My wife and I have stayed here several times. We keep coming back for the people, the price, and the location. This hostel provides the basics for about 10USD per person per day. Isaac, Elsa, and Mari are great hosts. The rooms do not have AC but the lake has a pleasant temperature. Every room has a hammock outside the door, and chairs in the two outdoor patios. There is a small kitchen available to use if you want to cook. The hostel is not far from the main drag but far enough to miss out on the noise of San Pedro. There are plenty of places to eat or have a drink within walking distance. WiFi is included

Room tip: I liked the ground floor (the lazy option). The upper levels have the view of the lake

The hotel has an abundance of hammocks for use that are all in great condition as well as spacey rooms and private bathrooms. The staff is very friendly and the hotel is in a great location only a few blocks from the main drag and boat dock but far enough that you are not kept awake all night.

Stayed at Tepepul Kaan for 3 weeks while studying at Celas Maya language school. The hotel has a link with the language school so if you are studying you get 3 meals a day included in the price of your stay, which works out at a really good value. The hotel is lovely, the bedrooms quite basic but clean and comfortable, with great views of the lake from the terrace on the top floor. Owners Elsa and Isaac and their daughter Mari were really friendly and couldn't have been more helpful, the food was great and we were taught to cook a few typical Guatemalan dishes! The hotel is a few minutes walk from the main strip, meaning you can walk down there in no time but you're far enough away from the noisier bars to get a good night's sleep. Would recommend to anyone, especially those studying at the language school who don't like the idea of a homestay.

We stayed there one night, the owner is friendly and helpful, and runs a very Decent option in San Pedro. Rooms are comfortable, clean, water is hot alright and the price beats it all. Only the city was quite a disappointment and we left te next day to charming San Marcos.

I stayed at this hotel for 3 weeks while I was doing Spanish school. They had all the amenities you need and the owners are extremely nice, understand a bit of English, and if you know a bit of Spanish they are happy to speak it slow for you. Great view from the roof and hammocks outside every room. All at a similar price as a hostel.
