Rented the Villa and an additional mini suite for a long weekend. Villa pricing probably a little high given the age and decor of the house, but private pool definitely helped make it worth it. Hot tub not being fixed after apparently being inoperable for a very long time is puzzling, especially when paying $1000 a night, but thankfully weather was warm enough that the water was comfortable enough without it. Definitely paying for the location. Couldn't beat it.
Access to pier was enjoyed by all, but was surprised about how many non-resort folks used it, although the signage clearly states it is a private pier. Certainly not the fault of the resort, though. Just made it a little more crowded than was expected. Kids and adults still enjoyed being able to fish on and off all weekend. Another big plus.
Full kitchen and grill made it easy to feed our large group for 4 days. Game room with pool table was also a big hit. Biggest drawback was the amount of water bugs in the house. Having grown up in Rockport, understand they are prevalent, but saw more than just a few over 4 days and when mentioned it at checkout, was surprised at the ambivalence of the staff. No apology offered, which would seem to be a basic response.
Otherwise, was overall a very enjoyable stay. More
