“Home away from home that is greatly missed!”

We recently returned from a wonderful holiday at Sao Miguel. The island is simply beautiful and the Vivienda Xavier was a great central location to see all the sites.It is located at a quiet village, approximately ten minutes away from a supermarket which we frequented often. We really enjoyed the balcony off of master bedroom and loved hearing the sound of waves from the beach which was a 5 minute walk away. Each morning we woke up to the sounds of neighbor's rooster crowing and cows moo-ing, which we enjoyed.
The house was clean and the kitchen was well stocked with all the necessities. Beach towels and bath towels were available. We were able to do the laundry once, detergent was provided. There was a guitar at the house which my son enjoyed playing and many beach balls/ pedal rackets available that we discovered on the last day. There were several beach umbrellas as well which came in handy. The fireplace on the main balcony was wonderful, we enjoyed sitting by the fair on the warm June evenings. As an FYI, shampoo/conditioner/body wash were not provided, bring your own! Also, you will have to purchase things like napkins and paper towels.
I would greatly recommend booking this property, you will really enjoy it. Luis was great to work with, always replied to my emails promptly and provided all the information I was looking for. He called in to check on us when we arrived and then again a day before we left. Thanks Luis for opening your house to us! We hope to be back one day!

“Lovely home with gorgeous views, short walk to the beach, and wonderful snack bar and a family run restaurant.”

The home was perfect for my husband and I and my parents. The views are stunning and it is a 5 minute walk to the beach and snack bar as well as a family run restaurant (ask for Ana) with the freshest fish you will ever have (caught that day) and the best burgers any of us have ever experienced. You will truly feel immersed in this wonderful home in this beautiful village and it's location is central to everything. We were able to see the entire island and at the end of June/early July (their spring) everything is in full bloom. We got lost at times (no GPS) but it didn't matter because it's all so lush and gorgeous to look at and to spend time just driving. Some of the best places we found were while lost - like the family run market in Riberinho (ask for Lucy). The locals are helpful and friendly. You will find everything you need in the home and the owner, Mr. Xavier, is extremely pleasant to work with, will check in and can be very helpful with places to see and good times to go as well as getting you hooked up with a rental car, if needed. You will not be disappointed. We can't wait to return...

“Breathtaking views”

Really enjoyed this home. It's hard to tell from the photos but it is an attached house (end townhome), perched over a cliff (with a waterfall just below) and magnificent sea views from the balcony. The home was clean, with living area/kitchen on the first level (down one flight of stairs from entry), two bedrooms/two baths on entry level, and a spiral staircase to a third level. There was a baby gate to help with the stairs, and a port-a-crib was provided. It isn't the most child friendly home for very little kids but we made it work by blocking off the stairs and shifting some things around. The location is a short walk (down a very big hill) from a small town with a delicious restaurant willing to accommodate carry-out and a "snack bar" at the public beach access. The snack bar is delicious and should not be missed. The beach is breathtaking and looks different with every shift in weather.
One caveat on the house, it is on a very steep road with blind curves at the top and bottom of the hill you park on (this is pretty typical terrain for the area) and the road to turn off the main road has a wildly steep stop on it. Coming from the East Coast of the U.S. where our mountains look like foothills in comparison, driving in this area was a bit unnerving. The first day we had to park was a bit of a trial but by the end of the trip it was a breeze. If hilly roads that are occasionally slick worry you, make sure you rent a car that you feel comfortable driving.
One of the coolest parts of the home is the balcony. You won't want to go inside with how lovely the view is. And we had the pleasure of watching little calves enjoying the open fields across the street. It is truly in an idyllic setting.
If you're just checking out this island as a potential travel destination, do yourself a favor and book that trip. This place is paradise. Views are amazing, people are kind, groceries are inexpensive and local, restaurants were all amazing, and that view! We cannot wait to go back.

