenities, a well stocked Co-op supermarket (open 7am-10pm daily), cafes, pub, chemist, shops, post office, fuel station, a new cycle hire shop and the Scottish wool centre, a regional attraction on the story of wool with live sheep shows, spinning demonstrations and working sheepdogs. The village also boasts one of the most scenic golf courses in Scotland, the Aberfoyle Golf Club, established back in 1890. The house is ideally positioned just above the main street of the village and a short 10 min walk from the door through the forest up to The Lodge visitors centre in Queen Elisabeth Forest Pk with waterfall, scenic views, cafe, lake & mountain walks &, Go-Ape zip wire experience (one of the longest in the UK). Hill walkers and cyclists can enjoy many wonderful trails across bens and lochs, through Dukes pass and onto Callander, around Loch Lomond. For those who wish to go further afield, there’s Stirling Castle, Blair Drummond Safari Park, the Falkirk Wheel, Glasgow, or even Edinburgh. Whatever the weather there’s something for all the family!

Interaction with guests: The house has everything you need for a comfortable stay and has an unusually spacious living area ideal for groups of people staying, or families of different ages. Of course when the sun shines you'll be up those hills but should it rain, as well as the TV, there are board games and books to browse, the third bedroom upstairs is an adaptable space & can be easily used as a day room/an office/small dining area or kids playroom. There's even a small hatch that you can open if you need to keep an eye on the kids whilst cooking.Suggestions for a rainy day? Go up into the forest to check out the animal hides, watch the waterfall & make dams in the streams, perhaps you'll see a woodpecker or red squirrel on the way!

Bonny village in Bonny Scotland
From the moment we arrived to the village and the arrived at the door , greeted by the house keeper (lovely lady ) what a fabulous central place close to all amenities to the village .... fantastic clean property .... a family of five (mother and father ) daughter and son in law and granddaughter and dog ..... enough room for all and more if needed . all amenities needed what needed for our stay .... as we ate in all the time and only ate out once our last night . However I’m glad I brought my slowcooker as prep of meal night before the next day so no time spending prep and doing meals when been out exploring the surrounding area ..... a week is simply not Enough . In the village is a co-op Cafe Chip shop /pub next door (never tried ) Fourth in lovely food and nice place to have a drink -always busy . Chemist Butchers Woolen mill Tourist info Hair dressers Feirie tree (lovely pub, lovely welcome always , amazing food ) Doctors Fire stations Bed and breakfasts places . Jill is to hand at any time via txt and seem very pleasant and speedy with any queries while you stay . Check out the wall art while here as most of it is signed by herself . ...... Just excellent
We had a fabulous holiday and cannot recommend this property enough. It was warm clean and well equipped. We met the owner Jill who was very helpful and friendly. It’s in a great location with loads do and see without travelling far. A few highlights were Connic hill, Stirling, walks in the forest park, Loch Ard, Inversnaid, National Crannog centre, falls of Dochart and of course the Loch Katrine cruise. In fact there’s so much to do in the area we ran out of time so we’ll have to come back!

Super house, comfortable, well equipped and pleasing,in stunning surroundings
Five star house - it's recently been redecorated and furnished to a high standard with everything you need for a comfortable stay. The location is very convenient for the village and the scenery in the Trossachs is truly beautiful. We thoroughly enjoyed trips to the Queen Elizabeth National Park Centre and to Invershaid. I'd also strongly recommend the Three Lochs Drive within the National Park, the scenery is stunning and we came home with some spectacular photographs.

Relaxing Get Away
Just back from a very relaxing 4 nights away, 12 On the Hill suited us perfectly, house is very clean and very well equipped and very spacious throughout. We actually did very little when there as we were in much need of some chill time, just lots of lovely walks with our dogs. Would definitely return

Excellent Place to Stay!
We arrived late on the Saturday night of out long weekend at '12 on the Hill', which wasn't a problem as the handy key box let us get straight into the property. We unloaded the car into the lovely warm home, once we had settled into the spacious bedrooms we decided it was time to relax. There is nothing better to relax on than the unbelievably comfortable couch in the living room! On the Sunday we woke and made some breakfast in the kitchen and headed to a nearby hill walk, Ben A'an where we found the most stunning view after a short, but steep, walk. Ben A'an is only around a 20 minute drive through some breathtaking scenery. We returned home in the afternoon, again made good use of the couch but before we headed into the village for dinner we made very good use of the board games provided in the cupboard! After a very short walk to the Forth Inn we enjoyed an excellent dinner followed by a few drinks in the very rustic bar. Monday consisted of us rising up and indulging in a cooked breakfast (the Co-Op supermarket is across from the pub). The cooked breakfast set us up in order to take on the Tree Top Trail at Go Ape which we would all thoroughly recommend as a mixed group of scaredy cats to adrenaline junkies. When we returned a few hours later we cooked ourselves dinner and enjoyed a drink and games night (again using the board games provided). After two fairly active days, we decided on Tuesday that we would make use of the MacDonald Forest Hill spa. Where we got a 3 mini treatment deal and full access to the spa for a reasonable price. In the beautiful surroundings it was an excellent way to end a truly unforgettable trip. 12 on the Hill has everything you will need and want while you are away from home, the location is excellent with the shops, pubs and restaurants within a 5 minute walk. I could not recommend 12 on the Hill more, Jill being an excellent host answering our texts asking for recommendations to us and helping us get there! She truly is a credit to making our weekend so great.

