Stayed at middle cottage earlier this month and cannot praise this b and b highly enough. From the moment we arrived we were made most welcome by the lovely hosts. The accommodation was perfect especially with the separate sitting room and was spotlessly clean and very comfortable. There were lots of extra touches such as home made cake (delicious), complimentary beer, wine and chocolate in the fridge and good quality tea and coffee in abundance. Breakfast was, as expected, delicious. Middle Cottage is situated in a great spot a stone's throw from the river and has pubs and a very nice restaurant within easy walking distance. Easy access to Hampton Court and Kew Gardens make this a perfect base.

What an unbelievable find and simply a treasure. Jon & Sarah have created a perfect B&B that exceeds expectation. With private off street parking, a first floor to oneself comprising sitting room, bathroom and bedroom it is perfect from wonderful toiletry products, wine and beer on demand and fresh coffee, tea and cake to a simply sumptuous bed. It is simply everything that a hotel isn't and the breakfast .... the breakfast is perfect in every way. All this coupled with it being a stone's throw from Teddington Locks and the Main Street it really is a place I will be visiting again and again and....

...in 45 years of visiting London and its environs. Sarah's demeanour was more like that of a friend than a host and the accommodation made me feel that it was my very own space, not one shared with other visitors! Great that it's so close to the Thames - at 7.45am I made myself a pre-breakfast cup of tea and in 30 seconds I was sat by Teddington Lock, watching the hustle and bustle of the commuters on their bikes, with the sun shining through the mist over the river.

Make sure you listen properly to Sarah's tutorial on operating the shower, or like myself you may find yourself spending 10 minutes (during three separate showerings) attempting to suss it out, and inadvertently soaking your hair entirely when you had perhaps had no intention of doing so.

Another considerable bonus was the convenience of being able to park our smashing Skoda Citgo in the driveway and forget about it - we walked up the river to Richmond Park, and walked through Bushy Park to Hampton Court. None of the bother of having to park streets away, or paying extortionate parking fees.

I can honestly say this looks on the picture as an ok place to stay but what you get is totally the opposite the place is fantastic its just perfect jon and sarah well where do you start all i can say is that some people and not many just no what other people want perfect hosts nothing too much trouble weve already booked for two more stays its that good, great location,never stayed anywhere as clean great value for money and the Breakfast isnt bad either all the very best to you both. We booked middle cottage at the last minute as we decided to have a change from the usual mainstream London hotels !

In reality we probably should have not made this trip as my husband wasn't well ..and ended up in hospital when we got back!

Anyway we made the best of it and managed to do the shopping.

The accommodation is amazing ! Nothing missing...the food for breakfast all top notch and I could definitely recommend .

The location is great which really enhances the whole experience.

Look forward to returning !
