Lovely apartment, great location, roomy and comfortable, perfect for the Fringe
Just stayed here for a week at the 2022 Fringe. Can't praise it too highly. It's well kept, clean, bright, spacious, comfy and brilliantly located. The living room overlooks the Royal Mile so you can watch the street performers without even having to leave the flat if that appeals to you! But it really couldn't be in a better location and is a really appealing, nicely balanced space. Lots of good little touches too - not only a loo roll for each toilet, but spare loo rolls as well! A spare adapter with multiple sockets and a long cable if you need to connect where there aren't any sockets. Spare dishwasher tabs. Washing powder supplied for the washing machine. Decent bedside tables with sockets you can charge your phone at overnight; ample towels; a drying up cloth in the kitchen &c &c. I know these are all tiny things individually (and very "first world" concerns), but how many places have you stayed in which have none of them and it's really annoying? Well, this apartment has thought all that through. It even had an inkjet printer which was great for us as we were able to print supplementary slips of paper with reviews on to staple to the fliers for our daughter's Fringe show! Drawbacks? It is on the fourth floor and of course there is no lift, so you have got a tramp up four long-ish flights of stairs to get to your apartment. We knew that and were quite happy with it, but if you struggle with climbs or have weak knees or elderly members of your group or kids in buggies, this would be tricky I guess.
But overall a really first rate location and the service from the staff at ESC was superb. We were delayed and ended up arriving a day late and they couldn't have been more helpful or friendly. In short: highly recommended.

Comfortable, well located flat
This is the third time that we've stayed in this flat for the Edinburgh Fringe. It is right in the heart of the festival with great views over the Royal Mile. We didn't find it especially noisy. The flat is comfortable.

Great accomodation
Booked to stay for weekend , with 4 other adults - plenty of room for us all.
Was met at the apartment on time and shown round the facilities.
Accomodation was clean and fresh.
Location is fantastic - right over the Royal Mile.
There are quite a few stairs to climb, which wasnt a problem for us.
Would not hesitate to use again - In fact , hope to do so

Great views and a great location
We stayed here between Xmas and new year in 2016. The flat is very spacious with high ceilings and is lovely and warm. The flat is on the top (third) floor, which means there are many steps to climb, but the views are worth it. There are nice views of the university and of Arthur's seat out the back window. The front window has views of the royal mile, so you can watch the street performers from the flat.
A word of warning - the flat is noisy. It's a listed building, so the sash windows are only single glazed, which let in the noise from the royal mile below.
The location of the flat is ideal for exploring the old town.
Would stay here again.
Wi-fi, TV and DVD player are provided. Kitchen has all mod-cons.

Outstanding stay in the heart of the capital
We booked Parliament Square for two nights at the end of November as we were through in Edinburgh for a family birthday. In spite of the weekend not going quite to plan (spent far too much of it in A&E!!!), the apartment was flawless: spotlessly clean, deliciously comfortable, and everything from the handover to the ease of departure went like clockwork.
You would struggle to find a more conveniently situated place if you wanted to 'do' Edinburgh in the run-up to Christmas... or during the festival... or any time, really. We hope to be back.

Fantastic
lovely flat in a brilliant location. It is incredibly spacious and beautifully equipped while still feeling homely and relaxing. The heating was great which was very important to us. Yes, there are a lot of stairs and it is important to know that but the location is so convenient that it is well worth it. There was some noise from the street but it is Christmas. Communication on the booking was excellent and the list of restaurants helped us to find the stunning Petit Paris ,shhh, don't tell anyone else!
Edinburgh never disappoints.

Brilliant, home away from home !
brilliant apartment , brilliant location , brilliant price. Central to all locations in edinburgh. lovely family friendly apartment with luxury style settings. Feels like your just at home in a different city. No problems at all with apartment or people dealing with our stay. thank you .

Perfect for our needs
Could not be more central for festival. Perfect for us but as others have said there are a lot of stairs and luggage/shopping took a little effort. Felt fitter by the end of the week!

This is a tough one to review.
The pros
Beautiful well appointed flat,lovely decor, bright lighting, very spacious areas,only one bathroom but extra toilet.
The cons
Many flights of stairs to struggle with suitcases.
At festival time,the sound from the street easily reached us but generally died down before midnight.
Quite a bit of walking to actually reach flat, but again because of the festival some of the high street was closed to traffic .
Having said all that if you don't mind the cons I would certainly recommend it for a stay which is full of character and bang in the heart of the city.

Lovely apartment, great location
We rented this apartment for a week during the Edinburgh Fringe Festival. It was very well equipped with three good sized bedrooms. It was located a few blocks from Princes Street, so it was easy to walk there, but far enough away to escape the Festival crowds. Francois was very busy at that time, but all went smoothly. Lots of restaurants and coffee shops nearby, and a very nice bakery
