The traffic noise at all times is horrendous. The smell of drugs is there every morning. There were "furniture-shifting" parties every night in the surrounding apartments. Strangers were knocking at the door in the middle of the night.
The air conditioner was unreliable.
The only nice thing I could say was Yami, the cleaner, was fantastic.
Don't be fooled by the headline rate of $45 a night, this nightmare cost $209 per night.
We stayed at Plaza Royal for 3 months over the summer, and it was exactly what we were looking for - affordable, simple, but with everything we needed, including AC, a serviceable kitchen, reliable wifi, and a nice porch. The location is great, between surf spots at Playa Carmen and Playa Santa Teresa, right above a good coffee shop and surf shop, across from a super market and tasty Argentinian restaurant, and 240 steps from the sand of the beach. The housecleaning is reasonably priced and excellent, and the few times there was a problem (leaky AC) Emilya had someone over to fix it right away.
