This was our second time visiting this property. Of all the places I've stayed around the world, Kings' Land is my absolute favorite. Staff are friendly and responsive. The resort is beautiful. The rooms are great: well stocked kitchen, beds are sooo comfortable and I quite like the heated toilet seat/bidet. The pools are so fun for the kids- lots to do at the big pool area with basketball, volleyball and waterslides. The small pools are close to the condo units and have water slides. I love that we have access to the Hilton Waikoloa Village, with free parking and use of the pool there.

Room tip: We were in a 1st floor room- it was closest to the pool- so convenient, and we didn't hear any noise.

The resort is beautiful and well maintained. The employees are so friendly and hardworking. During a time when the entire world is short staffed, the Kings Landing was a delightful travel experience. We had a two bedroom villa. It was so nice to be in building 7. We were close to the main clubhouse with access to the bar & grill as well as pool. The grounds are beautiful. Staying here you are about 30 minutes from Kona. The only downfall to the resort is that there is not beach access. Yet, there are many beaches to explore throughout the entire island and they are all unique. We would definitely stay again! Thank You, HGV Kings Land for a wonderful vacation!

Room tip: It is nice to be in building 6 or 7 near the main clubhouse

We (family of 4: 2 adults, 2 young teens) decided to try out Kings Land this year, as we stayed at the Hilton Waikoloa Hotel 2 previous times. Read some reviews and was drawn to:
-less expensive than the hotel property
-More square footage per room
-amenities such as a full kitchen, washer & dryer
-NO extra parking charge (YES!!)
-option for a 2 bedroom unit to keep our noisy teens in their own space (so nice)

Our experience was fantastic. Loved the extra space, the unit was clean, parking was very convenient as it was just steps away from the door, check-in was easy and FAST, the pools were beautiful and way less crowded than the hotel property. AND there is an adults-only section of pool & lounge space for some tranquility (yup, we ditched the kids a couple of times).

We were able to conveniently utilize the amenities at the hotel property: an easy few minutes away by car, where you self-park (again, NO charge when you get the ticket validated at the valet kiosk by showing proof that you're staying at Kings Land), head over to the Super Pool area and get a colored band, grab some towels and spend a day on site.

Would highly recommend experiencing a stay at Kings Land, whether you've already stayed at the Hilton Waikoloa or it's your first time and trying to decide between properties. Kings Land overall has a much more relaxed atmosphere where you can retreat to after spending a day driving, hiking, sight-seeing, or jostling for chaise/ grass space by the pool or lagoon at the hotel.

Looking forward to our next stay! The hotel staff were also fabulously friendly too!

Room tip: Stock up at Costco or Target further down in Kailua Kona (close to airport) for groceries before checking in so you don't get stuck always having to buy $$ resort food

Beautiful resort. Clean, comfortable and conveniently located. The pool area is great and you can use the amenities at the other Hilton which includes a lagoon, water sports, etc. Has a full kitchen so I was able to make breakfast and dinner. I love the convenience of texting housekeeping to order towels or anything else I need. They also have a shuttle to take you to the other locations and marketplace for shopping. The have morning yoga, hula lessons and free golf. I highly recommend staying here.

I spent 6 nights at the Kings’ Land resort in July of 2022. We are a family of six with four children aged 4-12. This was our first visit to the Big Island.

The “good”-
The condo was very spacious with plenty of room for our large family.
The layout is excellent with a well furnished kitchen and a beautiful master bath.
The pool was fun and was never crowded.
The location was convenient, you will likely drive everywhere throughout your vacation and this is a good home base.

The “OK”
The welcome you will receive is very underwhelming. We later stayed at the Marriott Wailea in Maui and we were welcomed with leis, champagne and gifts for the kids. It’s true that the Marriott is much more expensive but I think the Hilton could offer something to make it a nicer experience.

Our room was right next to the maid’s service shack and they obviously piled trash inside because there was a constant stench from the area. Moving trash away from the condos seems like a simple fix.

The “bad”-
My daughter left her favorite stuffed toy which was fairly large. We made this realization about 3-4 hours after leaving the facility, likely before the room had even been serviced. I called the front desk and was told to fill out a request via chargerback.com. I gave very specific directions on where is was left and what it looked like. Chargerback seems to be completely worthless for the end user but is a great tool for hotels and rental cars who want to pass the buck. I called back to Kings Land multiple times and left voicemails for the security team without a single returned call.

Summary: good location, nice rooms, poor customer service.

Tip: Building 7 is a great location for easy access to the pool and main building.
