We were greeted by Joe at the desk when we checked into our room. He was very helpful and friendly. Our room was beautiful, clean, and very comfortable. The staff was very helpful and whenever we called the desk for help, they sent someone up to our room immediatey. We enjoyed the big lanai and view of the gardens and pool. The kitchen was well stocked and met all our needs. The restaurant had excellent food and reasonable prices along with a beautiful view of the ocean as you ate. This is the third time I have stayed here and if I come to Maui again, this will be the place I stay.

Pros: the beach is steps away, is clean, sandy, and semi-private. The staff is friendly and helpful but not intrusive. The grounds are immaculate. Parking is easy and plentiful. On site store is well stocked. On site restraaunt is good and not too expensive ($10 for a burger and fries that will cost about the same at Carl's on Maui). An activities director is available to assist with planning, but you can get better deals shopping around. Beware that the lowest priced deals come with a manditory timeshare presentation. You can horseback ride a few miles away, snorkle on the beach (gear is cheap), or travel north or south a few miles to clear water sandy beaches. The boats to Molikini are 30 minutes away. The "Quicksilver" is the absolute best 5-hour trip there. Parasailing is a few miles away. You will not regret doing this one activity if you do nothing else. A good Luau is right next door at the Royal Kaanapali.

The room we stayed in was on the 4th floor of the main tower. We had a partial ocean view, but a relaxing view of the quiet gardens below. The pool is big and clean. The spa is small but refreshing. Literally steps from the beach which is sandy and clean. Our room was one bedroom deluxe with a full kitchen. The beds were in a separate room apart form the living/dining area. Clean with plenty of furniture and 2 TV's. The kitchen was fully equipped which allowed us to cook in all week. Free in-room coffee, but Starbucks is just 3 miles away at Cannery Mall. There is also a Safeway there, but we stopped at Costco just outside the airport to stock up on food. If you go to BJ's, one 4-slice pizza will set you back $24 not including a drink. $125 spent at Costco will feed 4 for a week. Cook your own food and save a ton of money for all the fun island activities that are available. Or go to the Hyatt, spend $400-500 a night on your room and enjoy your ocean view. You won't be able to afford anything else....

Cons: This is a timeshare property, so each room is different in size and features. Read the individual descriptions carefully before booking. If there are rooms available, free upgrades are the norm. Just ask. Many owners "rent directly" but there are deposits, etc. Booking directly is easier in my opinion.

Tips: Rent a car. It is easier to get all over the island and will save you time and money. A free trolley stops in front all day long, but it only takes you to Lahaina (great shops and food).

The resort was actually nice, but I have 2 disappointments.

First, when I made a reservation I asked and paid for an ocean view and got a slight view of an ocean behind the parking lot and the trees.
The beach was excellent, and I think it was the best part of the resort. Pools are gated and accessible supposedly by the room key, but we never used our key; we were able open it from inside.

Second disappointment was to find out that myself and another family we were charged double during the checkout. I received a credit next day, but my friends still haven’s seen one and this double charge created an overcharge hassle with their credit card. I hope the hotel will pay for the overcharge fee; will see.

Aston kaanapali Villas appears nice at first but declines quickly. Each of the units is independently owned and maintained, meaning its hit or miss for things like working A/C, television, windows that open and close. The room categories are meaningless. "Garden view" means parking lot view. "Ocean view" means if you walk somewhere on the 13 acre compound, you may see the ocean, but not from your room. Oceanside room (what I booked, and the most expensive option) has no ocean view, and is hundreds of feet from the actual ocean side. Management plays word games with conventional definitions of "ocean side" and "ocean view". I guess technically anywhere on the island you are "ocean side".

All guests are charged $12 a day automatically for "facilities" use like their micro-gym, even if you never use it.

All rooms are supposed to have beach towels upon arrival, ($20 deposit automatically charged for each, and refund at checkout). Our room had no towels so we called the front desk to have some sent. 90 min. and two more calls later, they finally arrived. And as expected, they tried charging us for the towels we never had.

There's only one little restaurant that's overpriced. Avoid getting a meal near the closing time of 8:50pm, because the quality is pathetic.

At every turn there are reminder notes posted. No shoes inside your room - keep screen doors closed at all times - don't use the bed as a couch - don't move any furniture - no snorkels in the pool - no, no, no, no!

Lastly I would say its overpriced when compared to the cleanliness and quality of other resorts in the immediate area.

We stayed 6 days with my wife and daughter on second floor of Banyan building. The room was perfect with big balcony and nice updated kitchen and bathroom. the stuff was friendly though we did not use much of the service. We essentially were on our own in the room with cleaning service. We cooked 100% at home. Besides Safeway supermarket in Lahaina which is 15 min drive away - there is smaller, but also good supermarket next to the place toward south few minutes away. The beach is perfect - very clean and quite and the place is right on the beach without crossing a road. It gets deep very fast so it may no be good for non-swimmers, but there are mote shallow entrance few minutes away. Also few minutes away are rocks with lots of fish for snorklers. Beachwalk both direction is very nice - passing nice villas and hotels. We liked Maui in general for its natural rich and accessibility to nature. We visited state and national parks, drove famous road to Hana and many other nice places.
