I have stayed here twice. I knew what to expect. I am a VERY picky person and like things clean. Yes the rooms are old. Yes they are musty. Yes they need work...BUT I must say our room was very clean. I came prepared with a bottle of lysol and febreeze. We were on the second floor with a great view. The front desk ladies were VERY nice. The location is key here! I mean how much time do you really spend in your room? It's right on the beach!!! They even provide chairs down there! I will admit if we return we will request one of the newer units. They are coming along nicely! It's hard to go on someone elses review on here. You just can't please everyone!! Give it a try!

Room Tip: Ask for a newer unit or a room on the second level.

After reading the mixed reviews, I was somewhat nervous as to what to expect. We got there late (9pm), and upon arrival we were very impressed with the Registration Building and Lobby. Newly renovated and very attractive. We had to pass by some new units (look like condo rentals) to get to our building and they looked beautiful as well (big screen TV's over a gas fireplace). Our building (as I expected) was the older one. The rooms were basic and outdated. We had an efficiency, with a futon, 1 Double bed and 1 Single bed, a stove top, larger dorm size fridge, microwave, coffee pot and basic dishes/utensils. Unfortunately, they were building a new building directly in front of our unit (within 10ft or so), so our view to the pool and ocean were blocked. My brother-in-law's room was directly in front of the pool and overlooking the ocean. His had a King room, but had no coffee maker (He was not too happy about that). The porch area however had chairs, so you could sit and enjoy the view. Very nice! Overall, we enjoyed ourselves here and can't wait to see what the new units are going to look like. Our building is being torn down soon and will no longer exist. The beach was nice to sit and relax on and the lounge chairs were free to use. We received a placard however, regarding rentals of watersport equipment, and chair rentals was on there. I suspect that once it gets rebuilt, you will have to pay to use the chairs. I plan to research them next year, to see how the rates and facilities change, once the renovations are complete.

Room Tip: Once renovations are done, this will be a beautiful place to stay!

in a few years...maybe sooner, this place will be a gem. we didn't stay here this year, but drove by on 4 trips to the cape from boston and can see that progress is being made, BUT the noise and smell is really something you wouldn't want on vacation. we'll keep looking at the progress. we've stayed there for ten years during the summer, before the sale to timeshare people...too bad 'a local' didn't just fix it up as 'old cape cod'. it had real spirit and we all loved it. it was old, funky and charming. miss it...one of the last places that we always looked forward to.

Just returned from a 4-night stay at the Soundings and have to say we were quite disappointed in our room. We made our reservation thru price.com and reserved a "double room" as there were two adults and one child. Upon checking in we were given a king bed room and needed to return to the front desk to ask for a double room. Our room was directly in line with the construction going on so our view was of chainlink fence and basically rubbish. Our room was extremely musty and very outdated. We were told all rooms had fridges and microwaves but ours only had a fridge. I called to the front desk three times to get a hairdryer and never did get one!
The saving grace for the Soundings is the beach! If going there in the near future make sure your reservation is for the nice, new renovated rooms! A couple of years down the road when the resort is completely renovated it will be nice and we may think about going back!

We were directed to this resort by the Cape Cod Chamber of commerce. We were quite surprised when we got to our room. Very nice... in a new section. I must say that part of the resort is under renovation and that we were not close to that section. This is a no frills type of place. Room was very clean and most of the public areas also. Like any other hotel or resort some of the staff were helpful and others not. They have a small café where you can have breakfast. Prices range from about 6 to 10$ per plate. At lunch, they have a poolside BBQ. Prices are pretty much the same. They do not have a diner restaurant. Not a big deal, many places close by. FYI, manager is quite the cordon bleu with the SMORES on the beach.
