It has a cosy cottage feel about it with sole use of the gated front patio garden with private access from both the front and rear of the building. The front entrance porch has practical space for shoes and coats and leads to a generous lounge, complete with 2-seater sofa-bed and 2 armchairs. The sofa-bed includes a comfortable small double memory foam mattress (4ft x 6ft). The lounge is a light and airy room with solid wood flooring that suits the charm and the character of the building. We have a flat screen TV with Freeview, Chromecast, Sonos and Wi-Fi internet access plus a varied selection of DVDs and books. Through the door to the kitchen (newly fitted in 2020) and dining area, which is well equipped with all new appliances including electric oven and gas hob, fridge-freezer, dishwasher, microwave and washer-dryer along with cupboards packed with plenty of pots, pans, crockery & glassware, cutlery & utensils - all that you might need for a short or long stay. There is seating and dining space for 4 guests. The inner hallway leads to the bathroom and bedroom and there is also rear access to patio and parking. The bathroom is modern and spacious and consists of WC, basin and a generous sized walk-in shower. We will provide bath towels for your stay and we also keep a supply of shampoo, conditioner and shower gels available which you are welcome to use. The bedroom is a quiet space to the rear of the building with a double bed with the most comfortable memory foam & spring combo mattress. Perfect for restful sleep. There’s also a chair & side table, wardrobe and chest of drawers. The bed will be made up ready for your arrival. This is an ideal retreat for couples, but the sofa bed allows for friends or a small family. It’s perfect as a base to visit the many attractions around Kent and surrounding areas. Guests with children or with mobility issues should be aware that there are 8 quite steep steps down to the road from the front patio garden and a further 8 to the rear. There is currently a handrail to assist at the front only. Local amenities include a village store/post office and various pubs, restaurants, tearooms and various shops all within meters of the property. The village of Sandgate fringes the English Channel and spans 2.5 kms of Kent coastline between Folkestone and Hythe. It's just a few minutes from both towns by car or bus or a level seafront walk or cycle ride. You'll find beaches with long views over the Channel. There are plenty of places to visit including Folkestone's Lower Leas Coastal Park, the "World Famous" Romney, Hythe & Dymchurch miniature railway, Dover Castle, Canterbury Cathedral, Port Lympne Wild Animal Park and many more wonderful spots throughout the Kent countryside or if you prefer you can jump on a ferry and head to France for the day. We are happy to accept 1 small, well-behaved dog at a charge of £25 per stay for additional cleaning. To save any embarrassment, please do not ask about any dogs that are not a small breed. We have an agreement with our neighbours and are unable to offer accommodation for any dog that does not fit this description. **Please note that the minimum booking during peak season is 4 nights and should be within a Saturday - Saturday time frame (or Friday - Friday by prior arrangement). Interaction with guestsWe are not on site, but we are available on phone or email. Keys are provided on a lock box to collect whenever you arrive. We have put together a quite comprehensive manual for the property and places to visit for a day out, drinking, eating, walking etc. Given reasonable notification we can help in many ways such as booking transport, hair appointments, restaurants etc.

The apartment was very comfortable and well furnished with the advantage of a parking space at the rear.The kitchen was very well equipped and we enjoyed 3 nights with our dog,for whom bowls and biscuits were provided.We never used our car as there are excellent bus services within yards.We had come especially to see the Folkestone Triennial which we would thoroughly recommend.

Excellent stay in Sandgate and ticked all the boxes. Superb location for our purposes, walked to Folkestone Harbour and Hythe along promenade, with plenty of stops for refreshments. Apartment is fully equipped, clean, spacious for us as a couple. Allocated parking a big bonus (although a tight manoeuvre required but doable). Quiet bedroom space at night too, with a very comfortable bed. Large walk in shower with good water pressure. Steps at back garden to car parking very steep so take care but otherwise an excellent choice and our secret gem self catering getaway during covid.

