We booked here primarily because of the location, which can't be beat. The staff are very gracious and eager to please. A real plus is the superior breakfast bar, which is much more extensive than what I was expecting (more than the usual breads, fruit, and cereal). The breakfast room is very light and airy with a nice view of the water. This room is also open during the day and into the evening, for just relaxing with your own glass of wine or other snack. The rooms are comfortable, and pretty well appointed. However, there is one thing to be aware of. The "suite" rooms contain a loft as the second sleeping area, and the room images do show a ladder leading up to it. Be aware that it is pretty steep, and there is no bath up there, so to use the bathroom requires going up and down (special caution at night when it's dark). Otherwise, the room is good.

Room Tip: Choose a room with a water-view, or just use the breakfast room for relaxing with a view any time of the day.

There are some pros to this Inn. The location is convenient to downtown so you can walk to shopping and restaurants. We were pleased with the size of the room. There was queen size bed in main room with a couch a big tv. Upstairs has a loft with a full size bed and desk area. The check in staff is very friendly.
The are also some cons. Breakfast is included. It was cold and unappetizing. There was quiche that was bland, cold waffles, bagels and cereal. We were not impressed with the selection.
The biggest negative of the Inn is the thin walls. The people who stayed in the room next to us returned for the night around midnight. We could hear every word of their conversation as if we were all in the same room. I called the front desk to let them know. The person manning the desk said he would speak to the guests. We could hear him call the room about twenty minutes later. The guests were unfazed. I called again an hour later with no changes. We listened to their discussion until 2:15 am when they finally decided to go to bed.
I was surprised that the front desk made no offer of credit after our sleepless night.

We enjoyed a lovely king city-view room, with lots of extra seating for relaxing, reading and working. The staff were welcoming and helpful. Breakfast was fine and parking was easy, just out front. The location can't be beat. Would stay here again.

Room Tip: In the summer when days are long, I might choose a water view room.

Great people work here, hands down, some of the nicest people I've met in my travels. The property is quaint and easily located. Parking included is a blessing in this town. Room was very nice and harbor views were nice to wake up to. All in all, highly recommended.

We visited Newport for few days and stayed at the Harborside Inn. The staff was wonderful, warm inviting and everyone had a smile. Our spacious room featured a tiny deck facing the harbor and, this time of year, a view of the sunset. This was a nice addition.
We were near the common room and worried it might be loud. It was not. It was nice actually, as every afternoon they put out fresh cookies - A lovely aroma as well as treat. A nice offering for breakfast is offered.
The only thing that kept me from giving a five rating is because the bed was very soft and most with a bad backs prefer a little firmness.

Room Tip: Ask for one with a harbor view.
