Great place and customer service. Roy is very kind. Very nice rooms, nice pool. AC and hot water works fine. Very nice private balcony.Great location, very close to Playa Carmen (walking distance), to restaurants, Coffee Shops and ATMs. Very close to Malpaís (10 min drive) and Santa Teresa beach (15 min), Playa Hermosa beach (25 min). Better to drive an all road vehicle although you can make it with a regular one. One block to The Bakery where you can have a delicious breakfast. Fully recommended! A lot of options around. Price product value!

We (my wife & son) stayed 6 nights. Enjoyed the place and it's location, 30 sec walking from Playa Carmen beach and restaurants.
Great location for surfers as well!
Roy, the manager was very helpful, devoted and always ready to help!
Worth coming back again next time!

Needs improvement:
The Wifi is too slow!
Room cleaning can get a bit of more attention - soap & towels. otherwise, service was excellent!

Room Tip: 3rd floor sea view room!

Thank you for your comments. We as well would like the WiFi to go faster. haha. Often the remoteness of this area makes connections slow in the entire town. And, we certainly will let the cleaning staff know about being attentive with towels and soap. Please come again soon!

Stayed here recently, for one night but ended up staying 4! Hotel is really close to the beach and we could see it from our balcony.great location.rooms are spacious, clean and nicely decorated, it had everything we needed - safe, good aircon, decent shower, comfy bed etc.The staff are lovely, really helpful, and any requests were dealt with quickly and efficiently.they speak excellent english.when we arrived we were given a choice of two rooms and we got a discount for extending our stay, which was a nice touch. Even without the discount, it was really reasonable.Definitely recommend this.

Our room was spacious and clean. The balcony overlooks the ocean and had very comfy chairs. The location is awesome- 2 mins from the beach. There is a kitchen for use and a small but adequate pool. All in all perfect for the price and Santa Teresa.

Room Tip: top floor for the view

If you like comfortable small hotels with good people running it this is your place. Located just up from the beach and walking distance to bars and restaurants. Make sure you eat at The Bakery...run by real European bakers. Roy was the best. I got lost driving the back roads and he honored my reservation for the next night no problem..no cancellation fee or anything.
