Ludgate House is found on a side street, just five minutes' walk from Peebles High Street, which has won awards for its dedication to small, privately owned businesses. Edinburgh is less than an hour away; visit the world famous Edinburgh Festival in August or simply sample the history for the day!

I like to meet my guests whenever I can and love to be as friendly as I can and as involved as required. As I'm a teacher, I'm not always able to personally meet you, but will instead leave you the code to our keysafe so you can let yourselves in at your leisure. In these cases I will try to phone you after arrival to make sure all is well. I will also try hard to offer early arrival or late departure whenever possible; it's so important to us to be as flexible as we can. We are always very happy for staying guests to call, text or email at any time if they have any queries.

We enjoyed a lovely 4 day break at Ludgate House. Dog friendly and child friendly and a very short walk to the shops and cafes, it ticked all the boxes and did not disappoint. The wine and food awaiting in the fridge was a kind...More

Really comfortable home in a quiet residential road but only short walk to good pub, town and lovely walk beside the river tweed. We wanted for nothing whilst there as everything was provided,very generous host's. Lovely private garden.

The welcoming, characterful sitting room has French doors out onto the patio and a log burner with all necessities to make a fire for relaxing nights in, plus an extra basket of logs. The television has Freeview and a DVD player and there is a selection of films for all ages. As in all the rooms, the owners have tried hard to create a quality yet cosy atmosphere with framed artwork and inviting furnishings.

Drinks cabinet and library of local information books and novels. The dining room / kitchen has a second feature fireplace, with a gas fire in the style of a log burner. It is set amidst beautiful rolling countryside, with an eye opening amount of outdoor activities right on the doorstep.
