“B&B with a house pub! Awesome...”

I decided on Forty Putney Road because of the house pub. It did not disappoint.
When my husband and I arrived, Amy greeted us and gave us a tour of the property. All the little touches she and Tim put into the property are paying off for their guests. We stayed in The Hummingbird Room located next to the main house. The room was clean, spacious and comfortable and the grounds were well maintained. There was a welcoming snack basket and sodas stocked in the mini-fridge. The breakfast was delicious and the jacuzzi was amazing. Very private with no children, which I love! The only reason why I rated this location as "very good" and not excellent is because I was able to hear the street noise from the room and there is no swimming pool.
I suggest walking to Grafton Village Cheese Company for some wine and cheese.

Room Tip: I would suggest a room in the back of the house away from the main road.

My husband and I chose this B & B based on the great reviews.We were there for 3 nights. And for the most part it was a great experience. The location was great for walking into town. My husband found several trails to hike on and did enjoy this.
The grounds were nice and the house itself was well kept and comfortable.
We stayed in the blue room which was in the front of the hosue. It was very noisey from the main street traffic. We used the air conditioner to cool the room but also the block the noise. The room had plenty of space and stocked with snacks and soda/water. The bed, a little soft for us. The morning shower was a challange due to water running hot and cold. It could be all the travelers were using the showers at the same time.
The staff were friendly and we met some very nice people from all over the world. And of course, the breakfast. There are no words to describe how good/great it was.
You will not leave hungry!!!

Every aspect was first class. The home is very beautiful. Our room was immaculate and large. All amenities were provided. The downstairs pub is very quaint. The hostess was friendly and most helpful. Her recommendation for a restaurant was just what we were looking for. The grounds are well kept and overlook a beautiful lake. If you are looking for DVDs, they supply shelf after shelf. The in-room snacks were also very good. And last, but not least, the breakfast was absolutely delicious! Forty Putney Road must rank as one of the best B&B's anywhere. Thanks for a great experience in Vermont!

We stayed here August 18th through August 20th. The place is very impressive and well maintained. The purpose of the trip was so my husband could visit several breweries in the southern Vermont area. A bonus here on Saturday nights is a beer tasting (for an additional fee) that was very entertaining for us meeting other people that enjoyed good beer.
We stayed in one of the rooms in the carriage house and were thoroughly happy with our accomodations. We could easily walk downtown for meals and drinks as well as having access to the Retreat trails which was very nice to get out and get a little exercise. We also had brought our kayaks which we launched at a road side pull out where the Retreat trails begin.
If there is one downside to this B&B, it was that the shade on our door did not block someone from being able to peek in. However, we wouldn't let that stop us from staying in that same room again.

Interesting town...best B&B and wonderful hosts. Amy served a great breakfast...waffles were delicious. What do you want: cleanest home, large room, well appointed, great shower ans large bath...beautiful gardens and beautiful water views. Thank you for a super experience.
