We just stayed there for the 2nd time in 3 years. Love the location, the neighborhood, the rate. Very helpful staff. LOVE THE OLD HOUSE. Could stand better cleaning between guests, although when I mentioned a specifically dirty area, it was cleaned immediately while we were out (don't think I should have had to mention it in the first place though). Dusting & baseboards are the weak points, otherwise fine in terms of cleanliness. My main gripe with the place though, are the beds. BOTH times we have stayed (different rooms) the beds are absolutely horrible. Soft, lopsided, plastic wrappers...just really awful quality beds. Summary: keep your staff, keep your rates/packages, without question get some decent beds (replacing the bedspreads would help immensly also), clean better. A coffeemaker set to go off at 6 or 7 a.m. in the lobby would be thoughtful too- 8 a.m. is very late for a lot of folks. I'll stay again, but only if the beds are replaced.

We just got back from a three-night stay. First the good stuff: Good location on Beacon Street in Back Bay, near the shopping/restaurant zone and of Back Bay, a 15 minute pleasant walk to the Boston Commons. The price was fair. We paid about $200/night for a large room with two double-sized beds for my family of four. The room was reasonably clean (though they don't clean it while you're there, and we found some popcorn under the bed that wasn't ours). It has parking for an extra $19 a day, right around back (you must reserve it beforehand, as there's only three spots!)

Now the not so good stuff: The manager, Dave. Man, this guy has to be the grumpiest, crankiest most unhelpful manager I've ever met. You ask him a question--nicely, politely, with a smile even--like a restaurant recommendation, or what day the Boston Marathon is--and he begrudgingly tells you the bare minimum, and you can sense he just wants you out of his personal space as soon as possible. There was also a young man, perhaps an assistant manager, who was much more pleasant. But unfortunately he didn't know much, and wasn't trained in the art of fine hotel service (One morning we came down at 8:15am to get coffee and saw it wasn't made. He apologized, saying he'd received a lot of phone calls, and said it he'd make it shortly. But then proceeded to prepare the tea first rather than the coffee, even though we were the only ones waiting! The coffee, by the way, was very watery. So we just went out and bought some.)

Oh, by the way, this is called a B&B, but it's really just a B. There's no breakfast.

Another evening when it was in the 50s outside the heat was blasting, I mean, blasting. It was a sauna in our room. So, we opened our windows (which looked out onto a nice street), and called to ask if they could turn down the heat. Dave simply told us to close our window. Why? Because he said by opening it that set off the sensors that put the heat on and made it hot throughout the whole building. He didn't explain why it was boiling even before we opened our windows or the logic of how one guest opening a window because he or she was hot could work to the detriment of all the guest rooms in the whole building. He also said there was simply nothing he could do about it because there was central heating.

Despite these shortcomings it wasn't too bad overall, but still, we wouldn't go back unless they changed management.

Boston, by the way, was fabulous.

And I'd highly recommend the Freedom Trail Foundation tours. Wonderful.

Room Tip: Room 32 was nice except for tiny bathroom

Firstly, the location is excellent. It is an easy direct walk into Boston. There are plenty of places to eat reasonably near by. The town house itself has some charm and the reception staff were friendly.

If I were opting to stay in Boston again, I would not stop here. My reasons being only to do with the room I had, which may or may not be representative of other rooms. Firstly, the bed had a horrid plastic sheet under the regular sheets. This made sleeping quite uncomfortable. The bed was poorly made and looked like it had been slept in already. The pillows were off white which did not do much to convince me otherwise. (However, they did smell clean, and the towels provided were also clean.) The fridge in the room made a terrible noise and I had to unplug it. The door lock was unreliable and the excuse 'it's an old building' doesn't really apply to a clearly modern lock.

The shower area was basic and rather grubby. It had one of those automatic air freshener devices, though it had no air freshener in it. For me, this sums up this guest house.

My boyfriend and I stayed here 3 nights. We arrived on st-Patrick's day and left the following Tuesday morning. You cannot beat the location. We stayed in room 31 which was large. The shower was tiny thought and the shower curtain was a little in need of changing. Other than that the room was great.
We had an issue with the people staying upstairs the first night. They kept pounding on the floor to the point where the frame of the room would shake but it was quickly rectified and they even offered to do something with the room which I declined. The staff was really nice:) I would definitely stay here again.

Wow...a real authentic Boston Townhouse on Beacon Street that you can stay in! This small, clean, unpretentious guesthouse is a jewel. Clean and modest it affords the opportunity to experience a bygone time period at a reasonable price.

It is a GREAT location if on a vacation to Boston to visit historic sites or to check out nearby universities. No car is needed.. 3 parking spaces are available at a first come first served basis for a charge behind the townhouse if you have one. The subway is within walking distance. There is no elevator so you must be able to walk up stairs.

Rooms are rather small with a refrig and microwave. Most have there own private bathroom. If you are lucky enough, there is a room on the top fifth floor with a small balcony overlooking surrounding rooftops, the Charles River and MIT. You will feel as if you are in the Boston version of "La Boheme"
