Disclaimer! These are my personal views!

Arrived early afternoon, check in was quick. Staff friendly and explained all we needed to know. Soon found our home for the week in the lakeside area of the park.

When we entered the lodge we were greeted by a wave of heat, not only was it one of the hottest days in May, but someone had also left the heating on. Quickly found the boiler and turned the heating off and opened all the windows for a while.

A quick look around and found everything we needed, even a small welcome pack of tea, coffee, tea towel, sugar, creamer and a small bottle of washing up liquid.

This lodge is someone's private one and had a selection of DVDs and ps2 games and console. Nicely kitted out with utensils etc but could do with an extra baking tray. As with all these places they have small cups so I now bring my own large mug.

Only a few minor points, dirt along the window sil (see photo), rusty screw in shower and someone's razor in a draw.

The park itself is set nicely in wooded area so was great for walking our dog. Fishing lake for keen anglers (karp I think). Only used the bar once but was OK. Slightly dissapointed with the swimming pool as it is more geared for children.

Went on the barefoot walk which as adults we enjoyed. Do check that the foot shower is working as a muddy barefoot walk back could be your only option. (we didn't check).

We had no issues with the hot tub and enjoyed using it after our days out walking.

Shop prices can be expensive but there is a Lidl about 15 mins drive away.

So all in all we had a good time and would come back again.

Thank you for your review, it's lovely to read your had an enjoyable stay at Finlake.

Heating in the accommodations is on a thermostat, to account for those warmer days & fluctuations of temperature we tend to experience. Thank you for feeding back on the housekeeping points and barefoot walk shower, these have been addressed by the team.

We look forwards to welcoming you back in the near future.

Stayed here for a weekend in April, we stayed in a luxury lodge fairway 18. It was right at the top of the hill. Check in took quite a long time but that was okay. The lodge was lovely, very clean, everything we needed in there, looked very modern and nice finishing touches. The bed wasn’t very comfy, was very springy so ended up putting another duvet under the sheet. The hot tub was a great extra. We went on a very hot weekend, so spent a lot of time on the decking enjoying the sun but the facilities here are okay. The ‘water park’ shouldn’t be called a water park, it has two slides and a small pool. The restaurant is nice, had a good lunch here. The shop is small but has everything that we needed. The lake is beautiful. Overall we had a lovely stay and will return sometime soon

There's also a water playground within Finlake Falls, separate to the main pool and flume to offer a range of water based activities.
If you found the lake beautiful, do explore the woodland walk on your next visit. We look forwards seeing you again soon.

This is the forth time we have stayed at Finlake and this time the 25 different options for accommodation (yes 25!) caught us out! We normally book Country Lodge Six VIP Platinum (awesome; large, clean and well maintained) and so for a short break we would book last minute. We actually booked Country Holiday Home Six VIP Platinum, our error, but the difference in accommodation was worlds apart. We stayed at Lakeside were the wood cladded glorified caravans were crammed together, space was tight for a family of five, the interior was tired and was not value for money. The mattresses were in poor condition, cheap and the only person that slept well was our three year old. The main bedroom mattress was uneven with a pitch in the middle from so much use and under the bed was stored food and belongings that must have been the owners! A six berth accommodation with a hot tub for four! Stains on the carpets, all the doors squeaked, the thermostat was set for winter and it was 25 degree C outside, with no instructions to turn it down. Thus we had to turn all the radiators down and reported it, several hours later someone dealt with this! Being in a heavily populated area of the park meant that every little noise was exaggerated and we were woken by other peoples dogs every morning at six with barking! Don't order the pizza's as we had 3 delivered and they took 20 minutes longer than advised, were awful quality and toppings were minimal. The chairs in the living space were so small that in order to sit in them comfortable we have to take the back pillow out. All in all this accommodation was sub standard and the rates high! We acknowledge that the error was ours, but this accommodation was the proverbial sugar coated t**d in that it looked great from the outside, but inside was tacky and sub standard for a park of this reputation. The new swimming pool and facilities are excellent, second to none, but with this the prices for the top accommodations have risen to Centre Parcs money and whilst Findlake is an excellent park, it is no Centre Parcs! Sorry Haufryn for airing my grievances this way but you have no complaints section on your website (just a 'contact us' with the park you are interested in) and when we checked out there was a massive queue and we felt there was no point in complaining as the original error was ours! We would recommend that you go here just spend a few extra quid for decent accommodation!

The difference between the lodge and holiday home is the width, a lodge is more expensive but will offer more spacious living space, a second bathroom and wider beds in the twin rooms.
Subject to availability, there is always the option to upgrade once you are on site, particularly if you had previously been used to the larger accommodation, please don't wait to get home to feedback, the team are in site to assist throughout your stay. Regardless of the category booked the accommodation should be well presented, we've traced your booking and will be in touch.
It's great to read you enjoyed the facilities and plan to return.

Where do I start?
I have tried to contact Finlakes via their online form, direct emails and twitter...to no avail so here goes.
Very disappointed with our time at Finlakes in February. We booked a short break for with two children 10/14yrs

Arrived and queued at reception, received wrist bands and paperwork but then was told we had to go to the café shop to collect the keys…..which involved more queuing and waiting. This was very frustrating after travelling.

