Great location, 5 minute walk from the beach. Nice apartments, clean, modern and pleasantly furnished with a large terrace. Beautiful grounds with a great pool area. Free bicycles available as well. Breakfast is served in a very pleasant greenhouse with a very nice buffet.
One thing, this definitely is a destination for families with smaller children so beware of the "noise factor"

I spent 2 weeks in August w my family and I can confirm the structure is very nice and confortable.Rooms are clean and well equipped w a small kitchen very usefull and a big terrace where to have lunch/dinner; weak point could be that the terrace is a shared one not well separated so no chance to have enough privacy if expected. If you are looking to have relax in the evening unfortunately there is no chance (at least in August) because of a noisy Luna Park opereting all the week unitl midnight. The swimming pool is great w a pretty idromassage. Beaches are 10 minutes walking distance but if you prefer you can rent a bike for free ; weak point is that beaches in the surrondings are small and incredibly crowded so would be better sometime to reach by car Spiagge Bianche or Cecina area.Restaurants are a few but very old fashion and with very slow service so avoid them if you are looking not spending all the evening siting at a table.In short a beatiful villa but a pity for the very poor quality of the area around.

Our family of 4 stayed at the Villa for 9 nights in July. We specifically targeted smth in close proximity to a beach and not centrical to any of large towns (in the case Cecina was a 2-3 km drive). The Villa is located in a quite place surrounded by beautiful pines. The walk to the beach (both sandy and gravel to choose from) takes just 7 min at max and you don't have to cross any of the busy roads just a short walk through the village Mazzanta and crossing a beautiful strip of pines stretched along the coast. There are two restaurants on the beach and couple places to dine in the Village - all of them just a 10 min walk at max. One can also choose to rent from a good collection of bicycles at the hotel to ease getting around. All rooms are equipped with the kitchen so there is always and option to have in room dining. The staff is absolutely helpful and despite being very busy they manage all the situations nicely and promptly. Breakfast are served at an adjacent terrace and are quite good (bfasts are not included into the standard room charge). The pool is good, the parking is spacious, rooms are clean suggesting the hotel is a good value for money. One thing to mention there is a nearby Luna Park which seems to have been opened just recently. It is operational from 9 to 12pm and is quite noisy since it offers very loud disco music as well as riding a roller coaster. It goes into a complete silence one the clock strikes 12 but is somewhat irritating when the show is in full swing especially for those rooms who directly face the Lune Park (it is on the outer side from the hotel on the main road).

We stay in this hotel on our stay on the coast of Tuscany. We choose thi villa on Booking.com, we rent small apartment, nice clean bit old. Breakfast extra charge and basic. Private parking , wifi works ok. Nice surroundings, 300 m to the sea. Bike rental free of charge, staff on reception very helpfull.

We were in Villa Mazzanta during first week of July and we are happy that we choose it. Place is really perfect for families with small kids, there is a nice playground in the back ok villa and a swimming pool with different levels good for kids and adults. Also a small hydromassage is avaliable. We were in a room on ground floor, with a nice porch perfect for lunch or dinner. There is possibility to have breakfast in the villa, and food is really good and fresh, mostly sweet and few salty things.Water is always free from their source.We highly recommend to contact reception for dinner choices, they can suggest you the best place around "pizza, fish and meat" as you prefer.People are really friendly and always avaliable for your needs. Take a bike for free to go to the beach was a plus.Parking inside the villa was safety and comfortable.

Room Tip: Room pool side can be noisy druing the day from kids playing, but fresh and silent during night
