I'd give this Inn a 4.5 or 5 for its outdoor space, its friendly staff and service and location right on the water. But the rooms, judging by the one we had, are lacking, a 3 or less at best. It's an old fishing camp from the 1940s and they modernized as best they could, but the rooms are small, a bit musty smelling, with tiny bathrooms and no space to leave any toiletries or even really unpack. We had a king facing the water, but no screened-in porch, so the room (#3) felt claustrophobic. As we were only there one night, it didn't matter, but I wouldn't have wanted to be in that room any length of time. I will say the bed was comfortable, though. The room had a tiny kitchenette, and since I can't really imagine anyone cooking meals there, they'd be better off turning that space into a bigger bathroom. All that said, the grounds are wonderful, with a sandy beach, various sitting areas, docks, hammocks for lounging and reading, adirondack chairs all around and a lovely little pool in the middle. There are kayaks, canoes and paddle boats available for use, along with bikes. They offer wine in the early evening, light a fire for marshmallows when it gets dark and do a reasonable breakfast, with coffee, juice, yogurt, cereals, limited fruit and bread for toasting.
