Looking for a decent condo at a good price in a great location? You may want to consider Kamaole Sands - providing you do your homework.

In May of 2005 we stayed 10 nights at the Kamaole Sands condo complex in sunny Kihei. Previous reviews of this complex were rather mixed to say the least - with some people really liking it and others disliking it intensely. The problem seemed to be that some of the units are in need of refurbishment, while others have been updated and are in great shape. Almost everyone agrees the location (in South Kihei near Wailea and across the street from beautiful Kamaole 3 beach) is great and that the grounds are very nice indeed. Approximately half the units at this complex are lived in full-time by their owners. The other half are used as vacation rentals, many of which are managed by Castle. This is where the problem comes in. Some of the units have been recently refurbished while others have not. According to the front desk, the management company has been "leaning" on the owners to re-do their units. Many of them have, but some others have not. So... if you book here through a travel agency (which will book through Castle) you don't know for sure which you will get. Of course if you get a unit that needs repair you can always complain, and I suspect that Castle will move you to another unit if it is available - repeat "if it is available".

There is another way to improve you chances of getting a refurbished unit. You can book your place directly through one of the many "rental by owner" type websites. Just be sure that they state that THEIR unit has been refurbished recently. This is the approach I took. Of course, you don't know for sure if they are really telling the truth, so what I did then is a web search for "Kamaole Sands" and the particular unit number we were looking at. In our case, our unit "5-101" had a review HERE on Tripadvisor and the review was great. Place was clean and recently re-done - so we went for it.

Happy to say the unit was exactly as advertised. It was clean and in great shape. It was a ground floor unit so the view was nil but it had a surprising degree of privacy since the back patio was partly bordered by a screening hedge. Like most rentals, it was fully furnished with everything you need - dishes, silverware, etc, etc etc. The floors were tiled throughout - which made for pleasantly cool footing and lighting was excellent. It had cable for the TV's - a 25 inch model in the living room and a small (19 inch?) in the bedroom. There was even a built-in safe - which was NOT mentioned on the website. As I've mentioned, the grounds were beautiful, with banana trees and flowers everywhere. There is a decent pool for adults and a smaller kiddie pool as well as 2 hottubs. Some folks have complained that there is road noise near building 10, but our location (building 5) at the rear fo the complex was quiet and we awoke each morning to what sounded like a jungle as the morning birds greeted a new day.

Best of all (and this is typical of "rental by owner" units) it was a lot cheaper than the units offered by Castle. We were there "off-season" and paid $99/night for a 1-bedroom/2 bathroom unit. Considering the great location of the complex and the very pretty grounds, we felt this was a steal.

One final note:

Some visitors look down their nose at the town of Kihei and the truth is, that next to the fancy Ka'anapali/Kapalua and even more ritzy Wailea, Kihei comes off poorly. But the fact is, 98+% of places in the US will compare poorly to those beautiful (and expensive) resort areas. They cater to the rich and famous - and look it. Kihei caters to middle-class visitors. It's is not a bad place. It's neither unclean nor unsafe - it's just a regular middle-class town, like many others across the country - except it's on the beach and in Maui.

First thing people need to realize is that all of the condos are owned by individuals, therefore, every condo will be different due to the tastes and care of the owners.
We stayed in building 6 unit 402 and absolutely loved it! The condo was updated, and gorgeous. The floors are a seagrass matting, which is hard, but makes the condo smell like hay (we like that small), and are very nice to look at. The kitchen is very nice and spotless, and the bamboo hardwood floors are wonderful also. I can't say enough about this place.
The Kamaole Sands complex is as nice as I could have asked for! The pool is great and the security guys keep it orderly (there were a few kids there who were being vulgar and they stopped it immediatly). I do have to say though that your opinion of the complex would depend on what building you are in. I would only stay in buildings 4, 5, or 6 cause they are close to the pool and have great views. Two of the buildings (I think 8 and 9) look right at the neighboring condo complex, which I personally wouldn't like.
I got scared reading reviews of the complex that were written by folks that had stayed in bad units, and can't believe anyone would complain about the complex itself. The grounds are immaculate, it is right across the street from one of the best beaches in Maui, and the people there are very friendly.
And, we never saw a bug in our condo or on the complex grounds. The only time we saw any roaches was in a restaurant down the street.
We would stay at Kamaole Sands again in a heartbeat and are already planning out next trip!!!

