Firstly the room smelled like a smoking room although on every door there was a no smoking sign. As our room was booked in advance they could at least opened the window before we came. Thankfully the weather was relatively warm so we could have the window opened all the time. But to get rid of the smell they should change all the furniture and paint the room and air the room thoroughly.
Secondly though I don't have problem with old furniture the bed was bad. One mattress went on top of another mattress which both were severely dented. I really slept badly though I had to be rested in the morning. The noise and commotion that started after 11pm (23h) didn't help. People slamming the doors running down and up the stairs. It also sounded like someone was pulling some furniture down the stairs.
They could also buy some full bed sheets not just a half sheet that you fold over the blanket leaving the rest of it out.
Breakfast was a sugar rush - too sweet pie, rusks, butter and marmalade and croissants. Instant coffee from automate, tea and some automated juice. Tablecloth had a lot of stains and looked like they weren't washed for ages.
The newest thing in the hotel/room was small flat screen TV. Didn't watched it.
All the things on their own wouldn't be so bad but all together made thing very bad and then you notice more bad things.
Some work and investment and this could be a good place.
Further more washbasin was in the room no space for towels next to it. So if someone is in the bathroom you cant dry your hands.

This hotel was fine for sleepover during our milano trip. The staff is helpful and kind. Hotel offers breakfast but dont expect much, its same every day. Centre of milano is reachable within 20min by metro but the closest station to the hotel is off the urban tickects (we bought 2day ticket) so on the way to centre you must buy another (oneway) ticket or go to previous station which is within the limit. The room is small but comfy with terace.

The cleaning is not so great, but considering how much we paid, was nice. The area is perfect, close to the tube and a cute small park near by. You also have a big supermarket near by if you are looking to save some money.

Room tip: Dont forget some slippers

Price and close underground station.
Entry to parking place is very narrow (you must close your mirror) and also entrance from the road is steep and high.
Facilities including elevator are very old.
Breakfast is only packaged and durable food.
