We only stayed one night upon arrival to Portland to visit the area to see the Fall foliage. The staff was very friendly and personable. The rooms were small but comfortable, but the temperature was difficult to manage. As it was fall only the heater was available, requiring opening the windows for cool air, which permitted not only hearing the sound of the Atlantic Ocean but the continuous traffic and boisterous pedestrians walking well into the late night. Being a 200-year old structure, the wooden floor and thin walls only added to the noise of less considerate occupants as they walked and spoke loudly in the halls and rooms. The bed was very comfortable, and the bathroom (although the door did not close within its frame) was one of the few B&Bs with a bathtub. The neighborhood was not as quiet as one might have imagined. The covered and enclosed patio restaurant was very nice, and the staff could not have been nicer--attentive without being overbearing. The breakfast was delicious. It is a very short stroll to the beach to sea spectacular sunrise. The location is very convenient to visiting local sites and nearby restaurants. Would definitely consider staying here again and would recommend it.

Room Tip: Third floor southeast corner room provided a great view of the Ocean and sunrise.

Stayed at the Higgins Beach Inn over the weekend. What’s not to like? Close to the beach, clean comfortable rooms, very hospitable and friendly staff, Great restaurant (Shade) with wonderful seafood dishes - Lobstah rolls and $1.00 oysters at Happy Hour - the oysters, not the lobster rolls. Good drinks. A lot of locals at the bar - a good sign. We’re coming back next year for our anniversary.

Only stayed one night, passing through on the way from Nova Scotia to New York City.

Really comfortable beds, great breakfast

Slept great, the walls are not 99%soundproof

Simple in that not the sterility of new construction

We stayed here on our last night in Maine after traveling all week to various towns. The hotel rooms are quaint, but sparse. No microwave, mini fridge, etc. Good for one night, but it lacks the creature comforts savvy travelers will expect. A few upgrades would make a huge difference - shelves in the bathroom so you don't have to put your toiletries on the floor, a rug to help with the cold, wood floors, a comfortable chair...pricey place for what you get. Nice breakfast room and close to the beach.

Just an absolutely perfect night away! We were able to check-in early and take full advantage of the beautiful beach right down the road. All was so relaxing that we decided to eat right at the Inn and it was delicious. Very welcoming staff!
