This B&B is in a good location relative to the town of Kennbunkport.

Unfortunately, we found that the inn itself did not meet any of our expectations, I would not recommend it unless you are looking for mediorce accommdations.

The inn is run by a couple but we never met one on our hosts and when she did surface the last day of our stay, she only helped serve breakfast and never even introduced herself.

The other owner who was our host was competant but I didn't get the impression he liked what he was doing. He told the same canned stories each day. One reference to Fore Street was reference as foreplay--which I found crude and inappropirate at a common breakfast table.

Breakfast was good but not outstanding.

All descriptions we read before hand (including their website) promised queen beds. We stayed in 2 rooms and they both had full beds--which were not comfortable for us. In addition the beds were not firm and the rooms were not spacious, as advertised on their website. The room size was adequate, however. The in-room jacuzzi is a plus.

Most of our towels were old and very worn. The carpet and common room furniture was also warn and eithert charming nor trendy---reminded me of the 1970s house I grew up in.

In additio,n the grounds were neither spacious nor as comfortable as the owner described. There was no garden to relax near and only a small area surrounding the house that didn't afford any privacy.

One of the things that disturned us the most was the self-promotion. In our room and in the common rooms there are notes that suggested buying gift certificates to the inn. There was also an envelope in the room asking us to thank the housekeeping staff.---not our idea of classy.

They advertise sweets are provided such as Lindt truffles and lemonade all day. There were none but a few cookies. The coffee was painfully weak.

This review may seem harsh but we had been atr a remarkable inn right before we stayed at the 1802 house and the contrast (for the same cost) was stunning.

All things are relative. We've traveled before so we are comparing the place to other B$Bs / inns we have stayed in.

All of us at the 1802 House take pride in our inn and make every effort to delight each guest. This is evident in the wonderful feedback we receive in person, on this site, and on other B&B and travel sites.

We’re sorry to hear that this visit did not meet the expectations of this particular guest. But we must address a number of inaccuracies.

First, all of our rooms have queen beds. One of the rooms in which this guest stayed has a gorgeous cherry four-poster queen, the other a mahogany queen with lace canopy. We evaluate the quality of our mattresses at least monthly and replace them regularly. We have never had a complaint about mattress comfort.

It’s our practice to replace linens regularly, well before they show signs of wear. We will certainly take a closer look at those in these two rooms.

Our furnishings are antiques or quality reproductions appropriate to the inn’s historic period, the early 1800s. Each room is furnished to balance warmth and comfort with practical matters such as luggage space and room to relax. We encourage visits to our web site to see accurate photos of all of our rooms and guest areas.

Regarding the grounds, there are two peaceful decks, one with rockers, one with reclining lounge chairs, ideal for reading or sunning. Our rolling lawns with views of the adjacent golf course offer chaises in both sunny and shady spots. Our formal garden is under renovation, but it’s the only part of our extensive grounds that is not available right now, and we alert each guest to this on arrival.

Coffee, tea and fresh-baked cookies, brownies or mini-muffins are available throughout the day. Lemonade is available seasonally by request. We do not offer Lindt truffles in our rooms in summer because their high butterfat content causes them to melt easily. We provide Riesen or other hard candies instead.

We apologize if this guest found the humorous reference to one of our favorite restaurants uncomfortable. It was one of many playful remarks in a very lively, good-humored after-breakfast conversation about Portland’s wonderful restaurants and activities. We regret that this guest didn’t enjoy the conversation as much as our other guests did.

What’s truly unfortunate is that this guest missed the opportunity to meet and talk with both of us. In a hectic breakfast setting, it’s not always easy to engage at length with each guest, but we certainly try. Breakfast, and the opportunity to chat with the group and offer suggestions for the day, is one of our favorite parts of the day!

As always, it’s far easier to address a concern if it’s brought to our attention during, rather than after, a guest’s stay. We regret that this guest didn’t take the time to speak with us during her stay. We would have resolved the issues promptly and to her satisfaction.

Lovely room and location. All great aside an initial scary moment (We arrived an hour early and the reaction was a bit theatrical; like we'd just fouled the carpet). Really cannot fault anything. Very helpful in terms of orientation to the town. The 3 course breakfast was simply way beyond our expectations; truly sumptuous. Will recommend and will come again. We even promise to show up at a reasonable hour next time!

The inkeepers (Jay and Linda) welcomed us with excitement when we arrived late at night giving us information about the area (including a map of the area with highlighted spots that they recommended) and about breakfast in the morning. Jay was available all day long for questions and even went as far as scheduling activities for us so we wouldn't have to call around ourselves.

The gourmet breakfasts in the mornings were absolutely delicious. They were very careful to plan out menus and have something different for us each day. On the morning we left they even packed a breakfast to go for us.

The rooms were extremely clean and well-kept complete with fresh wine glasses and water everyday and bedwarmers under the sheets for the cold winter night.

Location is great being in walking distance from all the fun in Kennebunkport and it is only a short drive from great beaches, lighthouses and Portland.

We highly recommend staying at the 1802 House. You will not be disappointed.

The 1802 House is the absolute best place for a getaway! The cozy house is so elegant and the innkeepers are simply wonderful! My husband and I spent our honeymoon at the 1802 House in July of 2008 and knew after our first night there we would come back as often as we could! This past weekend (January 9, 2010) we were able to go back to the 1802 House and once again it was superb! The town and house were still decorated with holiday cheer, the Sebago Suite was simply beautiful, and the three course breakfasts were outstanding to say the least. Our stay would not have been the same without the exceptional hospitality of Jay and Linda, the innkeepers! Their attention to detail and genuine kindness made our trip truly memorable! Thank you so much!

I'm a mid westerner, originally from New England. On a recent business trip to Maine, I stayed at the 1802 House. I’m a big fan of B&Bs and I’ve stayed in a few here and in Europe, but nothing matched the comfort & hospitality provided by Jay and Linda, except maybe those long-ago visits to my Grandma’s, except the food at the 1802 house is better.

From the moment Jay greeted me at the door, showed me to my incredibly luxurious room, got me last minute reservations at a wonderful restaurant, to the incredible multi-course gourmet breakfast, I was pampered.

Reluctantly back on the road, I felt like I’d uncovered a cozy hidden gem tucked away on the coast of Maine, and spent time with really close friends. I can’t wait to come back with my wife for a visit.
