This B&B has lots of history and character. Beautifully done.

The rooms were very well laid out and the bedding was very comfortable.

The breakfast was very unique and delicious.

The hostess, Paula was very easy to work with as she was very friendly and top of her job.

I hope to stay there next year!

Stayed in the Live Oak room with the bathroom on the third floor. Yes, a little unhandy, but....wow! The view was fabulous and giant bath and shower! Even though the house is located at intersection, it was not as noisy as one would think...and I have noise issues! Breakfasts were tasty and filling. Staff was friendly and helpful. Coffee, water and cookies all day! The pool was warm and relaxing. The entire property was neat, clean and beautifully landscaped.

Innkeeper Paula and her staff offer gracious hospitality, an exquisite breakfast, and very comfortable rooms. This was a repeat visit. My goal is to stay in every room. This time my husband and I stayed in the San Jose Room poolside. The room is spacious, has a refrigerator, coffee maker, TV, and a nearby ice machine. The pool area is like a secluded garden. Poolside rooms are great for those who may not do well with stairs. Parking is convenient, too.

Room Tip: In the main house, you need to climb stairs to the rooms. For those who prefer no stairs, the garden rooms are ideal.

Our six hundred mile drive to Rockport always is worth the hassle when we are greeted by Paula of Hoope's House.
The breakfast is exceptional, the cabins out back are our choice. Roomy,comfortable, and now there is a drop dead common area between the two cabins.
This bed and breakfast is the best ever.

We stayed two nights in a beautiful room on the second floor, on the back side of the old mansion. We've stayed in most of the rooms over the years, and in some of the newer rooms behind the main building.

Our hostess, Paula, greeted us graciously and showed us around. She and her staff provided an outstanding breakfast both mornings, smoothly making allowance for my wife's need to avoid dairy at that time.

Room Tip: I like the old Victorian mansion, but all the other rooms are fine, too.
