I'll try and be as fair as I can with this review, as this hotel has both good points and bad points. My first impression of the hotel was terrible but then improved a lot and I ended up staying four nights. This hotel was nearly impossible to find so you'll need to carry the hotel phone number on you so the rickshaw or taxi driveer can phone for directions when they get lost. The hotel is situated on a street that can only be described as looking like a slum and the hotel looks very dodgy from the outside. When I arrived I was almost ready to tell the rickshaw driver to turn back. I had already booked my room on makemytrip.com though so I went inside. I was first shown a room in the basement which was so humid and musty that there was mould growing on one of the walls. The management said this was due to the monsoon. Also there was no wifi in the room due to it being the basement (contrary to what was promised when I booked). When I asked to be moved to another room, the manager immediately agreed and seemed to understand that the first room was uninhabitable. The second room I was shown on the ground floor was very small, with only just enough space to manouver around the double bed. However, the room was very clean, nicely decorated, flat screen cable TV, good wifi signal, air conditioning, towels, toiletries, 24 hour hot water, so I stayed.
The slummy street the hotel is on turned out not to be unsafe, as I originally had feared, as there were always people around, and often children playing etc. but it was still dirty and unpleasant.
The location is very far away from the centre of Mumbai and most of the action (Fort, Churchgate, Colaba) and takes an age to get there. First you need to get a rickshaw to Andheri train station for about 60 rupees, then take the trainline south, which requires standing in a very long queue to get the ticket then being crushed in the most packed train you have ever been on in your life. Not a pleasant experience. Alternatively, you can take the 22 bus from nearby the hotel, but it takes 2 or more hours to reach downtown. It is not so far away from Juhu beach or Bandra though, which both have good nightlife so going out there is possible and you can get a rickshaw home from 100-150 rupees.
Coming back after a night out in Fort, I ended up getting a taxi, which cost 500 rupees.
So why did I stay four nights? Basically because I didn't find anything better for the price. All the budget hotels I looked at downtown were either bedbug infested pits or really expensive for what you get. In the end I decided that even including paying 500 rupees for a taxi back at the end of the night my hotel worked out cheaper than the equivalent downtown. Even though the room was tiny, it had all the facilities I could want at a good price for Mumbai.

Far away location from the centre (but maybe good for airport)
Would I return? If I don't find anything better, then I would return here. I would keep this hotel as my back up plan if I can't find a more central hotel that is not either a dump or at an astronomical price. All in all, Mumbai accommodation is very expensive, so this is a good value for money budget hotel (as long as you dont end up in the basement) jus a bit too far away.
