The Pilgrim House Inn was a convenient jumping-off point for exploring Newport, but not much else. Having stayed in Newport numerous times before, we chose it simply for that reason. While accomodations were clean and the staff professional, the rooms were on the small side and the Inn was a little bit tired. The price was attractive; however, for about $75 more, one would have gotten a significant upgrade in accomodations at one of the more well-known B&B's. So on balance, very average. If you're just looking for a cheap place from which to see the town, you'll be satisfied. But if you want much more, I'd look elsewhere.