Warm, welcoming and clean!
We have loved our trip to Aberfoyle, the village really is in an ideal and central location for enjoying the Trossachs and Scottish landscape. The house is well furnished, warm, welcoming and clean, with parking out front and a tidy well-kept back garden too. We decided to cook most of our meals at the house, and the kitchen was well equipped to deal with this. The local pub life isn’t bad either! Three pubs within a few minutes walk of each other makes for a good mini-pubcrawl. A short distance from the house is Go Ape, an activity centre which really does provide breathtaking ziplines across the valley along with pretty intense treetop trails. (you’ll definitely want to spend the rest of your evening feet-up on the huge corner sofa after that!) Another way we found to unwind was at the Macdonald Forest Hills Spa which offers great mini treatments which were very reasonably priced and included full use of the spa facilities for the day too… the drive there is also very scenic.

Absolutely fantastic
It wouldn’t be an exaggeration to say we had one of our best family holidays here, staying at Twelve on the Hill in Aberfoyle. A family holiday with a 17 year old and a 12 year old. After three years of beach holidays we were all looking for something exciting, action packed and active, and this is the perfect place to really spend family time together. The house itself is brilliantly situated in Aberfoyle, a minute from the village with a Co-op to enable easy self catering. The visitor centre is extremely helpful and can help you plan each day with lots of great advice and easy directions. The house is fully equipped, comfy sofas, really really comfy beds, hot bath, lovely hot shower, very clean and relaxing. WiFi is strong, and there are games and DVDs and flat screen tv. We were able to fit in so much in a week. Getting acclimatised by going up to the Lodge in Queen Elizabeth’s Forest then had lovely walks. Our favourite was to the waterfall, relaxing in the hammocks. It’s so beautiful . Great cakes as well by the way in the cafe. Days out in Balmaha, climbing up Conic Hill- higher than you think, trawling around the beautiful village of Luss, which has a great fairy trail for little ones, boat trips on Loch Lomond, trip to the Fringe Festival in Edinburgh, the European Championships in Glasgow - neither are difficult to get to , and neither is Stirling. I recommend this rental 100%. Value for money x10

A splendidly warm and relaxed environment. Amazing scenery for walkers, cyclists and a gem for photographers. The local pub is welcoming (The Forth Inn), the food is of a good standard and the bar is well kept. The only problem I had was leaving.

The perfect base for exploring the area.
A very well-equipped holiday home, perfectly located for the local pub (excellent food) and walks, from the door, in the Queen Elizabeth Forest Park. Other great walks and fantastic scenery are a short drive away. When back from a day's exploring, there is a beautiful lounge/dining room to relax in - loved the sofa - and a dining table that was perfect for group dinners and board games. The kitchen had everything we needed and the beds were very comfortable. Recommended.

Delightful accommodation with stunning woodland & mountainous surroundings
I hadn't actually heard of Aberfoyle before this trip - I didn't realise what a trreat I was in for! Aberfoyle is a small and friendly village in Loch Lomand and The Trossachs National Park. Wherever you look/walk or travel you get to enjoy stunning and lush countryside. We did lochs, we did woodland, we did hills - all in two days! I took hundreds of photos - the scenery is so dramatic. As an outdoorsy person it was a very easy place to holiday - there's lots of brochures available in the village with maps of local trails to do and there's a handy visitors lodge up in the woodland a ten minute walk away. There's also a Go Ape by the lodge for the more adventurous types! If I'd have had more time I would definitely have hired a bike from the local bike shop - there were plenty of places to have biking adventures. Next time... '12 On The Hill' our holiday home was perfectly situated literally a minute's walk from the village where there's a huge Co-op, a pub that serves excellent food (The Forth Inn) and McGregors Coffee shop (the cakes looked tremendous!). The house itself was a very sociable space for my holiday with my friends because of the huge and beautiful lounge/living room. I was very taken with this room. The glorious corner sofa became my favourite resting place! And the large rustic dining table was a cosy gathering place for meals. The room itself is very tastefully decorated in warm greys and browns which compliments the views of the mountains and woodland from the window. The rest of the house was great too, but the lounge was the showstopper for me! I'd highly recommend 12 On The Hill as a holiday location - the house itself would suit friends, families and couples as the lounge is so vesatile and large. And Aberfoyle is a delightful, friendly village to base yourself for an scenic holiday in this National Park.
