Hostess Raisa: a very nice lady, talkative (politics, her family, daily asked about our at home children, and local info.), helpful, gave us hugs when we left/wished safe trip home. She sat near us every morning, at breakfast, to ask about our previous day too. Such a pleasant lady!!
The location: very close to Keyes Beach (stay parked and walk the 5 mins. or so, unless you have items to take) and Kalmus Beach is to the east. From Keyes beach, you can see some of the Kennedy Compound. The walk up to Main St. is about 15 mins. Lots of stores and some eateries.
The accommodation: Our room was a basic room, not large, so it just fit the bed, a dresser, and 2 hard table-chairs. There was a tv mounted above the dresser. The furnishings are dated, and could be replaced. Wallpaper and frilliness. When we were shown to our room, the windows were open, mid day, so the room had a chilly feel, but looking at the 'oldness' of the room, I got the chills! It had a 'cold' feeling to it. The least liked area was the bathroom. The shower is quite small, so small that my husband said he had to step out of the shower each time he used it, to soap-up!! The shower water did not aim down into the center of the shower compartment, but instead almost hit the wall on the opposite side, so when rinsing hair, I had to face backwards>>awkward. The shower curtain also kept clinging to my leg, which was irritating!! I can understand that each room, at one time, had a bathroom added on, but the showers should have been made larger!! This is probably one of the main reasons why we wouldn't go back, as taking a shower was a pain. The towels, and facecloths were thin, dingey, and didn't smell fresh; a wee bit musty! With various rooms there, maybe some people (the 5 star raters) had better rooms than we did; more upscale. The parking is along the side. There is a computer to use in the living room area, past the kitchen. We did not have a phone in our room, like the website states. The lawn chairs that we borrowed, for the beach, were dirty/dusty, and they should have been cleaned-off for the new season.
The breakfast: As mentioned by previous reviewers, the breakfast is the same each day (we were there for a few nights), and it looks like it hasn't changed over the past couple of years. Offered is, various cereals, blueberry muffins, toast, bagels, bananas, apples, o.j., tea and coffee, jam and cream cheese. I would have liked a different flavoured muffin, at least one day. My husband doesn't like those. It is a typical, European Continental Breakfast, not an expanded one, as stated. Nowadays, expanded would include a hot, protein item. It is a B&B., so no other drinks thru' the day, except instant coffee and tea. The decor in the dining area, is old. The placemats used, are the plastic ones, with old scenes, and they could be replaced. You may not see the hostess the rest of the day, after the breakfast period. She is the one, who cleans the rooms as well.
So, not sure when we'll be back to Cape Cod, and altho' Raisa was kind and very friendly, I don't think we would choose this again, re. the rooms. If it changes, we would be back, but at this stage, since it hasn't changed, re. the negative reviews/comments, I don't think it will. Many people want quaint or more modernish facilities, but this wasn't it. Also, 'antiques', they weren't.
(July). We have just returned from a trip to Eastern Canada, and we stayed at an Inn/B and B, and the rooms were larger, and the price included a hot breakfast (suchas 2 eggs benedict/home fries; another choice, frittata/home fries/2 pcs of artisan style toast). All for the same price or less!
The rating was increased due to friendliness of Raisa.

This place was a great find. It has a very charming Victorian feel to it with beautiful and spacious rooms. We found everything to be super clean and well-maintained. The location was really great for us. We love to walk and so we could walk to the Harbor in the morning to take the ferry, later walk to the beach and in the evening, walk to the Main Street to get a nice dinner and browse the shops. The hostess was super sweet and really explained everything and helped us figure out our vacation. Overall, we loved the quiet charm, location and hospitality. Next time, we will bring parents with us!

I booked this place due to its location. That's about all it had going for it.
The room was very small. The towels the size of a postage stamp. Our room door would not lock. The shade fell apart. The bed was poor quality. We did not bother with breakfast. Couldn't wait to leave.

This was a very charming place, just 4 min walk to a wonderful beach. The hostess, Raisa is very friendly and always went out of her way to accommodate us. I look forward to coming back for another vacation there... thanks for the happy memories!

If you want 5 star, this is not the place. It is, as many have said, a little tired and in need of updating. Lot's of old wallpaper and painted over inexpensive room fixtures. Definitely musty and our air conditioner spewed a moldy smell.

The breakfast is very minimalist so do not count on anything other than something toasted and cereals. I have stayed in hotels offering less so at least there is something.

The couple running the place are very lovely and will help you with anything you may need. Also, the location is excellent, 2 minute walk from the beach, 20 to 25 minute walk to the ferries, and 10 minute walk to the restaurants on Main St.