We booked Woodlands Lodge (No5), it was advertised as Luxury. Upon entering it was not luxury, cobwebs across every door way, carpet dirty with stains, hair and dirty around the edges. The house had was generally tired and old in overall appearance.
The main socket in the living room was dangerously loose and a light fitting hanging out. I had to tell the children not to use this socket for charging their phones and ipads, for fear of someone being electrocuted.
The duvet in the main bedroom had a rip.
We eventually discovered how to switch on the kitchen lights – the socket was approx. 6 inches behind the fridge freezer – very dangerous and certainly not something for children to be putting their hand behind! How is the acceptable?
The kitchen was very poorly equipped. Tricky trying to cook a meal for a family of four with only two saucepans (mis-matched lids) but two cheese graters and two bottle openers!
The seating area only accommodated 5, at a push. One three-seater sofa and a large single sofa. So often we had to sit at the table, as not everyone wants to be squashed up together on one sofa.
WIFI – tv the wires for these were just left, hanging around, to either be tripped over or caught. Again, rather dangerous, especially if you had younger children.
Other notes: Broken and ripped furniture, sealant around sinks mouldy and loose, shower leaking and mouldy under the lino. The mattresses were the most lumpy and uncomfortable I have ever slept on. I dread to think how old they are.

We reported all these to reception, who only replied by saying we could not be moved as no other property for pets was available, but they would send the cleaners around asap. The house was vacuumed and dusted.

Swimming pool:
On the first day we were turned away from the pool as it was full and told to come back in a couple of hours. You can imagine how disappointed the children were. When we returned we asked if it was ok to go in and the receptionist said that she didn’t understand why we had been told to go away and that in future we should just go straight in.
On the Thursday, we could not get anywhere near the pool, some grand opening event? We had not been notified about this and there were no notices anywhere on site about this. Why were there no posters or notification of this when we checked in?

For such a large site the facilities available are very poor. The tiny kids zone, was cold and unwelcoming. Most machines were not working. Only one pool table, and the table football wasn’t working during our stay. Other than that, there was nothing else to occupy a 10 and 14 yr. old.
The staff were polite, but very, very poor on customer service. At busy times (it was half term) often there was only one person working behind the bar taking orders, making coffees and taking out food, which in turn causing long delays in being served. Tables not cleared. All these things just caused frustration for customers, and staff being harassed and making mistakes.
No “what’s on” was advertised. It was half term, we expected something to be going on.
The site and facilities, except for the pool, were looking tired and run down.
The discount for paying by wristband was not applied, and no one seemed to know how to refund me.

Go Active:
We did book in for 3 sperate activities. However, we were not told where to meet for these, and ended up being late for one session. Why not inform people where these are taking place at time of booking? The instructors were excellent though and my two enjoyed taking part. (hover ball archery, archery and Panna Soccer).

To sum up we were very disappointed with our time at Finlakes and certainly will not be returning. My husband and I felt quite exhausted and frustrated, rather than being able to relax and have a stress-free stay. Everything felt like such an effort.

We recently stayed at another Hoseason site – Darwin Forest in Derbyshire and there is no comparison, it was far far better than Finlakes, much more to occupy children the site was much better looked after and felt clean and fresh. Also, the staff at Darwin were happy and helpful, unlike the grumpy, and stressed looking staff at Finlakes.

I feel very let down by Hoseasons, as we booked via them but they have replied saying that they are-only an agent and we need to del with Finlakes directly. This is impossible when they do not reply to emails
We have spent hard earned money on a break away, and holiday time which we will never have back on a breakaway which fell very short of our expectations set previously.
Safe to say we will not be returning.

My family stayed here for Easter 2018, the kids where having a lovely time enjoying the hot tub and swimming pool, when on day 3 my eldest (10) came out in a rash. The next day my 8 year old had the same rash...they where covered. On doing some investigation we discovered it was caused but bacteria in the hot tub because it was not cleaned properly, it's called folliculitis...yuck. I went to reception were quite frankly the lady on reception was useless. She did not take down any details of our location or name and surprise surprise nothing happened. I contacted Hoeseasons who we booked through, they at least got the site to do something as the next day the hot tub was drained and refilled. No message was left to say this had been done and we have no idea if it was actually cleaned. It did spoil our holiday as we could no longer use the hot tub or swimming pool as rash looked so bad and had to take antihistamine to stop the itching. By the time we left they still had not logged this as an official complaint, something that didn't happen until we where on our way home, I have written to Finlakes and heard nothing the entire thing is appalling.

For any rash or illness we would recommend seeking medical attention for a diagnosis.
Within our operating procedures we have set levels the chemicals can sit between. The hot tubs are also emptied, cleaned and refilled with fresh water for each new customer. Inside each accommodation we also advertise the rules on using the hot tub. The combination of these steps has proved effective in maximising our customers enjoyment of hot tubs, as we appreciate they are an important factor in our customers holidays.
