This hotel can offer few decent night if you want to koko around Lago Trasimeno and not stay in the hotel. It is a bit worn out but if you stay few nights it is okey. There is a pool.
We stayed two nights and had four rooms. One of them was in older building and not in a good shape, the others were ok. They changed the room when we asked. There were childrengroup at the same time and they were noisy and rude. Some of us were wondering where were those tutors when the children run around the haalways late in the evening so we could not sleep. My daughter went to one room to ask them be quiet, there was no one who spoke English.

After 25 years I returned for a summer holiday to Trasimeno Lake. Things were unchanged or they did not differ a lot. Hotel Gabbiano is a correct place to say in this neighbourhood. The sympathic and very friendly staff, especially Gianvittorio is to be remembered. The have a correct restaurant a la carte with excellent meat and delicious antipasti !

Main locations in Tuscany and Umbria are conveniently linked by a highway and train station (Passignano) next to the hotel; you can get around quickly to Sienna, Florence, Arezzo, Gubbio, Perugia, Rome, Chiusi, Montepulciano, Assisi ... Lake Trasimene itself offers lots of beautiful sites and villages (including its marvellous islands) !

Room tip: Avoid rooms in front of busy motorway E-45. Otherway, quiet and relaxing.

Touring Italy by car with 2 adults 2 kids.
We booked this hotel the day before as we are living on the edge this year and wanted an adventure.
The hotel is big and very grand. The bonus is that it has an outdoor pool and is not shaded by the sun at all. The kids welcomed a pool after staying in hotels with just a shower.
Two restaurants and a bar on site. Loads of free parking and close to the lake.
Perfect retreat for a couple of days before racking up another 400km to Milan.

fairly standard accommodation. Rooms were clean but could have done with a cobweb brush dusting in the corners. Food at the pizzeria was great and the hotel staff couldn't have been more welcoming and helpful.

Room tip: ask for room at front with lake view and balcony
