We have stayed both at this hotel and the Dow Villa. While the Dow Villa has a pool (nice option for families), we would stay at the Timberline as our first choice. The hotel is 1/2 block from busy Rte 395, which keeps it quiet. You can walk to restaurants, the film museum and the stores on Main Street. There is no fitness room, but there are some great low-traffic roads behind the motel for running. The A/C works well, and the rooms are comfy. There is no breakfast available at the hotel, so you should expect to have breakfast at one of the expensive and slow restaurants in town (or McDonalds).
Here's the one issue that we had: When we climbed into bed after a long day of hiking, we noticed a few small red spots on the well-worn sheets. I don't know if the spots were blood or something else. We were tired and it was late, so we decided not to mention it to the staff until we checked out. When we checked out, we showed the red spots to the owners so they could either clean or throw out the well-worn sheets. However, the owner accused us of ruining her sheets, which wasn't true and rude. We were not asking for any compensation or discounts; we were trying to help out the hotel owners and future guests.
We never received a response to our reservation emails to the hotel, and you cannot reserve on-line. This place is old school- pick up the phone and call.
