We stayed at the Summer House for 5 nights in mid-July. I grew up in M'head and can attest the Summer House is in the perfect location for exploring. It has all the charm of a typical Old Town place. We stayed on the third floor and found it is very spacious for me and my three daughters. The girls liked being able to leave out the back gate to swim at Crocker Park. Every morning we would walk up to the Muffin Shop or over to the Driftwood for breakfast. The grocery store is only 2 minutes away so we could get anything we needed.
We didn't need a car while we were there since it was easy to walk everywhere. Parking can be tricky in Old Town but there always seemed to be spots within a block of the place. During 4th of July it's a different story. Better to park your car and forget about it for your stay :)
There is air conditioning even though we didn't need it. If there were a heat wave we'd have been very grateful for it. The kitchen is simple - microwave, coffee maker, mini fridge with small freezer for ice - but it covered all our needs.
