25% of the price you pay for the guesthouse goes to schooling local children, which you have to take in consideration. If you don't travel for a long time it is nice to give a little bit to charity without having to give up your precious holiday time for volunteering.

The guesthouse is located a 5 min walk from the touristy street, so convenient and a little less busy. The rooms are pretty small but are nicely painted. Outside of your room you have a balcony with some hammocks. The roof of the guesthouse has a small kitchen, some chairs and a hammock and a great view of the lake. Wifi is very good in comparison with other places in Guatemala. The bathroom is pretty narrow, but clean. The water pressure of the shower was just adequete. At night there is a lot of noise until 11pm, firecrackers, tuk tuks, music, dogs etc... But it will be like that all over the center of San pedro.

The price was accurate. 140 quetzales for a double breakfast available but not included. Laundry was 10 Quetzales per Kilo, very reasonable.

The people that work here are very friendly and helpfull, but speak little English. The cat is very cute and friendly.

Elsa and Isaac are hard-working locals running a very clean, pretty property one block up from the loud, partying tourist scene right on the busy lake. With 24-hour security this husband and wife team seem to never stop working and the property reflects the pride they take in it. The rates are excellent, the rooms spotless and painted in a cheery, bright pink and guests have access to a little kitchen and affordable water and, if needed, food and a refrigerator.

The hotel offers its own in-house Spanish school and, because Elsa and Isaac are locals, they can assist any guest who wishes to spend their tourism dollars with Guatemalans.

Yes, the water is lukewarm and its location is in a Guatemalan neighbourhood: you are going to get the same, plus the noise of more industry and a lot of partying tourists closer to the lake without the panoramic view of the surrounding pueblos and volcanos from “T-Ka-a.”

This is a great hotel in San Pedro and the owners are honest, hard-working people.

Showed up late at night after a shady experience at another hotel in San Pedro and the the guy, after questioning our antics, allowed us a room. he wouldn't unlock the gate to allow us onto the property until he was sure that we were safe and only intended to have a double occupancy for only two people. That he knows not to trust just anybody onto the property, guarded by lock and key, made me feel incredibly safe. you'll need a passport number to check in. fresh towels and whole roll of toilet paper provided upon arrival. the room was perfectly clean and we slept like rocks.

five stars. $9/night. i'll never stay anywhere else in san pedro.

25% of the amount payed goes to sponsor community's children's education - which is already splendid!
The owners are the best and will help u with anything u need.
Great view to the lake, comfy kitchen, nice hammocks, very clean and tidy, incredible service!

I am so glad we found this place in San Pedro; so many of the other hotels looked either really run down or very noisy party hostels. This place is just up the street from the main bars etc, so it is much quieter. It is also really good value with basic but clean private rooms with private bathrooms. The gardens are pretty and the roof terrace has nice views.
We were on a 2 month trip of Central America and didn't want to spend a huge amount of money, so this was a great option for us as a couple, especially as we didn't really fancy getting involved with the party scene in San Pedro.
It was a great base for exploring the Lake Atitlan area, as San Pedro is a lot less expensive than other smaller towns such as San Marcos, plus there are loads of activities, places to eat and easy transport options here.
The hotel is run by a very friendly couple, who donate a portion of the hotel earnings to a local school. Elsa the owner is really lovely, and made us really yummy breakfast pancakes a few mornings.
We also met some really nice other guests in this hotel, as I think it attracts a more grown up independent traveller type.
A great find in San Pedro.

Room Tip: Some of the rooms have hammocks outside so ask for one of those. Also the rooms at the front have better views of the lake. There is one room on the second floor that has a little extra terrace with table out the front.