Lovely flat, well-appointed, in great nick. Lovely and warm, comfortable sofa, chairs and bed. Good pubs and take-aways in walking distance, £6 taxi to Folkestone town centre / harbour for more choice of pubs and restaurants. Recommended

Stayed here for a family wedding in hythe with my husband and 2 grown up children. The flat was perfect for our needs. The bed was very comfortable, the shower was a good size. And we were close to all the amenities. The takeaway service was very good! If I had to give a negative point the only disappointing thing was as we were attending a wedding some of our outfits needed ironing, and the iron had black all on the bottom of it so was unusable! But Nikki was very helpful and even made a hair appointment for me. Thankyou would definitely book again!

The apartment was very comfortable ,well maintained , with pleasant décor and plenty of facilities to make the stay comfortable in a marvellous location. This part of the Channel coast is full of interesting coastal architecture and country parks making the most of the area. Leas coastal park and the walks between Sandgate ,Folkestone and Hythe are very pleasant

This apartment is perfect for a stay in Sandgate. It is very well equipped with everything you need for a comfortable stay, lots of teabags, milk and bread and even down to a dog basket and blanket for our little dog. He was very happy in his holiday bed. The location is excellent, very close to the beach, pubs and restaurants, all that Sandgate offers. Great stay.

I had a fantastic Christmas 2017 in Nikki’s lovely flat in Sandgate. It was the perfect place to relax and visit friends nearby on Christmas Day. Although the weather was not great we still managed some lovely walks along the beach with the dogs followed by hot chocolate in a local coffee shop. Nikki’s flat is really lovely and she had so kindly left us some yummy things to eat as well as basics like tea, coffee, milk and bread. The flat was also decorated for Christmas which made snuggling on the sofa with the tv really nice. There was also a TV in the bedroom that I hadn’t expected which was great. I would like to go back in the Summer when the wind and rain would hopefully have subsided and the garden in the front would get the sunshine. I really recommend Nikki’s flat and she was very helpful explaining the parking and places open nearby to eat.

Booked this flat to attend a family wedding in nearby Hythe. The flat was very spacious and had a homely and relaxing feel. The welcome pack on arrival was very much appreciated. Nikki the owner was very helpful and replied to all communications promptly. With only a 2 minute walk to the beach and great public transport links it was easy to get out and about to explore the area. Tip: if travelling by bus a daily "explorer" ticket allows multiple journeys throughout Kent. Would rent here again.

An extremely comfortable, spacious and well appointed flat with excellent wifi (better than 30Mb download). The bedroom has plenty of storage space and the bed is very comfortable, very important as I have a dodgy back. The excellent large walk-in shower was very welcome after a hot day working on an archaeology excavation. The big lounge has a very comfortable sofa and easy chairs and a collection of dvd's to watch if nothing on the large flat screen freeview tv takes your fancy. There is everything you are likely to want in the kitchen/diner, including in my case a very necessary washer/drier. Finding a fresh loaf, plus a carton of milk, a large bottle of orange juice, a jar of strawberry jam and a pack of butter in the fridge when I arrived was one of those little extra touches that makes this holiday flat stand out above most others. Cannot recommend highly enough.

About the neighbourhood
Sandgate is perfectly situated between Folkestone and Hythe. Our property is in the heart of the village and just a minute from the beach so from here you can enjoy a stroll to either town or just amble along to browse the gift shops, pick up essentials at the village shop or stop by at any one of a number of gorgeous cafes, restaurants and pubs. Relax and enjoy being by the sea!
Getting around
Bus routes run to and from Folkestone, Hythe, Dymchurch, New Romney, Lydd and Rye, as well as to the historic city of Canterbury from stops just a short walk from the door. Trains from Folkestone West (the nearest station) run to London via Ashford, around the coast to Dover, Deal and Sandwich and on to Ramsgate and Margate or to other places via Canterbury. Alternatively if you'd like to try cycling the area, there is a cycle hire point just a 5 minute walk from the flat. For a day trip to France, get along to Dover and join one fo the cross channel ferries, but be sure to book first or take the EuroTunnel to Calais - you can get there in 35 minutes!
