The location which is on the beach road allows you walkable access to 2 beautiful beaches. The feel of a bed and breakfast but bigger, more modern and allows more privacy. The staff are eager to help. The room was beyond our expectation with spectacular views, clean and decorated beautifully. This is our 3rd stay here for special occasions and consistently has exceededour expectations each time. We can't wait to go back.

I was so disappointed when I opened the door to my room and saw the condition of the rug which had stains all over and a cheap rug from Target to cover the worst stain in the middle. The chairs in the room were old and stained, and the window coverings all have water marks. You can barely turn around in the bathroom and the shower had long black hairs leftover from the last guest. I don't have a problem paying a premium rate for a room, but this room did not meet my expectations. The continental breakfast consisted of cold quiche that was more like a custard pie, and stale croissants and muffins. We asked the staff about booking various activities around Kennebunkport and they were clueless. We called down to the front desk at 11AM and no one answered the phone. The girls were either surfing the internet or checking their text messages everytime we walked by the front desk. Very poorly run place. Suprising for a sister propery of Relais and Chateux. Will never stay there again.

Room Tip: Don't stay at The Beach House or ask for a very reduced rate.

the staff meets any need, the front porch rocking chairs provide wonderful morning coffee and evening wine atmosphere, bikes are available, breakfast is wonderful. We took 11 and 7 year old boys. There is not a great deal of "running around" room but it is absolutely family-friendly.

Stayed here for two nights and it is very pleasant and comfortable. The fact that they decided to renovate the front porch at the peak of tourist season is a little disappointing as we were looking forward to sitting out there in the evening but it was all dismantled and closed off. Besides that, its a recommendation from us that this is a very nice place to stay. A little more attention could be paid to the upkeep. The ceiling tiles in our bathroom had water damage and needed replacement. Its those little things that makes a place just okay or great.

Lovely, friendly bed and breakfast inn right across the street from the ocean. Very clean. Wonderful free continental breakfasts.
No bar. Could be more games available for rainy days. Only negatives were a noisy air conditioner and curtains that did not fit nor did they block out morning sunlight.