It is a pleasure to read good things about this lovely island and of course that our guests have a wonderful experience during their stay. In spite of the fact having taken some measures to make the house as friendly as possible for very little kids like a port-a-crib, a baby gate for the stairs and a tripp trapp high chair, it takes indeed a small reorganization to make it save for the very little ones. We will still take in consideration how to create better conditions to insure an unforgettable stay for parents with little kids. It feels really great to share our property especially with those who enjoy the place we love so much. Thanks for being our guest and for your review.

“Some comments supplementing "Perfect Stay in the Azores."”

Some comments to supplement the review entitled: “Perfect Stay in The Azores.” We visited almost a year later. It is hard to imagine a better place to spend a vacation on São Miguel than Luis & Margareet’s Vivenda Xavier.

1) First, the house is beautifully situated overlooking one of the most popular beaches on the island in the town of Porto Formoso. It is a five minute walk to the beach in the summer. It was also perfectly located for our daily excursions by car, given its central location on the northern coast of the island. No destination took more than an hour to reach. We were even glad we decided to drive back to Ponto Delgada later during our stay by car instead of spending a couple of days in a hotel there to start. We found free parking at the waterfront when we visited and were happy we didn't have to drive in and out of the city for each of our excursions. Before heading for any site on the island, check out the webcam for it at "www.spotazores.com" to be sure it is not shrouded in clouds or fog.

2) The terrace "vaut le voyage" as the Michelin guide used to say for its top attractions. It combines the sounds of nature from three sources: the roar of the surf below, the flow of water from the stream and small waterfall just below the house, and the symphony of birds inhabiting the woods precipitously overlooking the house on the cliff to the rear. The terrace includes a small wood-burning grill and an enclosed outdoor kitchenette with gas burners, a sink, and running water. The terrace is also equipped with a retractable awning, clearly visible in the photos, for protecting guests alternately from the sun and rain. Renters need to be mindful, however, of keeping it closed when not on the terrace themselves lest it be damaged by the wind, which can be quite substantial.

3) The house is perfect for a couple or a family with several children. It’s a little less ideal for two couples hoping to share the house, though it will do if they are truly good friends and practiced at spending time in relatively close quarters. There are two smallish bedrooms on the entry level, one with its own private bathroom and terrace. The second adjacent bedroom has twin beds. The second small bath – with toilet, washbasin, and shower – is accessible through the hall. The large, roomy bedroom on the third floor is accessed by narrow, spiral metal steps. It is therefore perfect for older children or a second younger couple sharing the house. Because of this difficult access, though, it is not ideal for younger children or older folks who would have to descend the steps to access the bathroom at night.

4) The living room is attractive, spacious, and opens via sliding doors onto the magnificent terrace. It contains an attractive, usable fireplace, a table with seating for 6, a satellite TV with programming in Portuguese, American and British English, a couple of Spanish language stations, and Deutsche Welle, which has news and programming in both German and English. Unfortunately, the French station seemed to broadcast only in English. (There is a second TV in the master bedroom, though we never used it.) Further, the living room contains a desktop computer using Win7 with good wireless internet access, which is available throughout the house on one’s own equipment. Just use the Guest account, which is not password protected. Finally, Luis & Margareet have a small library in the last corner of the room in Dutch, Portuguese, and English, including up-to-date guide books to the Azores in English and German.

5) The kitchen is well appointed with all the utensils, dishes, pots and pans, and appliances one needs for cooking at home. Our practice for many years has been to eat a substantial breakfast at home, find a restaurant for a substantial meal at lunch, and finish the day with a light meal -- Abendbrot, salads, or omelets, in the evening with a bottle of wine. The terrace with its steady allure made this strategy perfect throughout our stay.

6) Finally, Luis is a friendly, gregarious fellow, so he and I stayed in regular contact by email and phone. We couldn’t have wished for a nicer host or house. My only reservation is that in touting its virtues, we may never be able to book it again. Finally, let me add that my wife thanked me profusely every day for having found Vivenda Xavier and reserving it so quickly. Happy wife; happy life…
