We had booked 2 cottages for 2 nights stay at Utopia. When my husband booked this place, I was still sceptical about the place. However, eventually, I was proved wrong and this place turned out to be one of our best stays.
Owners of the property, Uttara and Advait Naik are the most wonderful hosts and is their perfect reflection. Our experience was pleasant right from the booking. Uttara responded to all our enquiries very promptly. On the day of our arrival, Uttara sent a detailed message with the directions and instructions which were very useful given that there is hardly any road once you cross Sula. While Utopia is just a short distance after Sula and the road till Sula is good, you can easily miss the right turn after Yorks.
Property is very well maintained, and cottages are very meticulously and thoughtfully furnished. Cottages are as comfortable and luxurious as any premium resort. The property is pristine overlooking a beautiful lake and is surrounded by farms. It’s a good place for bird watching and clicking nature pictures. It’s proximity to Sula is an added advantage while remoteness of the place maintains its serenity.
Breakfast and evening tea is served at the resort. Breakfast is the highlight of this place. Uttara serves freshly prepared yummy and healthy breakfast every morning with special ingredient of love. When we were visiting, Uttara was unwell. However, she was so caring about all our needs n was personally ensuring that we enjoy the breakfast and our stay. Lunch and Dinner is not served at the resort. But, there are a few good options around the place and food can be delivered to the resort.
There is no Wifi or television at the resort. For us, it was a welcome break where we completely soaked ourselves in the beautiful nature.
This place is ideal for people who love nature living and would appreciate the efforts of Uttara and Advait who strive to provide all the comforts to their guests in this remote place.

As a person who prefers quiet, family-run, non-formal places run by humble, simple folk, Utopia was a perfect choice. Flanked by hills, farms, and a lake, all you can hear are the windchimes and birds. There's an impeccably maintained lawn and rose bushes and the spotless rooms smell of fresh flowers too. To top it all, it's really close to Sula and York wineries, and you get complimentary vouchers for wine ta is that despite the rustic feel of the place, sting. As mentioned in almost every other review, the hosts (Uttara and Adwait) are really great to talk to and take every care to ensure you are comfortable. They stay a little away from the farmstay, but come in the morning with breakfast from their home. The food is excellent with enough choices and endless cups of tea. At night, they set up a bonfire for you, where we sat and chatted with another family. It was perhaps the best time we had there.
Another plus for me is that despite the rustic feel of the place, it has all the amenities one would want from a hotel -- a comfortable bed, clean towels, AC (for when you need it), and body wash and hand wash in the bathroom. They also provide a kettle, all that you need to make tea/coffee, and snacks. We were a family of 4 adults and a baby on a 2-night holiday; the rooms cost us 6000 per room per night for Sunday and 5000 for Monday.

Suggestions for improvement: It would've been great if the doors could be locked better and were easier to handle. They were wobbly and make a lot of noise when you open/shut them, and because it is a silent place, this woke up my baby several times when someone tried to come in or go out. Another request would be to also include a tiny tube of toothpaste in the bathroom; it would cost nothing but would be very convenient for a traveler.

That's that; in conclusion, Utopia is everything you would expect from a getaway. It's kind of place you go to and wished you owned it and could come back to every weekend.

A small retreat in the midst of nature, comfortable cottages, the sound of birds chirping, scenic views all around, the smell of tilled earth and I could go on....

What made the stay special was that the hosts, Uttara & Adwait, took the effort to spend time with us, catering to any special food requirements, recommending places of visit and also taking us for a trek to the Gangapur dam, where we saw the most beautiful sunset.

My boys were never bored for a moment. No TV or Wifi, but they were out playing all day till they retired for the night.
The best place to go if you want quality time with your family.

Utopia Farmstay is a hidden gem of a place. It is a place full of scenic beauty with mountains on one side and the lake on the other. Catching a view of the sunrise or sunset from the beautiful lush green lawn is something to behold. Also, any place is as good as the hosts. In this respect, Adwait, Uttara and Sanskruti are the best hosts one could ask for - absolutely generous with their time, always handy with tips on the nearby places and the home made food made by Uttara is absolutely lip smacking and delicious. Utopia Farmstay is highly recommended to anyone who wants a break from the busy and tiring city life and wants to decompress. The seclusion and the peace at Utopia are certainly worth looking forward to. My wife and I had a wonderful time and we can't wait to get back! Cheers to Adwait, Uttara and Sanskruti!

Serene peaceful joyous that’s what the place and food they serve is all about. No TV. A big positive.
The place is so good and so calming I barely spend 4 hours in the room in all of the 24 hours I stayed there.

The host / owner couple is one chilled couple. Amazing home cooked food with easy laid back charm. That’s what this place is all about. Room and bathroom have all the modern amenities one seeks. Yet outside best the nature is where we truly discover our stature.

I recommend a visit and a stay. Don’t miss it. Worth every rupee and every minute spend.
