Not far from the pier. My room was nice and comfortable. TV, air-con and hot water was in working condition. Didn't have to carry my heavy bags (diving equipment) that far cos the hotel is quite near the jetty, phew!

By far the mosy expensive hotel I stayed in over a month of travelling comming at at about £70 a night (high season). It is however right in the centre of everything. 5 mins walk from the beach and night life. Comming by boat you can see the hotel from the pier and you can be in your hotel within 5 minutes of docking so it is very convenient but this is reflected in the cost. The room I stayed in had a view of metal roofs and back allys, not what I was expecting. Staff would not move us and made no attempt to help in this matter. Guests were comming in and out every day they could have moved us to a different room over a 3 night stay but on this matter they would not budge (poor customer service). Breakfast was excellent. They have their own pool but as the beach is 5 mins away I never really made use of it. If I ever went back to Phi Phi I would try to get somewhere else at half the cost as this place is overpriced for what they offer.

We stayed here last week in room 402, July 12th-18th 2012. The location is great, just a hop from the pier where you arrive.The room was cleaned, to a high standard, every day. The breakfast was quite good. The staff weren't amazing- we would expect them to recognise after we'd been staying for four days!The view was stunning. However, if you are looking for relaxation and you are not going to get up at 8am every day, this is not the hotel for you. The corridors are very noisy due to flimsy doors that slam very loudly and the abundance of children running up and down corridors made lie-ins impossible.If you need a base, and not a lie-in, great place to stay. If you want relaxation, head towards long beach or the Banyan.

2nd time stayed at this hotel. Well positioned right near the pier - but a normal structured hotel (large brick structure). If you are looking for a rustic island style hotel with palm trees around, this is not for you. Having said that, the sea front rooms offer amazing views and the extra charge is well worth it for their size and views. If you are looking for a clean, well poitioned hotel as a base and enjoy a fairly spacious room - this hotel is well worth considering. For those worried about tsunami's - this hotel is a evacuation point and build to stand what the sea can throw at it (hopefully).

Breakfast is pretty normal, but sufficient and the pool small, but more than enough to cool off in and soak up some sun. A possible negative of this hotel, although 5 floors, has no lift - so the stairs can be a problem for some!

Reception have received some scathing reports in some reviews, but we found them great and helpful, the only person who was forceful at times was security, especially ensuring non-hotel residents kept clear of the pool area, even if with guests - but that is their job, so no complaints!

If looking for more of an island feel hotel Phi Phi Banyan Villa is a good option (about 150 metres further down) which we have also used before. Slightly more expensive, but if planning to lounge at the pool area for extended periods - well worth consideration.

Just one bit of advise, the doors are not self locking like in most hotels, so ensure you lock your door behind you! Our group used 10 rooms in total and all were more than happy with the booking choice.

This is not a 5 star hotel, but nore is the price! - I rate it as very good value for the price and would definately consider using it gain as a base on Phi Phi Island again.

My wife and I stayed here while visiting Phi Phi (July 2012)
Positives:
Centrally located
Good free breakfast
Safe in room
Clean room
Our room had a beautiful view of the beach. Pay extra for a view if you can spare the Baht.

Negatives
No free WiFi, they said it was 100Baht per hour.
No laundry. Just walk across the street and find a laundry spot.
Check in is 2:00pm and strictly enforced, be prepared to wait if you arrive early.
We thought it was a bit tacky that they had signs up everywhere with the cost/fine for things such as (missing hair dryer, not returning a beach towel, lossing the room key (3000Baht), bringing in a guest to the hotel after 10pm, showering or rinsing off your feet in the main lobby bathroom).
Be prepared to wait a few minutes for them to check your room before you can check out.
For those with limited mobility - no elevator.
