I should have known the service would be inadequate when I booked the room. Not once but twice they charged me roughly $4,000.00 for a two night stay. After placing the first phone call regarding the problem they charged me the same rate again.

Parking is a problem with this inn.

Our "Suite" did not have an iron. There were not any towels in the lower bath. I could write my name on the table behind the tv. Evidently, the maid does not know how to clean a room correctly. No trash container could be found for the upper bath. The bath curtain was stained with orange mold on the bottom.

We left before check out time and I discovered that we left a tie hanging in the closet. My mother checked the room within an hour and it was no where to be found. I called to find it as it had a very sentimental tie clip on it and they had no idea what happend to it.

Newburyport does not have many accomodations. Unfortunately I can not recommend this in to anyone.

The sheets on the bed were dirty when we got to our room late at night - someone had slept there. The assistant manager told us they would be changed but next day they were the same sheets and the bathroom was not cleaned. This hotel really needs help. We were assured twice the problem would be taken care of but it wasn't until the office person changed them herself. I would not stay here again.

GREAT location, tiny room, staff that couldn' t care less about the needs of it's guests. Breakfast consists of Entenmann type pastries and bagels. We ate at Starbucks every am. New England coffee is good. Rooms have basic ammenities, towels need replacement as do the sheets.

There is construction right next door & they start banging and hammering at 7 am so if you like to sleep to a decent hour - forget it!

We expected more from a New England B&B. Owners need to take a look at other B&B's to get a sense of what to do and what not to do.

We were given a "standard" room in the newer of the two buildings. The room was clean and the decor all new. We did experience a bit of a chilly night and found that the AC was not regulated in each room but rather central air located in the hall. The hall was much warmer than the rooms thus the AC kept on. I asked management to adjust and they did.

The walls were somewhat thin and you would not want to be next to some party goers but fortunately all folks were quiet.

They only provided us with one set of towels. There was no place to set a suitcase.

There is the original bldg also so I can not tell you what that was like nor what a deluxe or suite might have been like.

A small continental breakfast was provided.

The location was just a brief walk to the main shopping area. This was the greatest advantage.
