Right on campus. They keep the place super clean. It's by no means new, but it's got all you need at the right price.

Chose the Budget Inn due to its wonderful location, excellent price ($76/night) and decent reviews. I wasn't disappointed. The rooms are fine if dated and a little shabby (though very clean). The beds are acceptably comfortable, but nothing to write home about. The room had a small fridge and microwave, which I wasn't expecting, and was great for us because we were travelliing with food for breakfasts and lunches. They serve free breakfast, but we didn't take advantage of this so I can't comment on it. They could stand to upgrade their furniture, but for that price I was fine with it.

The location can't be beat. You can walk up to the Rotunda and Lawn in 5 minutes, and the UVa theater and art gallery are about the same. The lively Corner area is just a few minutes further, with multiple eating establishments and stores to get your UVa souvenirs and gear.

I rated this place very good, because it is an excellent value for a clean and comfortable room.

Room Tip: There is no elevator, so ask for the ground floor if you don't want to lug your bags upstairs.

Stayed here 3 nights during a UVA football week in the fall. Room was fine and you could not beat the location. Staff met all needs. Already booked a room for this hotel for another upcoming fall football weekend.

We were attending a wedding in Charlottesville which prompted our need for a hotel. The hotel rooms set aside for wedding guests were either out of our budget or booked up so we resorted to the Budget Inn. I had read through the reviews, but since they were rather mixed and I was running out of time to get the arrangements made, I placed the reservations. My first impressions were not great, and upon further inspection, proved out. There were a few "alleyways" along the main walkway in front of the rooms. Within those alleyways were more rooms. I wasn't thrilled that some of the rooms were tucked back in where anyone with bad intentions could lurk or find access to rooms that were out of view. We booked a non-smoking room. The chair in our room had a few cigarette burns in it and the fabric was so dirty that I spread a towel over it before I would sit on it. I walked into our tiny bathroom only to see a brown spot on the toilet seat. Disgusted, I took a closer look thinking I was going to have to call housekeeping. It too was a cigarette burn. The AC unit seemed to run on two settings---freezer or muggy swamp. The highlight of the night was when the 3 or 4 different trains came through on the tracks directly behind the hotel...less than 50 feet away..if the roaring sound of the train didn't waken you, the rumble and rattle of the room would have. If the carpet wasn't so dirty, I would have slept on the floor as it probably would have been softer than the mattress. They had a king bed on a Queen frame. There was an 8 inch gap between the headboard and the top of the mattress. With all the tossing and turning, my pillow kept working its way into the hole. Staggering down for breakfast, I saw our options consisted of prepackage muffins and pastries and a few bagels or cereal in a dirty display case. The coffee was so watered down that at first I thought it was tea. Needless to say, at $115 a night, I would have hoped let alone expected better.

Room Tip: If you stay here, be sure you are on the street side, not the track side. You will have noise from...

If you have any business to do with UVa, Budget Inn might be the best choice other than Cavalier which costs a lot more. Otherwise you should consider futher up Emmet St North where there are a wider range of hotels/motels to choose from.

Price wise it is not cheap but still relatively low compare to many other hotel chains, especially on Friday and Saturday. It is difficult to find a room in Charlottesville on Friday/Saturday when there is an event like ball game. The prcei goes up quite steep Friday/Saturday.

The breakfast is nothing to talk about, same old stuff every morning, The owner/manager is friendly and helpful.

Still I would stay here if I need to go to campus everyday. It is definitely better than the EconoLodge next door!