Our group of 8 recently rented 2, two bedroom condos at the Kama'ole Sands for a week. We were all very happy with our stay. Both of the units were on the 4th floor in Building 10. One unit was second from the end nearest the road and we had difficulty sleeping a couple of nights do to noise, but otherwise were were very happy with our stay. The location across from Kama'ole Beach III allowed the adults in our group to leave the teenagers for the day and go out on our own. We all agreed we would stay here again....just be sure to get a unit back from the road a bit.

Kamaole Sands needs to have a standard for renting their condos. We stayed in Building 4 - 307 in June 2005 for our family vacation. The bed in the master bedroom and the sofabed matteress were in desperate need of replacement. There were roaches on kitchen counter and in the drawers even with all the food and non-food items stored in the refrigerator. Even with numerous calls to the front desk regarding our roach problem we still had roaches. We have been to hawaii several times and never had a roach problem like this. When we checked out after our 7 day stay we mentioned the roach problem and were told they spray quarterly and bugs are always a problem in Hawaii.

My family of 4 stayed in a 2 bd/2 ba unit in Building 4-301 from May 30th to June 9th. The owner just sold it but we had no problems at all. We booked it through Paradise Vacations. We went with another family of 7 who stayed in 3 bedroom unit at 5-116 which is owned privately and nicely updated too. We were just a parking lot walk away and further away from the pool noise. Check in was quick. Building 4 sits on the outskirts of the units. You get easy in and out access through the back gate on Keonekai Street to the Piilani freeway or Kihei Road. We got a partial ocean view from the Master Bedroom. No bugs to talk about thank goodness. This unit was very nicely updated with Tommy Bahama style furniture, granite kitchen countertops and comfy beds. I would have asked for more baking pans and I didn't find the second bathroom until the third day because we left our bedroom door open to let the air conditioned air in. The door covered the entrance to the bathroom. This was a single level unit, great for us since we have small kids and don't want them falling off the stairway. We went to Costco and bought too much food and had to leave it for the next guests. We were close to the beaches of Wailea and spent almost everyday snorkeling somewhere or swimming at the pool. Watch out for the pool monitor though. Kinda strict on the fun sometimes there. With kids ranging from 2 to 17, fun is not limited though. We went to Molokini, rode the Sugar Cane Train Ride and Luau in Lahaina- Kaanapali, went to a Luau at the Royal Lahaina Resort which is great because kids are free with each paying adult and they have a kids food bar if they don't like Kalua Pig, they can have mac n' cheese and chicken nuggets and hot dogs. We also went to the Maui Ocean Center in Maalea and really enjoyed the feeding show. The older kids went biking @ Haleakala and parasailing. Our family especially enjoyed our trip upcountry to a little place called the Alii Kula Lavender Farm. There you can have tea or lunch (reservations recommended) and enjoy a garden tour of the 45 different lavender plants they grow there. It's a good hour away but worth the trip for some peace and quiet and great lavender tea and scones. The elevation is around 4000 so the air is cooler and less humid. You can see forever from there too! A little off the beaten path but again, worth the quiet and beauty. We took the drive to Hana too and ate at Charley's in Paia for the kid's sake. The adults went back by themselves later to Mama's Fish House. Gotta have it "fresh fish" dinner, drinks, fresh ahi salad with the black pearl dessert to top it off and coffee too. My husband and I splurged on our honeymoon here 8 years ago and we did it again that night for almost the same cost. Can't believe it. I'd go there every time I'm in Maui. We went to the Hula Grill too in Lahaina but prefer Mama's. Hula's was good too, but if you want lotsa food for a good price, the local Da Kitchen is Da Best. Just down the street on the corner where the Maui Expresso stand is. Oh of course, gotta have the shaved Ice there and pick up your internet mail at the same time. There's internet access now at Kamaole Sands but you have to pay about $10 a day or $30 a week. You can get access for $1 for 5 minutes at the stand. Overall, we liked Kamaole Sands. We just remembered we were here on our honeymoon 8 years ago in Building 1 on the ground floor. The was noisy cause all the cars drive by your lanai. We were glad to be on the third floor this time. Oh, we also found the only scrapbook store on the island in Wailuku at the Island Paperie for you avid scrapbookers. For your family pictures you can get matching clothes at Hilo Hatties or try to save some money and get them at Wal-Mart. Guess that's it for now until we return in October and this time stay at the timeshare we bought.
